They last sat with us for episode 13 and gave us one asset class that we never thought we’d get into: Wholesaling. These guys have SKYROCKETED our business by giving us the secrets to creating the best wholesaling business. Seriously. We almost doubled our income last year by getting over our static mindset and opening ourselves to Wholesaling. Cowper and Simmons run a SEVEN-FIGURE Wholesaling and Flipping business in Michigan and they are our Mentors and our friends. Don’t you wish you could have friends that give you a roadmap to a seven-figure business? Well… listen in…. IF A STRANGER COMES UP TO YOU AND ASKS, “WHAT DO YOU DO? WHAT DO YOU TELL THEM? Mike S - “That’s a funny question actually… I had this conversation with my wife a lot. Because my wife, when I started in the business, she was my business partner and we flipped houses. I wan’t a wholesaler back then. So she gets the business, she understands it. So when someone will say to her, “What does your husband do for a living?” She’ll go, “He’s a Wholesaler.” and they’ll be like “What?” And she’ll say: “He gets houses under contract and then he assigns the contract…” And I’m always like… “Don’t… just don’t… Nobody gets it. No one understands all that. Just tell them I flip houses and move on…” When people ask me, who I have a little… I tell them we are wholesaling in really a traditional sense. If you wholesale anything its kind of the same concept: You buy something at a certain price and you sell it at a higher price…” Mike C - “I keep it extremely simple. I am a Real Estate Investor…” For many entrepreneurs this is a highly involved question. Cowper and Simmons not only have a SEVEN-FIGURE Wholesaling and Flipping business they are also Top Mentors with Justin William’s House Flipping HQ. They have separate rental portfolios. Simmons has 17 SFH with his 18th about to close and Cowper has a total of 7 SFH and is a part of a syndication of a 40 unit apartment that he invested in in 2017. Simmons has his own Podcast and educational platform. ON DIVERSIFICATION: Mike S - “Multiple streams of income. I don’t think any one should have all their revenue tied to one thing… so that if that thing goes away… I want the security. It’s the same reason why I like buying SFH as opposed to Apartment buildings or why I put my SFH, the ones I buy, are in different cities. I just don’t want any one thing to be able to submarine my families income.” Mike C - “The reason I do it: Passive Income. Right? I work and Mike works and our team works extremely hard in our business. And we’re trying to build it to a point were we can step back and allow it to run itself. But at the same time there’s not a better proven model to became wealthy in America than through Real Estate. And buying a house that kicks off 100, 2, 3, 400 bucks a month, consistently over time, is the most tried and true way of doing that…” BOOK RECOMMENDATION: “TRACTION” Mike C - Traction is almost a how to manual on how to run an effective and efficient business… It holds you accountable to a few different things… LISTEN IN FOR MORE ON THIS BUSINESS CHANGING BOOK!!! I’m good… I don’t ever need more than that.” But it’s funny when you get to a point that you maybe couldn’t see that far awhile back… but not you can see further. So, for us, even though we might be doing 15 deals a month we just want to grow much bigger than that…. ONE ACTIONABLE STEP Mike C - If they are new and starting today, I would go on any social media… Bigger Pockets, Facebook, whatever… and find everybody in their local area and send a message to every single one of them and take them out to coffee. That is literally how I met Mike (Simmons). I reached out to a ton of people and and just happen to catch him is a spot where he was looking for somebody and (that relationship) turned into this business. Mike S - I think the biggest mistake that investors make… they take too long to start making offers. … Start making offers. It doesn't have to be perfect. If it’s not the best offer in the world you can get out when you dive deeper. Ep 104: From Serving in the Navy to Becoming a 7-FIgure Entrepreneur with Bill Allen

He moved 13 times in his 15 years of service (BILL - THANK YOU FOR YOUR SERVICE!!!) Bill got his start in real estate as an accidental landlord in 2007 when he went on deployment and rented out his condo in San Diego. That continued in 2011 when he had to lead his primary That continued in 2011 when he had to leave his primary residence in Pensacola, FL and move overseas for the military. When he got back to the US, he was getting married and wanted to figure out a way to fully retire in his early 40’s. Bill started buying rental houses and quickly realized that he was running out of money to build enough passive income to fully retire on. That’s when he turned to house flipping to build the capital required to buy more rentals. Bill started a company called Blackjack Real Estate, LLC in 2015 and he enjoyed flipping houses so much that he has continued to use that strategy for the last three years in Pensacola, FL. In 2016, Bill committed to a large marketing plan and shifted to a wholesaling and flipping business. In 2016, he flipped 13 houses and wholesaled 54 others while having a demanding full time job. In April of 2017 he left active duty to pursue investing full time. Also in 2017, the company expanded into the Chattanooga,TN market did 170 deals and seven figures. Congrats on all your success Bill! IF SOMEONE ASKS YOU “WHAT DO YOU DO? WHAT IS YOUR ANSWER: “I day trade real estate from my house… that usually gets the conversation going because it makes them take a step back and say “What?” I used to struggle with that question...” MORNING ROUTINE: “The night before, when I leave the office, I write down my three biggest things I need to complete tomorrow and I check those off by 7AM. My son gets up at 7, I get him ready for school… we hang out as a family until 8 and then I take him to school… and then I like to go to the gym until about 930… and I usually start my day at around 930 or 10.” THIS IS GOLD… THIS IS WHAT FREEDOM LOOKS LIKE!!!! Because Bill set up the systems to basically run his business on auto pilot he can spend his mornings with his sons and wife … he can create the life he wants! MEMORABLE EXPERIENCE: “I saw my mentors… I remember the first few mastermind meetings that I went to… and they were sitting there without their computer open, with no phone, with their attention fully focused on us. Thats what they were doing. I was shocked at that. I was taking phone calls… everyone else in the room had their computers open responding to email … trying to listen but they were all in their companies… running their companies. And these other guys were sitting at the back of the room just paying attention to us. Just giving to us. I thought I would never get there… That was really eye-opening for me. And this “E-Myth” mentality… of how the company runs and building something and all these ideas of how you can work ON your business and not IN it… AND the fact that these were just normal guys and even though they run million dollar companies and they’re not any different from you or me or anybody listening…” Bill is now one of those “regular guys” giving back to other investors. His company made over 1 Million last year. Bill is now a Mentor in House Flipping HQ with Justin Williams. He has helped dozens of beginning investors start their business right. Ep 103: Building The Machine with the Queen of Systems Beka Shea

Beka was on episode 22, she is in Chester county PA and just KILLING IT with flips and wholesales. When we first interview Beka, she had an awesome system and since then she has taken that system and put it on steroids! BEFORE AND NOW: “I have been investing for four years and really at the beginning of this year I started drinking the wholesaling koolaid as a means to an end because, I wanted to rehab, wanted two properties every month, I needed to find those deals, I was having a hard time finding them, so I started marketing, and then we just kind of just got a rhythm. The first half this year was spent marketing, like learning marketing, the different channels if marketing. And you guys know, but for the listeners, I am super data driven, and if there is spreadsheet that can be built I will build it. I am always finding that urge to not over analyze. So, the first six months of this year were like, we started with two people, a lead manager, who is going on appointments, and my project manager who is helping on rehabs. Then we had an admin person helping on the back end, and then we brought on an acquisition person, they weren't the right fit, we let them go. And it wasn't until the end of the summer that my team really came together. And the marketing, I feel like I crack the marketing nut a little bit, and we wasted a whole lot of money over the first half of the year. So we will do probably a half of our profit in the last three months of this year for this year. I looked it up and we were at 100... we were close to 175K the last four weeks. And we have like a150K, to a 170K lined up for January. It took us like 8 to 10 months to really build the machine, get the right people on the team, get the trained up, figure out how to manage people on my end, and now it just feels like, because we have a team meeting once a week, and I love our team meetings. I am like, I don't know, there is just this energy, and everybody is happy, and everybody is doing their thing, and it's awesome.” KEY PROPONENT TO GROWTH: “Building one piece at a time.” ON COMPANY CULTURE: “I think it really trickles down for me. It’s important to me that we did be honest, and it's important to me that the seller is really do benefit…” ADVICE FOR THE NEW INVESTOR: “I think the very first thing I would do is pick one avenue in real estate and become an expert at it. I think it's too easy to get distracted by like nineteen channels. And once you build a foundation... I think we have talked about those before, right. Once you build the foundation in one area, it's much easier... And you know what happens is as you are building foundation in one area, you are still like osmosis learning about the other areas. So, I'd say pick one area, learn everything you can learn about it and then redo it.” AND: “Assume that for eight months after you have seriously started you are not going to make any money.” WORDS TO LIVE BY: “Do the basics well, I mean that’s my mantra, do the basic well. Ep 101: BOOM! Saying no to good to say YES to GREAT with Justin and Tara Williams

Today we have the honor of having Justin Williams back on our show. Joining him is his amazing wife, partner and Super Woman, Tara Williams. Justin and Tara are the creators of House Flipping HQs, six-figure flipping, seven-figure flipping, and now eight-figure flipping, which Justin actually first teased on our show many moons ago on episode 9. And Tara is also a very highly sought after personal coach. GETTING STARTED: Tara: "Well, we got married and I was a third grade teacher. And I was like, “Okay, I’d graduate in college. It was going to be my career. I’ll probably have some kids and then I’ll probably work at some point.” And my 25k cap was like, it was cap, it was a great job and I enjoyed it. And then Justin comes into my world. And it was like we can be good in anything. “You’re at service Tara.” “Well, service is good. That’s a good theme.” And he’s got these big ideas and he wants to start businesses, that we’re going to make million dollars in the first summer and I was just like, “Okay, sounds awesome.” Justin: I was in college at the time. I never started business. My parents weren’t entrepreneur or anything, so it wasn’t like I really knew what I was doing. Other people have done it. Think about that. Tara: Yeah. And so, I was like, “Okay.” He’s always running numbers. He’s always like, “Okay, maybe these are the dish sales, these are my people and these are my offices. “That’s a million dollars Tara!” I’m like, “You’re right. That totally is a million dollars.” And so, we started that business. Justin: It was just a satellite dish, by the way. Tara: And it went pretty low when you’re in a rut, a school of hard knocks. We made a lot of mistakes, we did a lot of good things. And then, but the goal of that, we had learned or thought we knew, that a lot of wealth is created through real estate. And so, after what? A couple of years in that business? Justin: Yeah, after having lost a lot of money and getting a lot of debt, we worked our way out of that. We got into real estate." Justin and Tara's real estate journey started when they found the masterminds and mentors and partners to help them to achieve their goals!!! HAVE YOU ALWAYS BEEN THAT COUPLE WHO HAS THE SAME MINDSET?: Justin: "Have we always been that couple?" Tara: "No. He’s always been that single. My response always at the beginning was, “Whoa, whoa, whoa. Ahaha. Ohhhh. Haahhh. Freak out, this is scary. This is crazy.” “Don’t say that. Don’t talk that.” “Uhuh, we can’t be that!” When we got married, he would come to our family parties and he would actually say what he was thinking, and I go, “Oh my gosh! You don’t just say what you are thinking. You don’t just do what you’re thinking.” Justin: She’s been super supportive even with all the ups and downs and my crazy shenanigans… Tara: He has a lot of ideas and he just goes for things and it’s amazing. His belief is like... He always talks me into things and he’ll be like, “Hey! Here’s what we do hon.” And my first response is usually like, “No. No.” And then he’ll talk about it for a while and I’m like, “Yeah. Oh that sounds amazing. We’ve got to do it.” And so, I’ve learned over the time, over the years, to kind of more be on the same page, more meet in the middle. I’m still usually the one who’s like, “Okay, that’s a bit too much. Let’s tone this in here.” He’s still the idea person. I’m more of the implementation to finish things through. I like to be more organized and structured and he’s like fly by the seat on one’s pants, talk to everybody. I go to a grocery store with a list and I’m going through the aisles looking through things. He usually goes to the grocery store and he’s like, “Hey! Where’s the pickles? Somebody tell me.” We navigate differently but our different personalities work well." Justin: The number one tip that I would give to couples, or even partners, or employees… we’ve worked up a lot of people. I have yet to find a person who is as awesome as me. I’m joking but I’m kind of serious, because obviously we act a certain way. We do things that we think are the best way to do things. Obviously we all think that we’re the most awesome. You can’t go around saying that because that’s not cool but what I found is, it’s so easy to focus on faults of other people. We focus especially in a spouse or a partner – their qualities – those are the things you think about, and let them know. A lot of times in a marriage or any relationship, people focus on the negative things. It’s like when you’re dating this guy you focus on the positive, and over time you focus on just the negative and those are the things that they hear, but if you really sit down and take time to think about all the amazing things that person does and you tell them, they’ll feel better, you’ll feel better, and you’ll recognize how amazing they are, because they really are, people who are amazing. You focus on those things, which just improves the entire relationship, which then improves the business." HOW DO YOU MAKE FAMILY AND BUSINESS WORK: Tara: How do we make it all work? Well, first of all, Google Calendar is my best friend besides Justin. You have to – your life will get maxed. You’re going to be maxed on the home front, you’re going to be maxed on the business front. We’re very involved in our church so we’re going to be maxed on our church spiritual front or whatever hobbies that you got. Anyone has hobbies, and want to go on dates and – Justin: We go on a date every other week… Tara: So an amazing thing happens is when you put yourself in situations where there’s more on your plate than you can handle so you get maxed. And you can either respond to it and fall apart and shrink from it or you can take the opportunity to filter your life. You have to go through it and go, “This isn’t important. This isn’t important. That’s got to go. That’s got to go,” on a daily basis. You can’t to do that, not going to get to that. I’m okay with that, I’m okay with that. This is what has to happen every day. These are the things that matter to me, these are the things that have to be worked on. So, it really is an amazing opportunity to let go of some of the things that aren’t really making you who you want to be. You have to learn to be more efficient with your time. You’ve got to learn to manage your energy more – where you have energy left to do the work and also be with your family. You got to learn to let go of a lot of emotion; it’s not working for you. If you’re way down and you’re stressed and you’re falling apart, you’re not going to have anything for your family or anything for your marriage. You have to learn to work through your emotions. It’s an incredible opportunity to go, here you are maxed, what are you going to get rid of? What are you going to let go of? If you don’t, you’re going to stay stuck where you’re at or you’re going to crash burn... It’s this process of just continually letting go of something good for something better, so that you can keep progressing. It takes lots of little random things, simple time management, lots of conversation and lots of evolving. GETTING STARTED: "My wife and I were in the corporate world for a very long time... when we first got together we were both working 80 hours a week. She was traveling three weeks a month and I was traveling two weeks a month for our jobs. And when we decided to get married we knew that that just wasn't sustainable. We both knew that we wanted to have kids ... It's not something we wanted for our family. So we just made the decision to quit our jobs, we were going to move back east to be closer to our families and we were going to figure out the next chapter of our lives. But it was going to be something that was going to gives us the flexibility to focus on our family and focus on each other and give us the freedom to do what we wanted when we wanted.
