Mark is a seasoned real estate investor, best-selling author, and founder of ThinkMultifamily. He has been in the industry for over 20 years and has invested in over 2,000 units. He started with nothing and now he runs a massive real estate empire. Want to learn how he did it? Listen in! GETTING STARTED: "I went to college to become a CPA. When I was a senior I started looking at real estate deals. Got my first accepted offer when I was 21 and my dad talked me out of it. I realized later that no matter how good the deal was it wouldn't be good enough for my dad. He wasn't even an investor but I valued his opinion. After that I started looking for properties without taking my dad with me. I always loved real estate and knew I didn't want to work in the corporate world. WHAT ADVICE CAN YOU GIVE BEGINNERS "First you need to ask yourself if you're willing to partner with other people. If your're answer is no then you will be limited to what you can do with your own personal net work. But if you're willing to partner with somebody then your possibilities are limitless. At the end of the day if you call a broker and tell them you're new and looking for properties, that's one discussion. But if you have a partner who is already in the industry then that conversation will go a lot differently. WHATS THE BIGGEST LESSON YOU'VE LEARNED "Unfortunately, be very reluctant in trusting people. Don't give people too much time to prove themselves, especially with a property management company. If they aren't doing what they should be doing, give them some room, but not too much room. At the end of the day it's not about being nice it's about running a business. When you take someone's money in it's even more important. You might have to make those hard decisions, but ultimately it's the right thing to do." Because of his experience in finance and the restaurant industry, he quickly learned that businesses need to become highly systematized. Without the proper systems in place, a business can lose money quickly. Gabe is a scientist when it comes to how he runs things and that's why we loved having him on the show! GETTING STARTED: "I started in finance. My education background is in finance and real estate finance. After getting let go from my job during the crash of 2008 I decided to do something on my own. I ended up getting into food. I owned and operated a restaurant for 3 years and sold it. After that I had time to think about what I wanted to do next. My father was in real estate and sometimes you don't realize how much of that you internalize by growing up in and around real estate. I think that was where I was heading I just took a few detours on the way." WHAT IS YOUR PROCESS "We take a systematic approach to business. My dad would take 4 or 5 deals a year, we do 4, 5, or 6 at any given time because we systematized the process. This is something I learned from the restaurant business. If you don't systematize everything you get bled dry from every imaginable angle. In real estate a 50k wholesale gets you a lot of breathing room. If you don't have a system where you are bringing in more money then you are sending out, then that's it, your done." HOW CAN PEOPLE BECOME ENTREPRENEURS "I thought a lot about this recently. After escaping the cube farm myself, I'd like to help 50 people do the same as me in the time it takes me to build my company to 50 million. If you're unhappy at your job making 50k a month. With technology today you can easily supplement your income by teaching people how to do something you already love doing. At the end of the day, you have to take action. Along with Blue Spruce, Adam runs multiple business that vary from lending hard money to producing a weekly podcast. Adam has an amazing story and shared with us valuable information about mindset, networking, and persistence. Thank you Adam! GETTING STARTED: "I got started in real estate because of my father. He owns storage units and has always had rentals. He did a lot of fix and flip but we lived there. We would move into a place, put up walls, and redo some electricity then move out and rent it. I always thought that was normal. My Dad made read a book called Rich Dad Poor Dad, which hopefully everybody's heard of. If you haven't definitely pick it up. In 2005 my start in real estate was a tax deed. So I bought it for $100 with my Dad and we sold it for 12k and I got to keep all the proceeds. That was really my start in real estate." WHAT IS YOUR MINDSET "Taking action has always been a part of me. Maybe it was my mother that instilled in my heart and brain that I could do anything I want. I believe it whole heartily. I believe that any human being out there, anybody listening, if you want to buy 10,000 units in the next ten years, there's no problem with that. Just take whatever your goal is and start to think of all of the details then work backwards. Who do I need to meet, what do I need to learn, what do I need to wear? Make all those details happen and you can achieve your goals way easier than you think. HOW ARE YOU FAILING "We fail big everyday, we have been failing big since the beginning. I know I will fail again tomorrow, and it'll be big. But the way I get through all challenges is by keeping the vision alive. We are always looking at where we will be. We go through it, over it, around it, or under it. Or you just turn around and find the path of least resistance."
