683: Why Expert Negotiators Love to Hear “No” w/Never Split the Difference’s Chris Voss
Chris Voss is an expert negotiator. After going from a street cop to the FBI and later thriving as a hostage negotiator, he wrote the world-famous book, Never Split the Difference. This book has served as a masterclass in negotiation for almost every field of work, including real estate investing. Although many of Chris’s examples come from life-or-death situations, the same rules and tactics can be applied to real estate investing. That is exactly why Chris pivoted and started coaching real estate agents to become better negotiators. But maybe you’re not an agent. Maybe you’re just trying to get your first or next deal done, working with a tough buyer/seller, and feeling like you’re making no headway. Chris has seen this time and time again. An overly aggressive buyer comes in, lowballs a seller, the seller then paints the buyer as the enemy, and the duo does a dance to the death ending in no deal done and frustrations at all-time highs. This is NOT the way to do real estate deals, and Chris has some advice that’ll help you change the way you (and your agent) get things done.Chris goes in-depth on a few concepts, such as why “no” is actually what you want to hear, how to form “calibrated questions” that get you what you want, and why you’ll need to start using “tactical empathy” if you want to close deals faster. These are some of the same tactics that co-host Rob recently used to get a multimillion-dollar property, without much money out of pocket. No matter your skill level, number of deals done, or years of experience, this advice from Chris could catapult your investing to the next level. In This Episode We Cover:Reviewing key lessons taught in Chris’s classic, Never Split the Difference Why most real estate agents will work against their clients, instead of with themUsing overcommunication to develop instant rapport with a buyer, seller, or client“Tactical empathy” and why it’s a brilliant way to keep your opponent open to offersAsking “calibrated questions” that make sellers feel safe when working with youBuilding a negotiation scarecrow and making someone else (not you) the instant, uniting enemyAnd So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterBiggerPockets Podcast 260 with ChrisThe Happiness Advantage TED TalkBooks Mentioned in the Show:The Full-Fee Agent by Chris VossNever Split the Difference by Chris VossSKILL by David GreeneConnect with Chris:Chris' WebsiteClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-683Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 682: BiggerNews November: Was The “Office Apocalypse” All Hype? w/Kevin Fagan
Office investments were supposed to be dead by now. 2020 was supposedly the great exodus, where on-site workers were freed of their commutes, small talk, and trips to the water cooler. We were sold a future where remote work was the only option, where everyone had an at-home standing desk, and nobody needed to wear pants. But, this didn't last long, as companies slowly started taking steps to get workers back into the office, making owners of the offices wealthy once again. But, with so many companies trying flexible schedules, prioritizing work from home, and renewing their video conferencing subscriptions, will office space still be the same as it was just a few years ago? On this month’s BiggerNews, we brought on Kevin Fagan, Senior Director and Head of CRE Economic Analysis at Moody’s Analytics, to give us the scoop on office investing and commercial real estate in 2022.Kevin’s team works diligently going through the data behind office investments, highlighting whether or not leases are renewed, how rents are being affected, and if office buildings are truly being abandoned. He brings some good news not only for office space investors, but for real estate investors as a whole, showing that this niche won’t be going away anytime soon. With coworking and residential conversions on the rise, office building investments could be a far smarter move than most investors would assume. In This Episode We Cover:How office space investing fared through the pandemic and how far occupancy rates fellComparing today’s office investing environment to 2008’s and the stark differences between the twoOffice occupancy forecasting and when the data predicts a full recoveryHow unemployment rates will affect office investors and whether or not employers will force workers back into the officeThe best real estate markets to invest in office space and which big metros to definitely avoidThe benefits of office investing compared to residential real estate and why this low-turnover niche is worth itAnd So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDave’s BiggerPockets ProfileDave’s InstagramInvesting in Office Buildings—A Beginner’s GuideThe Coming Collapse of Downtown Office Real EstateConnect with Kevin:Kevin's LinkedInClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-682Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 680: Why Hosts Are Backing Away from Travel Sites and Building Direct Bookings w/Mark Simpson
Most people stumble into short-term rental investing. At some point, they realize a long-term rental, mother-in-law suite, or family cabin could become a revenue-generating, passive income machine. So what do they do? They go online to all the big travel sites, upload their listing, and start hosting. After a few months or years, they buy another short-term rental, and now, they’ve got multiple properties across a few different sites. The reviews are flowing, and the revenue with it. But one day, it stops. This happened to Rob when his listing got locked—halting his revenue. Without much of a way to repair this, Rob started thinking of how he could host with autonomy and reduce the risk as his portfolio grew. Sooner or later, Rob and today’s guest, Mark Simpson, started talking. Mark, an expert in hospitality, knew that something like this would happen. It’s why Mark has been helping hosts build their own booking sites over at Boostly. As a short-term rental expert, Mark helps hosts build an income stream that can’t be paused, limited, or removed. Instead, he and his team give hosts everything they need to get more bookings, pay fewer fees, and keep guests coming back for more. And, as the short-term rental space grows at lightspeed, Mark argues that hosts should start building out these direct booking sites now before it’s too late. In This Episode We Cover:The danger of solely hosting your short-term rentals on online travel agencies How so many hosts find themselves “held hostage” by guests and travel sitesBuilding your “guest avatar” and modifying your vacation rental to fit your ideal guestGuest screening tips and how to safely rent your property on your own website Underrated upgrades to make to your short-term rental that massively boost bookings Effortlessly converting guests online travel stays and into direct bookings And So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterStop Relying On Airbnb and VRBO and Build A Business You Control4 Things You Need to Know Before Buying A Short-Term RentalBoostly’s Property Management Software ListBooks Mentioned in the Show:Short-Term Rental, Long-Term Wealth by Avery CarlThe Book Direct Playbook by Mark SimpsonConnect with Mark:Mark's WebsiteClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-680Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 679: Medium-Term Rentals: How to Get BIG Cash Flow Out of Small Properties w/Sarah Weaver and Zeona McIntyre
Medium-term rentals have seen growth like almost no other type of real estate. In the past, if you wanted high cash flow, you’d be hit with the headache of running a short-term or vacation rental. So, most investors who wanted to take the passive investing route stuck to regular, long-term rental properties. But, with interest rates higher than many of us have ever seen, most regular rental properties simply won’t cut it. Thankfully, there's a strategy that merges short and long-term rentals, with many of the combined benefits but few drawbacks. The strategy is simple: buy a house, furnish it, and rent it out for over thirty days. Surprisingly, doing so will often get you double the rent as a regular rental property without the constant turnover of short-term rentals. Don’t believe us? Maybe Sarah Weaver and Zeona McIntyre can change your mind. They’ve been doing the medium-term rental strategy for years, and it’s what’s given them the financial freedom they enjoy today!Sarah, shortly after finding out about the medium-term rental strategy, converted many of her long-term rentals into medium-term. Zeona, a former short-term rental owner, knew the high cash flow, low maintenance approach would help her live the nomadic lifestyle she loves. They detail exactly how they did it, what it takes to succeed, and how you can repeat the process in their new book, 30-Day Stay. 678: Is the Buyer’s Market Back? How to Find Deals and Steals on the MLS w/Jamil Damji
Let’s be honest. The housing market has been a pain over the past few years. Sellers wouldn’t entertain any offer that wasn’t 10% over the listing price, real estate agents wouldn’t return your calls, and you may have thought that the time to buy rental properties was over. Fortunately, the tides have turned, and the seller’s market has almost overnight become a buyer’s market. Price drops are aplenty on the MLS, real estate agents want to be your best friend, and sellers desperately need to get their homes offloaded. This creates an opportunity for you to start buying deals at a discount.Jamil Damji, America’s leading wholesaler, knows that now is the time to get properties under contract. He’s been an expert at off-market deal-finding for decades, but now, he says that on-market deals are becoming far easier to find. Combine his nationwide knowledge with David Greene’s agent expertise, and you have a masterclass on finding steals, not just deals, in today’s housing market.David and Jamil go through eight different techniques you can use to find deals, lock them in at a low price, and grow your real estate portfolio, while everyone else is too scared to act. In times like these, when fear is at an all-time high, smart investors keep their cool, continue buying based on the numbers, and walk away far richer than the average investor. Interested in doing the same? Grab your notepad and write down these eight techniques. There’s a good chance you’ll be using them soon!In This Episode We Cover:How the housing market has shifted and whether or not we’ve become a buyer’s marketOff-market vs. on-market deal-finding strategies and which makes sense in 2022/2023Using “emotional influence” to get a seller to agree to your terms as soon as possibleBuilding relationships with listing agents so they act as your ally in a dealHow to leverage “bad news” to turn frustration into motivation for a seller Tell-tale signs of a motivated seller that will quickly get a deal doneAnd So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramBiggerPockets Podcast 677BiggerPockets Podcast 667These 20 Housing Markets Are Cooling the Fastest, According to RedfinConnect with Jamil:Jamil's BiggerPockets ProfileJamil's InstagramJamil's YouTubeClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-678Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 677: How to Build an Income-Replacing, All Off-Market Rental Property Portfolio w/Taylor Wing
Financial freedom in two years? How can that be possible with high interest rates and higher home prices? If you’re looking at what’s on the MLS as the only deals around, you could be missing out on buying properties that could fast-track your journey to early retirement. Taylor Wing, unlike most investors, didn’t go the conventional route when building his rental property portfolio. But, walking the road less traveled has paid off significantly, as he has already found financial freedom in less time than it takes most investors to buy their first property!Taylor’s career trajectory was cut and dry from the start. After graduating from West Point, he entered the Army and knew exactly how rankings, raises, and benefits would work from the day he started until the day he retired. This rigidity didn’t sit well with an entrepreneurial-minded, soon-to-be investor like Taylor. After his first house hack, and a very successful BRRRR, Taylor went full-throttle on investing. Now, just two years later, he has a portfolio of over thirty rental units, a Rolodex full of private money lenders, and teams in multiple states ready to help him grow. So what sets Taylor apart from the rest? Aside from his resilience, Taylor chose to take action once he had enough information, instead of falling victim to analysis paralysis. If you follow Taylor’s advice, you too could grow a portfolio as fast as he did!In This Episode We Cover:Taking action, pushing past fear, and refusing to be stuck in analysis paralysisDirect-to-seller marketing and how to find off-market real estate dealsCreative financing strategies, the subject to method, and no money down dealsDefining your “buy box” and red flags when looking for a BRRRR or rental propertyBuilding your real estate team and the most important hire you can haveHow to create an actionable plan to reach financial freedom in only a few years And So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramJamil's BiggerPockets ProfileJamil's InstagramHear About “Reverse Flipping” with Ashley HamiltonThe 30-Something’s Guide to Financial FreedomTry Follow Up Boss to Get More Real Estate DealsBooks Mentioned in the Show:Financial Freedom with Real Estate Investing by Michael BlankTraction by Gino WickmanConnect with Taylor:Taylor's BiggerPockets ProfileTaylor's InstagramClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-677Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 676: Rob's Real Talk: What Running Short-Term Rentals at Scale REALLY Looks Like
The short-term rental game is not one to enter lightly. Regular rental property investors shudder at the constant turnover, consistent guest complaints, and far more intensive upkeep that vacation rental property owners pride themselves on. But is a week in the life of a self-managing short-term rental empire owner that bad? Well, maybe we’ll just have Rob Abasolo AKA Robuilt, YouTube’s go-to authority on vacation rental investing, answer this.Rob has had a troubling week to put it lightly. From guests somehow deadbolting themselves out of their homes to ACs being frozen solid, sending vacationers to the wrong address, and almost obliterating a $20,000 pool, many things can go wrong in the realm of short-term rentals. But, is the profit worth the pain?Dave Meyer from On The Market joins along this episode to act as Rob’s therapist/cheerleader as we go through a week’s worth of almost unbelievable events in the life of a vacation rental property owner. This episode highlights lessons learned from each mistake that you can use to build a better rental property portfolio, have a more seamless customer experience, and maybe get a little more “me and my burrito” time.In This Episode We Cover:Setting up fail-safes around your short-term rental so guests always have a way inWhy sticking to your guns isn’t always the best way to build a strong vacation destination brandSupply chain shortages and how it’s severely delaying short-term rental ownersWhy you should never fully drain a pool (unless you like paying $20,000+ in repairs!)Using speed to your advantage and making guests feel heard as soon as a problem arisesStaying in contact with your team so you can solve problems smarterAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterDave's BiggerPockets ProfileDave's InstagramThe Ultimate Guide to Short-Term Rental PropertiesHow I Perfected the Process of Self-Managing My RentalsVacation Rentals Are Popular, But Are They Profitable?Book Mentioned in the Show:Short-Term Rental, Long-Term Wealth by Avery CarlClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-676Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself?
