758: Real Estate vs. Stocks: Which Will Make YOU More Money in 2023? w/Trey Lockerbie

Real estate vs. stocks. Cash flow vs. consistent dividends. Equity vs. price-to-earnings. If you’re reading this right now, chances are that you’re more of a real estate investor than a stock picker. But maybe you’re on the wrong side. Does the passivity of stock investing beat buying properties? Or do things like depreciation, tax write-offs, and the ability to use leverage while having tangible assets take the cake when it comes to the stock vs. real estate debate? And what about investing in 2023 as the economy continues to falter? We brought on return guest, stock investing expert, and host of We Study Billionaires, Trey Lockerbie, to put him head-to-head against some of the most famous names in real estate podcasting. Rob Abasolo emcees this battle of investment strategies as Dave Meyer and Henry Washington bring in the housing heat. And while no physical jabs are thrown, Trey and our real estate investing experts put these two popular asset classes head-to-head to see which is a better bet for today’s investors. And if you’re trying to scoop up deals at a discount, we touch on whether stocks or real estate are better bets during a recession, which comes out on top, and the risks you MUST know about before investing in either asset class. So, if you’ve got some cash burning a hole in your pocket and don’t know what to do with it, we may have the exact answers you need! In This Episode We Cover:Stocks vs. real estate and which asset class has better returns over time Volatility, risk, and which types of investments could put you in the MOST danger Investing during a recession and whether or not real estate or stocks have reached their bottomInvesting in bonds and why it may be a smarter move than you think in 2023How to identify your “risk profile” so you can invest with MUCH less stress Bitcoin, farmland, and other alternative assets that our guests would invest in And So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentLender FinderBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchBPCON2023Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDavid’s YouTube ChannelWork with DavidRob's BiggerPockets ProfileRob's InstagramRob's TikTokRob's TwitterRob's YouTubeHear Dave and Henry On the “On the Market” Podcast:BiggerPocketsApple PodcastsSpotifyDave's BiggerPockets ProfileDave's InstagramHenry's BiggerPockets ProfileHenry's InstagramHenry's WebsiteBiggerPockets Podcast 646 with TreyReal Estate Vs. 757: $0 Down Deals, 3% Interest Rates, and Insane Property Purchases w/Pace Morby

When you think of creative finance, you think of Pace Morby. He didn’t invent creative finance, seller financing, or subject to investing. Instead, he perfected it, buying deals often with zero dollars down, low (or no) interest, and with terms any investor would dream of. But maybe you don’t know what creative finance is. Maybe the terms “seller financing” or “subject to” have never been mentioned to you before. As Pace describes in this episode, this industry-wide ignorance of creative finance is by design and keeps you from building wealth. To Pace, creative finance is the ultimate key to building a big rental property portfolio. But most sellers, buyers, and real estate agents don’t know about it. Describe creative finance to a regular realtor, and you’ll get laughed out of the listing. But, bring it up to a buyer, and suddenly everything changes. Don’t believe us? Pace brings up numerous examples in today’s show of how he was able to get real estate deals done that agents and realtors alike thought impossible. In this episode, you’ll get a complete intro to creative finance. Pace runs through the definitions, how each strategy works, why NOBODY talks about creative financing, and how YOU can start investing today (yes, TODAY!) with zero dollars out of your pocket and even with limited experience. Ready to start your rental portfolio? Tune in and get your copy of Pace’s new book, Wealth without Cash, today! In This Episode We Cover:How Pace Morby buys multifamily real estate for NO MONEY out of pocket Pace’s new BiggerPockets book that’ll help you get your first creative finance deal done Seller financing explained and using it when a seller won’t budge on purchase price The “subject to” strategy and how to lock in a rock-bottom mortgage rate even in 2023Underwriting a real estate deal and seller lies that can often trick an inexperienced buyerTax benefits of creative financing and how it makes a win-win for you and a buyer The risks of subject to and seller financing and how to EASILY avoid them And So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchBPCON2023Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDavid’s YouTube ChannelWork with DavidRob's BiggerPockets ProfileRob's InstagramRob's TikTokRob's TwitterRob's YouTubeBoost Your Knowledge with Pace’s Creative Financing BootcampBiggerPockets Podcast 527: 300 Doors, 100% Creative FinancingReal Estate Rookie Podcast 236: Creative Financing 101 with No Cash, Credit, or CredentialsReal Estate Rookie Podcast 280: How to Buy a Rental Property with NO Money OR CreditRob and Pace’s Recent CollabBooks Mentioned in the Show:Wealth without Cash by Pace MorbyConnect with Pace:Pace's BiggerPockets ProfilePace's InstagramPace's YouTube Click here to listen to the full episode: https://www.biggerpockets.com/blog/real-estate-757Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 756: Seeing Greene: How to “Supercharge” Your Rental Property's Cash Flow in 2023

Real estate cash flow is why most investors decide to buy rental properties. But with interest rates at decade-long highs, rents starting to stagnate, and home prices still in unaffordable territory, making cash flow, or breaking even for that matter, has become challenging. And while the “golden age” of cash flow real estate investing might be over, there are still numerous ways to bring in more passive income on properties you already own. We’re back for another Seeing Greene, where your favorite investor, broker, and “definitely not a loan expert,” David Greene, is back to answer YOUR real estate investing questions. This time around, we’ve got some serious questions about which rental properties are worth buying, how to get around zoning headaches, whether building an ADU is worth the money, and whether or not now is the right time to sell a high-equity property. David also touches on the EASIEST way to increase your cash flow in 2023 and the investing method that EVERY investor should focus on.Want to ask David a question? If so, submit your question here so David can answer it on the next episode of Seeing Greene. 755: How a Barber Went from $12 Clips to Six-Figure Cash Flow in 10 Years w/Rick Morin

Most people buy rental properties on purpose, but most people aren’t Rick Morin. Rick is what we would call an “accidental investor.” He has been able to build a home-run housing portfolio by slowly, steadily investing whenever he had the chance. The best part? In the beginning, Rick had no idea that what he was doing was real estate investing. He was stunned when he bought his first home, which ended up paying for itself entirely. Fast forward a couple of decades, and Rick is sitting pretty with $285,000/year in passive income, a $3,000,000 portfolio, and the financial freedom most Americans won’t achieve until their 60s.So how did a barber, growing up in an impoverished household, go from making $12 a haircut to pulling in over $200,000 per year in pure cash flow? It’s simple: buy right, buy consistently, and trust your gut. Rick has done flips with car-sized holes in the roof, gone over budget and timeline, and made up his own comps, but at the end of the day, all the deals he’s done have led to him holding this massive real estate portfolio. And while he’s nothing short of an investing genius, his process for evaluating and doing deals is NOT complex. You don’t need a degree, a large inheritance, or any experience to repeat Rick’s system. If you’re trying to build wealth in the background, leave a legacy for your kids, grandkids, great-grandkids, and everyone else down the line while focusing on doing what you love, tune into this episode. Rick has wealth-building advice that ANY investor can benefit from hearing. This Show Sponsored ByTake your business to the next level with Left Main: the #1 CRM for Real Estate Professionals, built on Salesforce.Go to leftmainrei.com/biggerpockets to learn more.In This Episode We Cover:Turning $12 haircuts into a $3,000,000 real estate portfolio How Rick used “house hacking” to accidentally start investing in real estate House flipping and how to use short-term profits to pay for long-term rental properties Leaving a legacy, building generational wealth, and escaping poverty Where to find off-market deals and using Facebook, friends, and clients to get DEEPLY discounted properties Short-term rental investing and the secret tip a top tourist group CEO gave Rick Why building wealth slowly will make you richer than speeding your way to financial freedom And So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchBPCON2023Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDavid’s YouTube ChannelWork with DavidRob's BiggerPockets ProfileRob's YouTubeRob's InstagramRob's TikTokRob's TwitterHouse Hacking 101: What It Is and How to Get StartedHow to Easily Find Off-Market PropertiesThe Plight of an Accidental LandlordFlipping Houses: How to Get Started and Everything You Should KnowConnect with Rick:Rick's InstagramClick here to listen to the full episode: https://www.biggerpockets.com/blog/real-estate-755Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 752: Why I Sold a Rental Property Portfolio That Took Me YEARS to Build w/Lee Yoder

Want to know how to invest in multifamily real estate WITHOUT being a multimillionaire? We aren’t talking about tackling a duplex or triplex; we’re talking about sixteen, eight, or ten-unit apartment buildings that could help you replace your W2 income. And while these deals may seem too big to take down for a rookie real estate investor, they’re much easier to get done IF you know what to do. But you’ll want to follow Lee Yoder's advice, who left his job and took a hefty pay cut to start investing in real estate. As a corporate physical therapist, Lee knew that time was passing him by. The one thing he could do to ensure a life of financial freedom and time with his growing family? Multifamily real estate investing! He made the risky decision to switch gears, leaving the corporate world and thirty percent of his income behind to make the jump. Thanks to smart saving and spending, Lee was in a position where he could dedicate large chunks of his time to flipping houses and later investing in passive-income-generating real estate. The best part about Lee’s story is that he did all of this on a middle-class income, without a ton of cash, using tools that almost every investor has available to them. If you want to know how he did it, what steps helped him skyrocket his portfolio, and how you can repeat his system, stick around! In This Episode We Cover:When to go full-time into real estate and saying goodbye to a steady paycheck House flipping and buying under-market homes at online auctions The “passive income” fallacy and why real estate investing ISN’T what you thinkLiving below your means and why spending less allows you to take bigger risks Using real estate meetups to find partners, mentors, and deals in your area The rental property “scrapyard” that most investors overlook when buying multifamilyBuying in the multifamily “sweet spot” that new investors and big syndicators won’t venture into And So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchBPCON2023Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDavid’s YouTube ChannelWork with DavidWork with AndrewAndrew's BiggerPockets ProfileTry the BRRRR Calculator on Your Next DealWhat is the BRRRR Method & How to Use it to Invest in Real EstateHow to Properly Analyze a BRRRR PropertyHear Andrew On Our Recent Episode About Asset ManagementConnect with Lee:Lee's BiggerPockets ProfileLee's LinkedInLee's FacebookLee's WebsiteClick here to listen to the full episode: https://www.biggerpockets.com/blog/real-estate-752Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 751: Why the BRRRR Method WON'T Be the Same in 2023

The BRRRR method just got served a devastating blow. With new financing rules and regulations, the “Buy, Rehab, Rent, Refinance, Repeat” strategy could be coming to a close for rookie real estate investors. This is a sensitive subject for most investing experts, as the BRRRR method was almost foolproof from 2010 to 2020. ANYBODY could find a house needing renovations, make some needed repairs, and turn it into a cash cow by refinancing out of their original loan. But now, the tide has started to turn, cash flow has been erased thanks to high mortgage rates, and finding a home for sale isn’t as easy as it always was. For investors who relied on the BRRRR method, this could be seen as the end of a wildly profitable era. But for expert investors like David Greene, Henry Washington, and Rob Abasolo this is just the beginning of a new type of BRRRR that could pay off handsomely but has much more lethal side effects. In this episode, we’ll get into exactly what the BRRRR strategy is, how investors use it to recycle their down payments, and what changes have caused it to go out of style. Our expert hosts will also describe what you MUST do to make your BRRRR investment work in 2023 and why simply buying a fixer-upper is NOT a worthwhile strategy. So stick around if you don’t want to get burnt on your next BRRRR! In This Episode We Cover:The BRRRR method explained and why it’s such a profitable rental property strategy What changed in the BRRRR method and why 2023 will be MUCH more challenging Seasoning period requirements and how long you’ll have to wait before refinancing BRRRR red flags and what to do to protect yourself from buying a bad dealThe 1% rule and whether or not it’s still worth chasing in 2023 Expert ways to get around BRRRR waiting periods and high-interest rates And So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchBPCON2023Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDavid’s YouTube ChannelWork with DavidRob's BiggerPockets ProfileRob's YouTubeRob's InstagramRob's TikTokRob's TwitterHenry's BiggerPockets ProfileHenry's InstagramTry the BRRRR Calculator on Your Next DealWhat is the BRRRR Method & How to Use it to Invest in Real EstateHow to Properly Analyze a BRRRR PropertyBooks Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneClick here to listen to the full episode: https://www.biggerpockets.com/blog/real-estate-751Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 749: From DoorDasher to $1.5 MILLION in Real Estate (All at 22 Years Old!) w/Josh Janus

Your DoorDash driver may be the world's next real estate mogul. If you ever had Josh Janus drop off food at your house, you may have been in the middle of him getting a deal done. That's right; between picking up and delivering food, Josh was cold-calling sellers, sourcing as many off-market real estate deals as possible. This type of serial side hustling led Josh to acquire $1,500,000 in real estate at age twenty-two, making $50,000 per month and building a business most entrepreneurs could only dream of.From a young age, Josh was already the king of multiple income streams. He was making duct tape wallets on the bus, flipping shoes online, and doing whatever he could to save more money. When he found BiggerPockets, he realized that real estate was the way to propel his dollars even further, allowing him to have money work for him instead of the other way around. So, Josh set out building a "hybrid wholesaling" model. He would contact off-market sellers, send their information to an agent, and get paid for his side of the deal.Once Josh got his real estate license, he started hustling even harder, selling $17,000,000 of real estate as an agent, making more in a month than many Americans make in a year. So what was Josh's quick key to success? How did he do all this in his early twenties without any experience? And how can you repeat the same system to skyrocket your wealth? Stick around; Josh will tell you how to do it too! In This Episode We Cover:The "hybrid wholesale" model Josh uses to make serious commissions on off-market dealsSide hustles, alternative income streams, and how to make more money in your free timeCold calling tips and getting your first off-market deal under contract (even with NO experience)How to use the BiggerPockets forums to get more deals, network with more investors, and build wealth Mistakes you should avoid when hunting for your own off-market real estate dealsJosh's nearly perfect BRRRR and the right way to do a deal that needs a renovation/rehabAnd So Much More!Links from the ShowFind an Investor-Friendly Real Estate AgentBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastBiggerPockets MerchBPCON2023Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDavid’s YouTube ChannelWork with DavidRob's BiggerPockets ProfileRob's YouTubeRob's InstagramRob's TikTokRob's TwitterHear Our Interview with Couch-Flipper Turned Investor, Ryan PinedaBuild Your Off-Market List with PropStreamBooks Mentioned in the Show:Long-Distance Real Estate Investing by David GreeneSCALE by David GreeneConnect with Josh:Josh's BiggerPockets ProfileJosh's InstagramClick here to listen to the full episode: https://www.biggerpockets.com/blog/real-estate-749Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself?
