AJ Harbinger is one of the world’s top relationship development experts. What started out as two graduate students conversing and laughing in a basement in Ann Arbor has turned into a top rated podcast and highly sought after coaching business. Today, AJ and his co-founders teach people from all over the world how to create, develop, and maintain top business and personal relationships. It is often said that the best learning can be found in teaching a subject – for AJ, it was in coaching others towards success, that he was able to rekindle his own confidence and passion. The love of science and the desire to understand relationships at an elemental level had stopped being separate paths and interests for AJ and now merged into a single focus. From an early age, Johnny Dzubak was driven by passion. He grew up in Greensburg, Pennsylvania, a town strongly associated with coal mining, and in a family that had been solidly blue-collar since it had come over from the Old World. Over the last 40 years, many of these towns have become economically devastated, and Greensburg was no different. Searching for an opportunity, Johnny left home at the age of 21 for Chapel Hill, North Carolina. There, Johnny worked in promotions and publicity for musicians and shows and learned the art of persuasion and influence. But boredom crept in and Johnny began to take an interest in self-development. Never one to take things lightly, he went “all in” and began reading and learning about the subject voraciously. The research into self-development, combined with this on-the-ground experience dealing with people on a daily basis, led to a gig, as Johnny took a part-time position up in DC helping a personal development company with weekend boot camps. One fateful weekend, Jordan and AJ Harbinger were visiting the program that Johnny just happened to be a part of as an instructor and as “fate” would have it, spent time that weekend becoming fast friends and discussing plans of what would become the mission of the Art of Charm. Part of what Johnny has always loved about music is the ability to create lasting art. RCRE - How DST’s Work with Paul Moore
Will Coleman and Mike Taravella Interview Paul Moore of Wellings Capital. Key Information: 1031 Exchange: A swap of one investment property for another in order to defer capital gains and appreciation recapture taxes. Pros: 1) Capital gains tax deferment 2) Higher leverage to be used on a new investment property Cons: 1) A timeline of 45 days to find a replacement property following the sale of a property. 2) Complete compliance with strict rules and regulations associated with the 1031 agreement. 3) Lack of negotiating power during acquisitions. Common 1031 Myths: You must have equal equity and debt for the next deal, following a sale. You must hold a property for two years. Delaware Statutory Trusts (DST): A syndication which satisfies the terms and conditions of a 1031 exchange. The downside of DST’s is the lack of control over the investment, the restrictions on investing in high value add assets, and the high commission and fees charged. RCRE - Building Banking Relationships
Will Coleman and Mike Taravella discuss why it's important to build banking relationships. Key Information: Bankers are not interested in short term relationships, they want to build long term relationships that span the course of at least 10-15 years. Banks want to pursue relationships in which a person or business will be making regular deposits into their bank accounts. Lending amounts are limited by the amount of money deposited into a bank's accounts. For every one dollar deposited into an account, a bank is able to lend out ten. Communicate to your banker how much money you plan on depositing into your accounts in order to build a better relationship. Discuss with your lender what kind of experience you have even if it is not real estate related. Having a highly technical job will communicate to your lender you are a competent and trustworthy borrower. RCRE - Understanding Your Personal Financial Statement
Will Coleman and Mike Taravella discuss personal financial statements. Key Information: A personal financial statement or PFS is an account of an individual’s personal assets and liabilities. Personal financial statement’s are used by lenders to evaluate whether a borrower has the net worth and liquidity to pay back a loan in the event that they were to default on their payments. A majority of lenders will require your net worth to be equal to or greater than the loan amount and for your liquidity to be enough to cover 9-12 months of debt service payments post closing. Scheduled Real Estate Owned (SREO): a list of all properties a borrower has an ownership claim in. Banks will put more emphasis on the net worth of a borrower and less emphasis on the SREO. Fannie Mae and Freddie Mac will put equal emphasis on your net worth and SREO. MNS - 200 Units at 23 with Peter Pratti
Topics Covered Include: Why Peter switched from a career in the medical field to real estate. The importance of having the right peer group. How education was the key to scaling at such a young age Peter’s Bio: Peter is originally from Long Island, New York and has been living in Knoxville Tennessee which is also where he is doing all of his investing. Peter has been in real estate for over three years. Halfway into college, he discovered real estate and began wholesaling houses to build up capital. Peter did this in unison to attending college. While wholesaling Peter and his partner began looking into multi-family acquisitions and began making offers on small apartment complexes. They started off with a 7 unit, a 6 unit, followed shortly after by a 35 unit building. All three were bought by using their own as well as our investors capital along with acquiring bank debt. They tacked on another 20 units and within about 14 months we had a portfolio worth 4.5 to 5 million dollars. Peter also just recently purchased a portfolio of mobile home parks (174 lots total) for 4.5 million. He hopes to hold this property for many years.

John is an Executive Vice President and Managing Member of MACC Venture Partners where he directs acquisitions, strategic development, capital management and growth. He also oversees alternative financing and investor/portfolio development.
