How She Built a Strong Team to Manage 400 Doors with Lexi Teifke

With 14 rental properties, 400 doors under management, and her second baby on the way, Lexi Teifke from TRE Homes does not sit still for too long! On today’s episode, we discuss a lot with Lexi, and really dive into the team she has built in order to grow her property management company. We discuss the philosophy that guides her property management company, the breakdown of her company organization chart, the power of hiring specialists and virtual assistants, and why she does not believe “work-life balance” exists. In 2015, Lexi and her husband Matthew started their property management company, TRE Homes, which is based in Austin, Texas. Lexi started out as a second-grade teacher in Bryan while Matt was getting his master’s degree. Once they moved to Austin, Lexi’s plan was to set up her property management company while looking for a teaching job; but through their networking efforts and connections, they started growing the property management quickly and she decided not to go back to teaching. Matt worked in commercial brokerage until October 2018 when he came over to TRE to join Lexi full time. They had their first baby boy in December of 2018.  Lexi and Matt have 14 rental properties as investments and they are looking to expand into commercial/industrial this year! How She Grew Her Duplex Portfolio with Little of Her Own Money with Ashley Kehr

As you grow your multifamily portfolio, the need for more financing to put these deals together (quickly) will become increasingly important. We are thrilled to sit down with Ashley Kehr from Buffalo, NY on today’s show to talk about how she grew her multifamily portfolio - duplex by duplex. She has been able to grow from zero to over 30 units with very little of her own money. On today’s episode, we chat with Ashley about a ton, including the numbers of her typical deal, how she finances deals with private money and other methods, and how to structure deals with money partners to create win-win situations! Ashley Kehr is from Buffalo, NY and currently owns 30 units and 6 under contract. Most of her portfolio consists of duplexes in rural areas. The purchase price of her deals has ranged from $17,500 to $143,000. For the past two years, she has successfully used a line of credit on an investment property to present cash offers and then refinance to repay line of credit. Her favorite deal is a duplex she purchased for $35,900. The bank gave her a 90-day unsecured loan to purchase the property. She refinanced with the same bank after closing. She did $800 in updates and it appraised for $55,000. She refinanced at $42,000. She paid closings costs, unsecured loan, and had money left over. This property rents for $1200 a month. She just started her first Airbnb unit! Her husband owns a dairy farm that they live on. She has three boys – ages 5 and under. Before getting into real estate she worked as an accountant at a CPA firm and only last four months out of college before she quit to be a property manager. What Most People Don’t Talk About with Apartment Building Investing with Krista Testani

So many people are talking about how amazing apartment building investments can be...finding the deal, financing the deal, and so on. But there are so many “un-sexy” aspects of running larger multifamily deals that most people don’t even discuss. On today’s episode, we are excited to sit down with Krista Testani about how she pivoted from flipping to multifamily, creative ways to pay for a mentor, the importance of document management, and how to create the “client experience.” Krista Testani, obtained her bachelor's at New York University in 1990 and law degree at Brooklyn Law School in 1994. After practicing law for several years her attention was drawn to real estate in 2009. She began her journey by acquiring single family homes on Long Island, NY, and rehabilitating them for resale but then transitioned into multifamily acquisitions in 2012. Her legal background has afforded her the skill set necessary to navigate the host of legal documents and issues that are involved when raising private capital to acquire and manage both single and multifamily properties. Krista has been involved in acquisitions in Ohio, Alabama, Tennessee, Georgia and NY valued over $23 million dollars. Krista joined forces with her partner Christopher Jackson in 2016 and they formed Sharpline Equity Real Estate Investments. Currently, they own and asset manage a 30 single family portfolio in Syracuse NY, and 270 units in Atlanta, GA. Krista is also the co-founder of the real estate networking group “Multifamily Apartment Investing Unveiled” in Garden City, NY. Just the thought of underwriting 250 deals might make an investor’s head spin! Leaving your corporate job to pursue apartment building investing full time is not the easiest thing to do especially if you are a single mom. However, Kavitha Baratakke figured out how to do this with courage and grace. Kavitha Baratakke, a principal at Cherry Street Investments is an Austin- based Accredited Real Estate investor and a full-time MF sponsor with over 10 years of investing experience in single family and multi-family real estate. She has successfully acquired, rehabbed, managed and operated several single-family and multi-family investment properties in the Central Texas area. She is currently invested in over 1800 doors/units in San Antonio, DFW, Atlanta, and Phoenix MSA as a Limited Partner and over 450 doors as a General Partner and Key principal. When she’s not working on real estate, she’s spending time with her teenage daughter and two puppies – Milo and Oreo, dancing salsa and bachata, cooking up her favorite dish, jumping off a cliff, traveling the world exploring new cultures, countries and food, riding her bike or hiking her favorite trails in the Texas Hill Country.
