Finding and Vetting a Lender to Advocate for You and Your Business with Nicole Rueth
When investing in real estate, it’s important to act with intention by focusing on the end goal. We are excited to sit down with Nicole Rueth, the number one loan originator in Colorado and buy and hold investor, on this week’s episode! Nicole started investing in her early 40s while a wife, mother of three, and working full time. She has since intentionally grown her portfolio to 23 units in the Denver area.
We cover so much with Nicole like how to analyze economic trends to better understand the market, why it’s important to find and vet a mortgage lender to suit your needs, and how to choose between a 15- or 30-year loan to best match your business model. Nicole has a very specific plan in place to achieve her goals and she shares with us how to focus on a model that will efficiently get you there.
Nicole runs a successful brokerage business, is a mother to three amazing children, and is in a beautiful marriage all while building her portfolio to 23 units. But it didn’t start out that way. Growing up with a single mother, on food stamps, and moving often, Nicole spent a lot of time as a young adult trying to figure out who she was. Along the journey, she invested in the traditional markets and lost during each downturn. Though, she was able to recover through real estate. She doesn’t speculate or flip, she buys based on her strict rules and holds for long term appreciation and rental income. She now spends her days sharing everything she’s learned because for her, real estate is stability, security, and multi-generational.
On today’s episode, we discuss a ton with Nicole, including:
– How a solid education can help find a good deal in any market
– How to find and vet a lender that will advocate for you and your business
– Why you should focus on the end goal and design a business model to get you there
– Ways you can narrow down your search criteria by understanding tenants wants and needs
– The value in having a partnership where you both complement each other

We discuss the importance of helping yourself before helping others, transitioning from flipping to rentals, and how she was able to set herself up for success after such an impactful life event. Sonia also shares how she finds deals in today’s market and what it’s like being a single mom doing it all. Sonia was born in Mexico City and was brought to the U.S. at 9 years old. She now resides in Omaha, Nebraska. Starting to work at a young age, Sonia learned the value of hard work and realized she wanted to do more with her life. Common Tax Mistakes and Filing Strategically with Natalie Kolodij
Tax season can be a daunting time for many investors but with proper preparation and education, it doesn’t have to be. On today’s episode, we talk with Natalie Kolodij, a real estate tax strategist and investor, about choosing the right tax professional, structuring your real estate business from a tax perspective, and her experience flipping mobile homes.
We dive deep into the most asked tax questions and discuss how to find the best accountant for your needs and the questions to ask them, items to keep an eye out for on your next tax return, common tax recording mistakes, and a new deduction you definitely want to take. Natalie also shares with us her journey flipping mobile homes and how she found a buyer for a flip hours after she bought it.
Natalie is the founder of Kolodij Tax and Consulting, a firm which embraces its tag line of ‘Tax Strategies to escape the 9-5”. A passion for real estate, tax strategy, automation, life freedom, and FIRE led Natalie to launch her firm in 2017. She has gone on to help investors across the country with unique tax strategy and planning to help work towards their REI goals.
Natalie started off in real estate the worst way possible- via a guru course. Luckily, only a weekend event was attended, which opened her eyes to the world of real estate investing. After a failed agreement as a wholesaler, she switched gears and began investing in mobile homes in the greater Seattle area.
On today’s episode, we discuss a ton with Natalie, including:
