How to Be a STAND for Racial Equality in Our Communities
In light of everything happening in our society regarding race, racism and racial injustice, we wanted to have an open dialogue with some amazing community leaders with the goal to empower our InvestHER community to take action against racial injustice. In this episode, we speak with four outstanding women: Cheryl Lundy Swift, Tennille McCoy, Kim Avant-Babb, and Patricia Red Hawk. During this special episode, we had an honest, transparent, and real dialogue about what’s on our hearts and in our minds, specific steps we can take as mothers to educate and be role models for our children, goals and initiatives we can take as group and community leaders, and ultimately, where we can go from here. Our mission is to serve ALL women and we hope this discussion will help inspire real movement so we can be a part of the solution. Cheryl Lundy Swift is the founder and CEO of EduPower, an education consulting firm that empowers school and business leaders, teachers, parents, and students to reach their fullest potential through professional development, coaching and curriculum. Cheryl is an award winning educational leader, curriculum developer, motivational speaker and trainer. She has developed and delivered leadership, team building, and a variety of instructional topics to help transform leadership teams and instructional practices to improve culture and climate, instructional effectiveness, parent involvement and student outcomes for thousands of school leaders, teachers and students across the country. Most recently, Cheryl completed her tenure as a principal for one of her clients, Summit Academy Charter School in Brooklyn, New York. Summit Academy Charter School has received national attention on the Ellen DeGeneres Show where Ellen DeGeneres and Walmart awarded the school $25,000 and the biggest award ever given by the Ellen DeGeneres Show- 4-year scholarships for the entire senior Class of 2017. Cheryl has appeared on the Ellen DeGeneres show five times. She enjoys singing, dancing, live concerts, traveling, all things ‘Food Network’ and spending quality time with her family and friends. Cheryl resides in Westfield, NJ with her husband, Hassan. They are proud parents of their nephew, Sid and their calico cat, Dashboard. Tennille R. McCoy is a human resources executive, who translates overarching organizational vision and mission into specific human resources strategies that drive sustainable business results. Tennille has developed and managed human resources policies, initiatives, and programs for large organizations, including the Office of the Governor of New Jersey; Aramark, and UBS Financial Services. Currently, Tennille is Assistant Commissioner of Human Capital Strategies for the New Jersey Department of Labor and Workforce Development. In 2010, Tennille was elected as a District Committeewoman in Hamilton Township, New Jersey, where she focused on energizing young professionals in the political process. In 2011, Tennille was the first African-American nominated by the Hamilton Township Committee to run for Council. Tennille is an advocate for women, children, and community empowerment. She is a member of the Board of Directors for Mercer County Dress for Success, Mercer County Technical and Vocational School, and pass president for the Rutgers University School of Management and Labor Relations Alumni Association. She is a member of RWJ Barnabas Health Foundation, the National Congress of Black Women, and the New Jersey Association of Realtors. Dr. Patricia Red Hawk grew up in the San Francisco Bay Area—she hails from a long line of real estate professionals; her father was a Broker and Appraiser in Sonoma’s wine country, her grandfather was a Broker for over four decades and her great-grandmother “house-hacked” homes in the Cherokee territory of Oklahoma. Her own real estate career began as she learned to rehab houses, when working construction in the Silicon Valley. She paid her way through college by working full-time while also serving in the California Army National Guard. After a tour of duty in the Middle East, she was inspired to attend medical school. Dr. Red Hawk relocated to Philadelphia, PA and graduated from Temple University School of Medicine, pursuing residency training in Family Medicine. Today Dr. Red Hawk focuses her efforts as President of the Welliott Investment Group LLC, targeting the acquisition of residential and commercial properties in the Pacific Northwest as well as the Delaware Valley. She has recently relocated to Oregon with her wife Tamara, two children and three cats. She has very strongly held beliefs regarding BBQ, and is an avid sailor and surfer. Every February is known to say, “maybe this is the year I should buy a sail boat….” Kim Avant-Babb operates Babb Properties, LLC, a real estate development firm headquartered in Sicklerville, New Jersey that redevelops urban residential properties in her native Philadelphia in order to provide quality housing and build stable communities. Leveraging Partnerships to Scale Your Portfolio with Whitney Hutten

Paying Off Over Half a Million Dollars in Debt by House Hacking and Using the BRRR Strategy with Megan Lamke
Investing in apartment syndications may seem out of reach when you’re deep in debt, but today’s guest shows us the power of real estate on her journey to financial independence. We are excited to sit down with Megan Lamke on this week’s episode! Megan started with over a half a million dollars in debt between her and her husband and through years of determination and sacrifice, was able to become debt free. She did this by house hacking, utilizing the BRRR strategy, and snowballing their debt. After creating a financial foundation, Megan began pursuing multifamily real estate syndications both passively and as a general partner. She shares with us how she is able to do it full time and what she looks for in a great deal.
We cover so much with Megan like how she was able to become debt free and what motivated her to live a debt free life, the mistakes one should avoid when tackling debt, and how she transitioned from house hacking to apartment syndications. Megan also shares her daily executable tasks to find investing opportunities.
Megan started in the real estate industry working for Wells Fargo in 2008 during the refinance boom for investors. While working full-time climbing the corporate ladder, Megan began house hacking and started implementing the Buy, Renovate, Rent and Refinance (BRRR) strategy in 2011. After working for several fast-growing technology companies, Megan started leveraging her sales and marketing skills to grow a local property management company. That lead Megan to get her real estate license in 2016 and start passively in multifamily real estate syndications.
Megan was passionate about becoming 100% debt-free and F.I.R.E. before the age of 35. Together with her husband, they paid off $535,000 in debt including their house in 4 years and 10 months. Now Megan is a licensed realtor in the state of Minnesota and pursues multifamily real estate syndications full-time.

Why Self-Storage Investing and Why NOW?
Recession proof asset classes might not exist but there are certainly benefits in some over others during markets like we’re experiencing today. We are excited to sit down with Corinn Altomare, investor and musician, on this week’s episode! Corinn began investing in small multifamily properties to give her the financial foundation needed to pursue her true passion, music. After expanding her portfolio through syndications, she ultimately made a strategic pivot into self-storage given its most alluring aspect of being recession resistant. She now owns and controls over $9 million in real estate. We cover so much with Corinn like the benefits of self-storage during not only a market downturn, but also during an upswing, how to best transition between asset classes, and what to look for in a self-storage facility. Corinn also shares the one thing she would have done differently when first starting out. Corinn Altomare is a classically trained musician turned real estate investor. During her professional career as an opera singer, she performed a diverse range of repertoire spanning the baroque period to contemporary, from pop-up locations in city centers to reverent chapels nestled within European country sides. After 13 years as a vagabond musician, however, Corinn was ready for a new challenge. She found this-ultimately-in real estate. Corinn comes from entrepreneurial parents-her mother founded and ran a Montessori preschool; her father a family and financial planning law practice. Her youngest childhood memories are of accompanying them on daily operations. This early exposure served Corinn well as she pivoted to the realm of IT project management for 5 years. This time was marked by continual growth, training, and development in a world completely different from her previous artistic and entrepreneurial ones. Corinn’s next career shift was into real estate investing. As an individual investor, she acquired a triplex in the Francisville neighborhood of Philadelphia. This purchase was followed closely by multiple others within a few very busy years, acquired through syndication with-at first-close friends and family. She jumped into her new roles of owner and property manager across a quickly-growing portfolio. She started her company, Hearthfire Holdings, with her now-husband and business partner. While only dating at the time, after navigating a few investment property purchases, landlording, and hands-on repairs and maintenance together, they knew a formal partnership-in life and business-was in order. Hearthfire Holdings made a strategic pivot into self-storage after 7 years in residential real estate. This decision was made largely upon the assessment of an overheated, overextended market high, and the recognition of an inevitable downward correction. This move turned out to be made just in time, given the impact of COVID-19 on our global economy in 1Q2020. Pre-planning for this shift started in 2017, and Hearthfire Holdings sold off smaller syndications 4Q2018-1Q2019, delivering investor returns of 23-24% IRR. Funds from these sales were consolidated into a successful acquisition of a 35,000 NRSQFT self-storage facility in Lancaster County, PA, in 3Q2019. Hearthfire Holdings maintains a portfolio of commercial and residential multifamily properties in the Philadelphia MSA, which with their self-storage facility represents a total portfolio valuing $9M.
