Navigating Her First Year in Real Estate Investing with Sara Gair
What did your first year in real estate investing look like for you? Do you remember the rush? What would you have done differently? Today we have a special treat because our guest, Sara Gair, is a real estate investor who has just finished her first year - and WOW has she already done some incredible things.
When the Pandemic hit, Sara and her husband went all in on real estate investing. They even postponed their wedding and used the time to supercharge their real estate investing journey despite the constraints of COVID.
As friends and family watched Sara’s journey, many reached out asking if they could invest with her. She has since automated a lot of the business and slowed down investing in SF properties and flips to focus on wholesaling and apartment complexes.
Sara’s story is so unique because instead of focusing on just one strategy, she employs flipping, wholesaling, and rentals as potential exit strategies to land great deals!
As a young, female entrepreneur with a degree in mechanical engineering; Sara is not afraid of being a woman in a “man’s” business. Within just one year, she has already learned so many lessons that have set her up for success.

Getting a Real Estate Accountant on your team is absolutely vital to the success of your business. They provide you financial wisdom and they help take some work of that full plate of yours. BUT, not all accountants are alike and we need to be equipped to know how to pick the right fit for our businesses.
Take it from me, I’m on my fourth, yes FOURTH, accountant, because I just didn’t know what I didn’t know. When I finally smartened up and found the right person, not only did he help us, he cleaned up our past tax returns and we actually got money back!
So what kinds of conversations are you having with your accountant? Do they actually give you valuable insights and strategies on your numbers? Are the majority of their client base even real estate investors?
In this episode, me and Andressa will break down the questions we believe will help you, not only vet your accountant, but avoid major pitfalls as you scale your business and evolve with your team!

MINISODE What I Learned From My Feminist Dad
After losing her dad at 17 years old, host Andresa Guidelli believed that she learned how to be a strong woman from her mother. After recently discovering that her father was a feminist, Andresa began to realize how much she truly learned from her dad and how this knowledge has helped shape her into the kick-ass investor she is today.
In the years after her father passed away, Andresa’s mom did everything in her power to keep the family going. While her mom has been one of her biggest role models, Andresa wasn’t giving enough credit to her father. Growing up, Andreasa’s dad never forced gender roles on any of his three daughters. He would help with cleaning, cooking, and the children without hesitation, and he taught Andresa how to work with tools in his spare time. The time Andresa spent with her dad taught her invaluable lessons that have contributed to her adult life in countless ways. As a parent herself, Andresa vows to reframe gender roles for her son in the same way her father did to encourage her son to be whoever he wants to be.

How to Take Control of Your Renovations & Remodels with Dawn Matze
“Construction touches every aspect of investing, and you can't get around it,” explains Dawn Matze, female general contractor and Founder of Woman Builder. Dawn has been a General Contractor and investor for over years. She engages in an eye-opening conversation with co-hosts Andresa and Liz about the underestimated importance of understanding contracting, investing and the endless ways the two intersect.
In today’s episode, Dawn shares her profitable advice on what to do before signing a contract with a contractor. As a woman in the field, Dawn is well-versed in how male contractors might try to scam women out of top-notch construction services. She explains the significance of meeting with your contractor in person, as opposed to virtually, to get a feel for their professionality. She suggests questions to ask your prospective contractors such as: do they have insurance, an address on file, their own construction license as opposed to a shared license? The point Dawn drives home for women investors is to hire a contractor that you communicate well with and who respects you as an investor.

MINISODE What Holds Women Back From Investing
Whether you’ve been in the game for 10 years or you’re just starting out, there are likely roadblocks that are preventing you from reaching your true potential. In today’s minisode, hosts Andresa Guidelli and Liz Faircloth sit down to answer the question: what is really holding women back from investing?
Most women would say the main factors hindering their success are lack of money and knowledge. While you do need money to make an investment, Liz explains that the biggest inhibitor for women is a lack of self-confidence. If you are unaware of where your confidence stems from, it will be challenging to attain the money or knowledge you need. Liz suggests taking a personality assessment to get clear on what drives your confidence the most. Once you have an understanding of how you work best, you can easily figure out the rest.
In real estate, you can outsource most things, but you can’t outsource how you feel about yourself. MINISODE Is Positivity Always Positive?
In the age of social media, we are constantly presented with the best images of everyone's lives and expected to draw comparisons to our own. The pressure to be positive at all times is often overwhelming and unrealistic. According to hosts Liz Faircloth and Andresa Guidelli, the discrepancies that stem from social media culture begs the question: is positivity always positive?
In a hyper-positive world, many women are conditioned to feel gratitude in every situation, even the negative ones. But the reality is that there are many moments in real estate that are not all sunshine and rainbows. Rather than suppressing your emotions, Andresa suggests embracing them. Whether it be anger, sadness, or resentment, Andresa explains that it is important to identify and admit what the real emotion is. Once you can acknowledge how you truly feel, you can begin to overcome your challenges in a positive way.

Social Impact: Investing Beyond the Numbers with Anna Kelley, Giang Nguyen & Pili Yarusi

Anna got started in real estate investment over 20 years ago and used her investments to retire from her 9-5 job at the age of 44.
