Are we inching closer to a property crash?
There have been some interesting property headlines recently, haven’t there? Things like Australia’s house prices are seeing the fastest quarterly decline on record. An Australian property market crash is coming. The chances of a crash in house prices just jumped. A Freedom of Information report revealed internal research by the RBA found property prices could fall by as much as 20% Is a property crash really likely? That’s what I was recently asked by Nathan Veccio, Mortgage Coach and Brisbane based Mortgage Broker at Hunter Galloway, in an interview for his YouTube Channel And considering that thousands of people watched the interview and over 90 commented on this interview, I asked Nathan permission to replay the audio version for you as a listener of my podcast. Making this investment mistake could cost you $1million, with Stuart Wemyss
We’re living in challenging, stressful times with a barrage of mixed messages about what’s ahead for our economy and our property markets. Everything seems to be stacked against those looking to invest in property, falling values, rising interest rates, and various governments interfering, making it seem like we are losing control of our investments. The bottom line is investing is getting harder. It’s easy to see all the risks and problems now, but in five years, it’s likely we will look back and see lots of missed opportunities because the rear vision mirror is always clearer than the windscreen. Another prediction I’d like to make for five years’ time is that 50% of those who buy an investment property in the next year or two will have sold up. Why do I say this? Because that’s what’s been happening for the last few decades. And unfortunately, many who will have held onto their investment property won’t be owning an investment-grade property. Meaning they won’t achieve the financial independence they’re looking for. What can you do about this? Who do you ask for property investment advice? With so many mixed messages and vested interests, who can you really trust? And in today's property markets, there are very few advisers who have the perspective of having lived through and successfully invested in several property cycles and understand how to take advantage of the current stage of the property cycle. Yet there is a new breed of so-called property experts emerging. So, what’s the threshold for being able to call yourself an expert? Usually, experts have years of experience in their chosen profession. They’re at the top of their industry, and they shape the path of progress. And yet, there’s no shortage of so-called “property experts” and buyers’ agents whose only real experience seems to me they've done a short course and really love property. The rise of these so-called “advisors” coincided with the practice of personal branding on social media. While social media has undoubtedly created fantastic opportunities for real experts to connect and share their knowledge, it has also opened the floodgates for a tsunami of self-titled “property experts” looking to flog their books, consulting sessions, training programs, or online courses. So, in today’s show, Mark Creedon and I are going to share some advice from Warren Buffett. As I said, don’t take advice from somebody you wouldn’t trade shoes with, and I bet you’d love to be in his position. The bottom line. These are only a few of the thoughts from probably the most quoted investor. I could easily have made the list twice as long but use these as motivation to think differently.
