13 things to know about the Australian economy right now, with Ken Raiss
You probably listen to this podcast because you’re interested in property, money, and success, and while today we will be talking about Australia’s economy, what we discuss really relates to all of these. You see... despite all those interest rate rises the Reserve Bank has been throwing at us trying to slow inflation and our spending, Australia’s GDP expanded at the fastest annual rate this century in the September quarter as the economy accelerated from Covid-related lockdowns a year earlier. So today, I'd like to share with you 13 things you need to know about our economy as I chat with Ken Raiss, director of Metropole Wealth Advisory. But don't worry, this won't be a heavy discussion. We want to give you the type of information you need to understand so you can know what's ahead for 2023, as this will affect our property markets and your hip pocket, including your wages. What no one ever told you about being a successful investor, with Mark Creedon
Are you hoping to be a better investor, businessperson, or entrepreneur? Well, today’s show is for you because we discussed the concept of behavioural finance, which is the study of the effects of psychology on investors and financial markets. But don’t worry, it’s not woo-woo stuff, and it’s not technical. Instead, I share several quotes from my favourite author, Morgan Housel, and Mark Creedon and I will try and explain why investors often appear to lack self-control, act against their own best interest, and make decisions based on personal biases instead of facts. Whether you’re a beginning investor or well down the track in your investment journey, I’m sure today’s show will give you some insights, as you’re probably twice as biased as you think, and if you don’t think this applies to you, you’re probably four times as biased as you think. A housing shortage is the least of our problems according to Ross Elliot
I remember several years back, there was a computer game called SimCity that allowed players to build civilizations from the ground up. As a player, you could build roads, water supplies, and industrial precincts as your city grew, and this would then attract workers whose taxes would allow you to continue to build your civilization, raise armies and conquer the world. However, if you failed to provide adequate infrastructure, community sentiment would go sour, residents would leave, civilizations would collapse, and then as a player, would have to start all over again. With Australia’s population likely to grow to 40 million people by mid-century, to a degree, this is what could happen in the real world. Is Australia going to adequately provided infrastructure for our significant population growth, and if not, what will that mean for our standard of living and our property markets? That’s what I discuss in today's show with my guest Ross Elliot. Are we there yet? Have house prices stopped falling? With Dr Andrew Wilson
There are now a number of property commentators suggesting we are near the bottom of this property cycle, and as you’ll hear in my chat with Dr. Andrew Wilson in today’s podcast for two months in a row, he has found house asking prices are holding steady or rising. Asking prices are a leading indicator and turn before eventual sale prices do, but as you’ll hear in our chat today, these are not the only indicator that our markets are finding a floor. You will also hear us discuss the latest employment data, the fact that we’re starting to spend less and what this may mean for interest rates, the Reserve Bank’s apology to those who listened to their forward guidance, and the auction market trends which suggest our markets are close to the bottom Links and Resources: Join Michael Yardney and Dr Andrew Wilson at Wealth Retreat in April 2023 – find out more here. Do you have an SMSF? Should you have an SMSF? With Ken Raiss
Superannuation, or ‘super’, aims to help keep us financially secure when we move into a post-work lifestyle, and has been a crucial part of Australian lives for more than 100 years. While most Australians have their superannuation in industry funds, more and more Australians are looking at setting up their own self managed super fund. In today's show we discuss whether you need one or not. So if you have a SMSF my discussion with Ken Raiss will be very valuable for you, and even if you don't have one at present, it's probably worth understanding why so many Australians have set up their own Self-Managed Superannuation fund. How to deal with the banks when interest rates are rising, with Dan Gold
I’ve often said that property investment is a game of finance with some houses thrown in the middle. But currently, more and more investors and homeowners are having difficulty getting finance in the rising interest rate environment. So, what should you do? What type of finance strategy should you have to prepare yourself for what’s ahead? And how do you deal with the banks? And do you know about private lending channels? What are they, and how can you take advantage of them? That’s what I discuss in today’s podcast with Daniel Gold I also chat with Greg Hankinson, director of Metropole Constructions about how much building costs have risen recently and what’s ahead for construction costs. Labor wants to build 1 million new houses. Is that really possible? With Dr Andrew Wilson
We know that there is a dire housing shortage around Australia, not just for rental accommodation, but for people needing social housing, affordable housing, and for people wanting to live in desirable locations around Australia And this is only going to get worse with our borders now open to skilled migrants and international students. So, it was great to see that the recently delivered budget contained multiple housing initiatives, including the “aspirational target of 1 million new, well-located homes over five years from 2024”. But in my mind, while our government sounded serious about housing — I don’t think they’re serious enough to fix the structural problems that have locked so many Australians out of owning a home and, increasingly, renting one. And that’s what I discuss in today’s Podcast with Dr. Andrew Wilson, chief economist of My Housing Market. Your property questions answered – speed dating style
Today’s show is one of our popular question-and-answer sessions. But this is one with a difference. I guess it’s more like a speed-dating session. Not that I’ve ever had a speed dating session. Not that I’ve ever had a speed dating session. But today’s show is the audio of a Zoom meeting I had with a small group of clients and prospective clients of Metropole who asked me a wide range of questions about our property markets and our economy. I’m sure you’ve thought of some of these questions yourself, so hopefully, I can give you some clarity on the answers. What the economic downturn means for property | November 2022 Big Picture Podcast with Pete Wargent
It’s been an interesting few weeks full of economic news, which has led to further uncertainty about the future of our economy and our property markets. If you’re a regular listener, you’d know that once a month, I catch up with leading economic commentator Pete Wargent for these Big Picture podcasts and we look at the macro factors affecting our economy and our property markets, and we’ve got a lot to discuss today. If you asked me at the beginning of the year, I would not have thought that we’d be talking about inflation reaching 8%, interest rates at 30-year highs, or a war overseas that keeps raging on and floods back home creating havoc. However, all these factors influence what’s happening to our economy and our property markets. Powerful Life Lessons from Robin Sharma, with Mark Creedon
They say the road to success is paved with failures, and speaking from personal experience, I know that's very true. Life is a continuous learning experience. Throughout our lives, we keep rising and falling, picking up important lessons along the way. Some of these lessons come from experience, yet there are others that we learn by watching others or reading in books. In today’s show, Mark Creedon and I discuss a series of life lessons from Robin Sharma, best-selling author of books like The Monk who sold his Ferrari. I think these lessons will be just relevant in property investing as they will be in business, entrepreneurship, relationships, in fact, in all areas of your life. And hopefully, by the end of today’s show, you’ll have some great ideas, inspiration, and new plans to make the coming year the best year of your life.
