It is important to be cognisant with markets that are dominantly cashflow/appreciation centric, and matching your financial goals and return expectations to fit deals in those cities. It will be VERY difficult to find a 12% Cash on Cash in Boston, being a VERY appreciation based city :), but somewhere like central or western MA will yield the opposite! Check him out here!
