Having that steady stream of leads flowing in is essential to the process, so you don't see a lack of deals coming in down the line. Ryan says the simplest way to get started is to get in your car drive for dollars and add a bunch of leads.

By driving for dollars, Ryan was able to build a skillset to identify good leads, as well as build relationships with his realtor to get expired listings. However, Ryan found success in list-building when he sent mail and his phone "would not stop ringing". He also talks about one of his deals, where he bought a house for $1000 that was a "nightmare house".
