What's Your Best Real Estate Investing Strategy?

I'm trying to avoid mixing my own vesting interests with my brokerage clients. I've enjoyed partnering with my partners on the previous two deals, and what i've realized is that my investor network here locally has a strong appetite to invest passively in deals. So i have a high demand for that type of deal and want to be able to provide that as an option to my investment oor. Taking this step back, what's your best real estate investing by sever i would probably say, go bigger faster. But i think going bigger, faster would be my advice.
