How to Approach a Seller About the Creative Financing Opportunity

The real reason someone will sell their finance to you is because they have a relationship with you and they want to move you forward. Instead of going after deals, I have asked one time in my career for someone to sell a building. And we've got deals they wouldn't give to anyone else. This can be with bank debt or it could be a syndication deal. Little things like service clauses that would make a deal that wouldn't have quite worked for me are fantastic.
