It can be a two month process of just compiling all of your due diligence. It's going to be 10 to 15 grand in there of cost so it is, it's a natural barrier to entry. And I think that that's why in one of the reasons anyways on why industrial offers more lucrative returns than other asset classes because it does take a learning curve and a process to go through it. So we rely on cap rates, you know, like as a value as like an end value or, youknow, as as complete the value,. We'll rely on that.
