We did a deal in January actually that we'd put under contract law before that interest rate was in the sevens. I think higher rates for longer are probably better for the industry in general. We've got this big list of people who have asked for our deals and we just haven't sent anything to them because it keeps getting full by our existing investors. It's amazing what that kind of compounding over years effect of having like built relationships with investors does.
