How to Get a Small Lease

Every deal we do has huge reserve funds, which is good from a banking perspective because banks love us. So on the single tenant buildings, you'll underwrite sometimes up to two years of vacancy if a tenant were to vacate. We've had several where I'm quite a bit of what we've bought had, you know, five or six months left on the lease. Almost always renew and don't have a problem with saying like, Hey, here's the columns. Here's what's going on in the market. And then they come back and say, "We actually don't want to move. We want, we'll pay the market rate"
