The Importance of Retainers

The longer it sits there for sale, the more money they make. The difference is taking a retainer when you're pretty sure from experience that it's going to sell at the sort of price that the seller is looking for. I agree completely there should be a retainer because it keeps everyone skimming the game from day one and motivated to sell it as quick as possible. But for a fair price, if you have that conversation on front, you can discuss that.
