In his autobiography, real estate mogul Francis Greenberg says the ruthless industry has created far more bankruptcies than it has billionaires. He was a New York City real estate broker who made his living by two ways: negotiating for property owners and trying to salvage their estates. This is what he's doing at this point in his life - salvaging properties from people that can't afford them. And so even during the Great Depression, he never left the real estate industry just kept working in it till he died.
