Building Ava, the AI Acquisitions Rep

She refused to read the sales script. She's not a salesperson, she told her husband she just calls people, tells them the truth, and closes. Then Erica looked a man dead in the eye and told him he was going to die with his properties and sink with the ship. He got off the phone… and signed his $1.9 million portfolio over for pennies.Anthony and Erica Hernandez left the grind of wholesaling behind, pivoted fully into distressed property and curative title work, and did roughly $650,000 in revenue in about 90 days — on part-time effort, funding every deal themselves with no partners cutting in.In this episode of Dirty Deeds, Logan Fullmer sits down with this husband-and-wife team for one of the most real, funny, and tactical conversations we've had on the show. They break down why a woman can say things on an acquisition call a man never could, how Erica became the family's "genealogist machine" building family trees on Ancestry to find missing heirs, and why fear of the script is the #1 thing keeping new people broke. They also get into the AI acquisitions rep they built named "Ava" — a bot that runs the calls, qualifies leads, calculates offers, and even sends the contract (she once told a guy flirting with her that she was "wearing a digital swimsuit"). Plus the deal with a 1.2%-owner heir on the run from the law, the honest math on why they still won't turn off the wholesale "money printer," and the exact playbook Logan uses to clean up a pipeline instead of chasing every messy deal to the ground. If you're grinding wholesale for thin margins, thinking about curative title, or building a real estate business with your spouse — this one's a masterclass and a great time.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.
