As soon as you notice a conversation about any particular thing that would be valuable and it doesn't just have to be an overtly specific conversation. People talking about getting married or having a baby or their kids going to college those kind of things offer peripheral opportunities if somebody is is getting married they're probably going to buy a house even though that's not specifically what they were talking about. A word conversation would be the best way to orchestrate these kinds of conversations.
