My dad had a hypothesis relating to it. We didn't really do much research, but he'd always, I mean, my grandfather was still chairman of our family's business. And so you just try to picture that on a scale. The way I look at it is if you go to a beach community, walk along the beach and look at how many two to 10 million dollar houses there are. You want to be able to retire to those beach communities.
