I've been doing this since I was in my early twenties and we didn't charge the seller any money upfront. You should absolutely get paid for your work and you get what you pay for. If it goes back to a comment I've said before, ask if you're interviewing investment bankers, cut their fees to the bone. And if they accept your lowball offer, don't hire them. The way they negotiate with you is how they will negotiate for you. That's where I earned my money.
