Real Estate Disclosure Law in California

In California, once a buyer receives property disclosures, there is a state law that allows them seven days to back out after receiving the disclosures. This timeframe is distinct from the contract used by realtors and cannot be waived. Listing agents may sometimes fail to provide disclosures upfront, but buyers can leverage this law as a loophole by putting the house in contract, waiting for disclosures, and then having seven days to decide whether to proceed with the purchase.
