Five Minute Friday #48: Relationship Management

On today's FMF, Bob Preston speaks about the importance of relationship management in every business. Most of us would agree that Property Management is a “relationship business”. Imagine the number of people your team interfaces with daily in making your business successful: property owners, tenants, vendors, prospective tenants, HOAs, and more.  This amounts to literally 100s of individual personalities on an ongoing basis. Bob refers to this group of people collectively as "stakeholders" and explains why he views them at the center of the company culture at North County Property Group.Relationship management is establishing the groundwork for stakeholders to have the possible experience through their journey with your company. Make it count and you might just find you attract new business in the process!Company Culture Chart: Company Mission, Vision, Values, Guiding PrinciplesNotice the stakeholders are at the center (Clients, Tenants, Vendors)https://www.ncpropertygroup.com/about-us This episode is always available for listening, sharing, or download at Property Management Brainstorm. Five Minute Friday #46: What the Heck is Normal Wear and Tear?

What the heck is normal (or ordinary) wear and tear? This term is used in many of our states where we practice property management and is often the cause of misinterpretation, conflict, and disputes. In today's Five Minute Friday, Bob describes his "common sense" rule as it applies to determining what is normal wear and tear or what otherwise might be considered damage. This topic is of course hugely important when determining charges to a security deposit when a tenant moves out at the termination of their lease agreement. By definition, in the State of California and according the HUD, the security deposit cannot be charged for repairing property defects or deterioration caused by normal daily life at the property. Bob offers some common sense examples and refers to a HUD document, pages 55 and 56,  which can be found at this link: https://www.hud.gov/sites/documents/HSG-06-01GHBGUID.PDF This episode is always available for listening, sharing, or download at Property Management Brainstorm. Episode 49: Process Automation in Property Management, Featuring Heather Park of RentBridge

Bob has been addressing "process" in the past few episodes, speaking to why it is so important in property management. But what if many of those processes could be “automated”? The concept is to let technology handle your repetitive tasks. Might this allow your property management business to work smarter, not harder?  In this Episode 49 of Property Management Brainstorm, Bob discusses this topic with Heather Park, Co-founder and Managing Partner at RentBridge. They will be speaking about how to bring daily aspects of property management into a system that automates day-to-day business.Topics Covered[2:25] Heather introduces herself and the core concept behind RentBridge.[5:00] What is the technology behind the RentBridge platform?[6:55] The concept can seem a bit abstract. Heather gives a concrete example of lease renewals to explain how process automation works. [11:25] Heather explains how "tickets" work within the scenario of internal property management tasks.[13:25] Utilizing "lagging indicators" vs. "leading indicators" in running a property management business.[15:30] Property Management Operation System (PMOS), how it integrates with property management software, and what it does within the RentBridge platform.[19:05] Where does a company start with automating their property management processes and how long does it take?[23:05] Some property managers might be affraid of losing the human element when automating processes. How much is too much?[27:10] Is there a typical profile that makes a good fit for process automation?[29:45] Where RentBridge fits within the spectrum of available process solutions in the market.[34:55] Heather shares a story about how she found her way into property management and how it has changed her life.[38:45] Parting thoughts and how to get in touch with RentBridge.Connect to RentBridge WebsiteConnect with BobNorth County Property GroupThis episode is always available for listening, sharing, or download at Property Management Brainstorm. Five Minute Friday #45: Automation in Property Management - How Much is Too Much?

Today's Five Minute Friday poses a hypothetical questions. There is no right or wrong answer, only personal preference of how you think a property management company should be run. A lot of companies have come into our property management space offering technical solutions based on automation and artificial intelligence. The concept is a sound one, what tasks in your property management workflow can be automated? And by automate, we are talking about digitizing the process, often taking it out of human hands, and into the hands of artificial intelligence for the follow up, scheduling, and management of a task.  But how much is too much?  At what point might we overengineer what could be considered relationship aspects in property management that involve human touch?  Might we be putting ourselves at risk of losing that human element in what is essentially a relationship management business?  This episode is always available for listening, sharing, or download at Property Management Brainstorm.
