Achieving Goals & Success by Living Below Your Means

After graduating as an Occupational Therapist, Evelyn Lamarsh began researching all the different ways to make money and settled on real estate. 2 years later, at age 26, she bought her first two rental properties and then bought a house for herself. Guest: Evelyn Lamarsh, Real Estate Investor After graduating as an Occupational Therapist, Evelyn Lamarsh began researching all the different ways to make money and settled on real estate. 2 years later, at age 26, she bought her first two rental properties and then bought a house for herself. She didn’t get to live there very long though, because her neighbour, Mike, fell in love with the Girl Next Door and they were married in no time!  She made the big move next door and her house became another rental. Fast forward a few years with a steady focus of adding one property at a time in their market of Hamilton they now have 10 properties, all buy and holds. 5 are student rentals and 5 are single-family homes, one of which they have recently switched to an Air BnB.  Eveyln’s love of her vocation means she will return to her community mental health support role in the fall from maternity leave, not from a need for the paycheque but because she loves helping others. However, their success has meant Mike has been able to retire, at the age of 30, from the tough, dirty life as an auto mechanic and switch those trade skills repairing or upgrading almost everything that their properties need.   Evelyn and Mike are at the moment taking a break from collecting homes and make more time for cycling, canoeing and chilling in their boat as well as parents to two very young children. You will learn about:– How remaining focused help you hit your goals– Why taking an investing break is possible and can make sense– Making the right money choices– Using property cash flow to treat yourself, like getting a 32-foot boat!– Tips for starter investors in their mid-20’s Get in touch with Evelyn:Email: EvelynLaMarsh@gmail.com “Where Should I Invest” is brought to you in part through the sponsorship and support of Dalia Barsoum of Streetwise Mortgages. contact her to book a FREE Goals Analysis. Assisted Living a Real Estate Investing Mega-Trend

Gene and Emmanuel (Manny) Guarino are father and son real estate investors based in Arizona who focus on the growing residential assisted living investment space. Gene got started in real estate investing at an early age and over the years completed a variety of investments including buy and hold, flips and commercial.  Guests:  Gene and Manny Guarino, Real Estate Investors Gene and Emmanuel (Manny) Guarino are father and son real estate investors based in Arizona who focus on the growing residential assisted living investment space. Gene got started in real estate investing at an early age and over the years completed a variety of investments including buy and hold, flips and commercial.  Around 7 years ago he got started in residential assisted living, which is running the day to day living needs for a group of seniors inside a residential home. One of the key differences between this and larger eldercare homes is there is not a medical component to the daily care.  Manny was attracted to the business after seeing his father being recognized by Robert Kiyosaki as ‘THE Residential Assisted Living Guy’. He is now one of the top realtors in this space in the area and also works on other areas of the business.  The family personally owns and operates three care homes in Phoenix and Scottsdale and through a planned merger and other investments they are invested in around 200 spaces in assisted living buildings across the country. Gene has over 30 years experience in real estate investing and business and now is focused on the mega-trend of senior assisted housing. Having trained tens of thousands of investor/entrepreneurs over the past 25 years, 5 years ago he looked to specialize in helping others take advantage of this opportunity, founding the Residential Assisted Living Academy. Both Gene and Manny teach, coach and mentor individuals, who are looking to get into the industry, the ins and outs of this business. You will learn about:– Why assisted living is becoming a mega real estate investing trend– Understanding what is needed for a property and local regulations– Different types of real estate investing models for residential assisted living – What expenses look like and the cash flow upsides of this strategy– Why more people are not looking at this investing strategy and why you should  Get in touch with Gene and Manny:Websites:https://residentialassistedlivingacademy.comhttps://www.ralnationalconvention.comhttps://www.theassistedlivingagents.comGene Guarino  (480) 704-3065support@ralacademy.comManny Guarino   480.567.8264emmanuel@ralacademy.com “Where Should I Invest” is brought to you in part through the sponsorship and support of Dalia Barsoum of Streetwise Mortgages. contact her to book a FREE Goals Analysis. Building a Real Estate Investing Business with 3 Separate Paydays Per Property

Chris has been in real estate for over 25 years and his team, based out of Rhode Island and students across the US, acquires 5-10 properties each and every month without using any of their own money, through owner financing or lease-purchase (rent to own), the latter of which creates 3 separate paydays totalling around $75,000.  Guest:  Chris Prefontaine, Real Estate Investor and Author Chris has been in real estate for over 25 years and his team, based out of Rhode Island and students across the US, acquires 5-10 properties each and every month without using any of their own money, through owner financing or lease-purchase (rent to own), the latter of which creates 3 separate paydays totalling around $75,000.  He and his family team have done over $80 million in real estate transactions. They mentor, coach, consult, and actually partner with students around the country (by application only) to do exactly what they do. Chris’ past experience includes the construction, mostly during the 1990s, of over 100 single-family and duplex homes. He owned a Realty Executives Franchise (Massachusetts 1994-2000) as broker/owner which maintained high per-agent standards and eventually sold to Coldwell Banker in 2000.  During the 2000s his focus included coaching $½ million and higher REALTORs® in order to scale and automate their business throughout the US and Canada. He also participated (and still does selectively) in doing condo conversions (multi-family homes to condos) and “raise the roof” projects, converting single-family ranches to colonials in growth neighborhoods.Chris is a big advocate of continuing education and participates regularly in high-end mastermind groups, as well as consults with private mentors. Property Management Horror Stories, Lessons and Tips

Eric Blenkarn is a Property Manager and Real Estate Investor. A serial entrepreneur from his early teens, after an initial career in construction, it was following his own frustration with a property management company who was looking after one of his properties, that he knew how he wanted to run his own management company.  Although he recalls many horror stories (including finding a cat in a freezer!) and refers to property management as a ‘thankless and tough job’ he has positioned his own company Eco Property Management as a stand out provider in the space.  He is still able to take time for vacations and follow other business interests by leveraging technology to run his business from anywhere. His clients and tenants can request service via an app all connected to his service teams and providers. He also recruited a former social worker contact to come work for him as a property manager who keeps a presence on the ground when he is travelling.  His first property was a house he bought for his impending marriage but had some time to rent it out for a while, planning to move in once married. However, he ended up living in a different city and kept it as an investment property.  His own portfolio now consists of around 14 properties which tend to be in constant flux, usually selling to make more investments, e.g. sell one buy two, focused in Hamilton and Brantford. Most are buy and hold or BRRR properties. Although unusually he does have a women’s shelter as one property where he works with not-for-profits as his clients who look to place short-term tenants and they also maintain the property.  You will learn about:– Property Management horror stories– How to deal with property and tenant issues– Property manager insider tips on screening tenants– What to look for when hiring property managers Get in touch with Eric:Mat’s Website:https://www.ecopropertymanagement.caE-Mail:info@ecoproperties.ca Book Featured:More Than Cashflow: The Real Risks & Rewards of Profitable Real Estate Investingby Julie Broad “Where Should I Invest” is brought to you in part through the sponsorship and support of Dalia Barsoum of Streetwise Mortgages. contact her to book a FREE Goals Analysis.
