Some of the most successful real estate investors typically have one thing in common: they understand how to assess risk accurately, and they make sure to purchase properties that have multiple exit strategies. Mike Johnston is one of those guys. As the 2016 Strategic Real Estate Coaching (SREC) Investor of the Year, Mike has accomplished some amazing goals for his real estate investing business. Value-Add Apartment Investing: A Success Story
The idea of investing in multi-family units or apartment complexes can seem intimidating to many real estate investors – particularly those who are just beginning to build their business. But, as Tim Bratz explains, it can actually be a very feasible, “do-able,” and profitable option. Tim has 10 years of real estate investing experience, and is now focused solely on value-add apartments. His company owns more than 1,400 units in Ohio, South Carolina, Georgia, and Texas. Tim got into value-add apartment investing because he likes the scalability of apartments. As he points out, “It’s actually easier to manage, contract, and operate a single building with 50 units, rather than 50 individual houses.” Well spoken, Tim. His main focus is finding distressed properties that he can put some sweat equity into. He finds this strategy to be much more profitable than buying apartment complexes at market value.
