248: Overcoming Your Fear of Accomplishing Your Goals with Josh Cantwell

When I look back on our accomplishments in 2021, we achieved a tremendous amount. My team was able to purchase almost 1,400 units worth of apartments, with a total purchase price of $120 million and a stabilized value of $180 million. The thought of making that many deals with those numbers a few years ago would have seemed impossible. Don't get me wrong, I'm very proud of what we were able to do last year, but that's not what I want to talk about today. There is one thing that I needed to do before I could accomplish those goals, I needed to get over my fears. Fear of getting into commercial real estate, fear of setting big goals, and even the fear of accomplishing them. Fast forward to today. Every time I make a deal, there's a little voice in my head that says, "God, I hope this doesn't even go through." In today's episode, I won’t be talking about how to live a life without fear. Instead, I want to teach you how to focus on how to overcome your fears, focus on what matters most, and get out of your own way so that you can make your dreams come true. 245: Mike Zlotnik on The Economics of Highly Profitable Hotel to Multifamily Conversions

In all the interviews that I’ve ever done, this one just might be my favorite one yet. My guest today is a long time friend, Mike Zlotnk. I thought his insights on hotel to multifamily conversions were fascinating and the economics of stripping out cash flow and depreciation and then giving them to different types of investor groups was equally brilliant. Mike is the CEO of TF Management Group, LLC which runs four real estate investment funds. He has been a debt and equity investor in real estate since 2000. After a successful 15 year career in IT, he pivoted to real estate investing because of his passion for real estate and its predictability of outcome and risks. I was completely blown away with how Mike structures preferred equity versus common equity, common equity versus mezzanine debt, how he pulls out the cash flow in an A share, and how to strip out the depreciation through a cost segregation study in a B share. I’ll definitely be using this in my own company, and I’m sure some of you will too. 243: Jim Monk on The Value-Add Improvement with a 37% ROI

At this point, most real estate investors are familiar with value-add improvements. All the standard upgrades like countertops, flooring, and bathrooms. But what about the closets? Well, my guest today has found a niche that is creating an average increase of $45/unit with a 37% ROI with less than 3 hours of labor! Jim Monk is the President of Clozzits.com. He’s been a serial entrepreneur for 17 years, he’s helped build three multi-million dollar companies and his newest venture has expanded into 18 markets in just two and a half years. His company has developed a program to increase rents by 3% to 8% while improving the net operating income of your buildings and your asset value. And they’ve worked with huge companies like Katerra, Harbor Group, MMA, and Pinnacle and hundreds of thousands of units. In this episode, Jim talks about how the idea of renovating closets got started, the incredible organic growth that they’ve had and shares how their simple process can add so much value to your properties. 241: Tim Vest on Finding Bigger Profits in Smaller Multifamily Properties

In today’s world, the perception is that bigger is always better. But that’s not always the case with real estate investing. And my guest today is fully aware that there’s still great profits to be made with those smaller multifamily properties. Tim Vest is the Founder of Harvest Properties Group, and has more than 15 years of experience in real estate and development. Like many real estate investors, his journey started with fixing and flipping single-family homes until he was able to scale his business out of residential and pivot to multifamily properties. While the vast majority of his portfolio has been created with properties that are 20 units and up, he hasn’t lost sight of the fact that the smaller multifamily properties still offer great returns. With less competition and higher cap rates than the 80 or 100+ unit properties, he’s been able to keep the cash flowing and his investors happy. In this episode, we’re going to talk about why these smaller properties are yielding bigger ROI, some of the lessons he learned from flipping single-family homes which led him to pivot to multifamily, and why you shouldn’t wait until everything falls into place before you make deals. In the real estate investor world, it’s very easy to be laser-focused on raising capital, raising rents, and increasing your bottom line. But one thing that can cripple a business is adding more debt to maximize profits.  My guest today is Hunter Thompson. Hunter has helped hundreds of investors close deals in commercial real estate and controls $100M in assets. He is the Founder of Asym Capital, the Host of the Cash Flow Connections Real Estate Podcast and the author of Raising Capital for Real Estate: How to Attract Investors, Establish Credibility, and Fund Deals.  I absolutely loved this interview because we’re on the same page with so many key concepts.
