135: Jim Sheils: Setting and Communicating Clear Expectations With Your Team

My guest today is Jim Sheils. Together with his best friend, Brian Scrone, Jim co-founded Jax Investments, a multi-million dollar business venture. Currently Jim and Brian have completed many real estate deals and now teach their techniques at events all over the world. Jim credits their incredible success to two key things: starting out slow, and most importantly, finding the right “been-there, done-that” mentor. The mentors that really made the difference for Jim and Brian were investors from Australia who loved to surf and invited them to join their “board meetings”. These meetings, held during surfing trips, brought in an element of fun to the stereotypical boring meetings and inspired Jim and Brian to found The Board Meeting Strategy for entrepreneurs and their families. 134: Nick Raithel: Get Your Own Professionally-published Book While Investing 7 Hours of Your Own Time

My guest today is Nick Raithel. Nick is the creator of the 7-Hour Book. This proven system allows any investor or entrepreneur to get their own professionally-published book while spending only 7 hours of their time on it. With the 7-Hour Book, Nick is on a mission to help investors and entrepreneurs finally get the recognition they deserve. Time and again, he’s seen those in nearly every community who have incredible stories and knowledge to share. A book is the ultimate way for them to share their insights and, in doing so, generate their own income. It’s also an excellent way to redefine yourself and thrive in the new economy. Yet the always seems to be that no one has any time. Seeing this, Nick combined advanced time management strategies with his own experiences in publishing and marketing. 129: Gena Lofton: Security Based Lending

My returning guest in this episode is the inspirational Gena Lofton. Gena provided so much value in Episode 54 for my listeners! In this episode, we discuss a strategy Gena uses in her own life to have the same dollar have multiple uses, a strategy called, Security based lending. This strategy teaches how to leverage your stock portfolio to buy more cash flowing businesses and assets. According, to Wells Fargo "a securities-based line of credit helps you to meet your liquidity needs by unlocking the value of your investments. This type of borrowing may be easier to obtain and more cost-effective than other alternatives. It depends on whether you have sufficient eligible securities to use as collateral. Some of the advantages of securities-based borrowing include: Access to cash when you need it Typically lower rates than other forms of credit No set-up, non-use, or cancellation fees Ability to borrow between 50% to 95% of your eligible assets, depending on the collateral and type of credit you receive These lines of credit can be used for many purposes. Common uses include: Real estate purchase Expenses such as taxes or tuition Boat, car, or other luxury purchase Business opportunity You can use a non-purpose securities-based line of credit for any purpose except to purchase, carry, or trade securities; refinance or repay margin loans; or repay any other loan used for securities purchases. A margin account is the only securities-based line of credit you may use to purchase securities." 126: Patrick Bet-David: The Life Of An Entrepreneur

My guest in this episode is Patrick Bet-David. Patrick’s amazing story starts with his family fled Iran during the revolution to a refugee camp in Germany eventually immigrating to America when he was 12-years old; eventually being granted US citizenship. After high school Patrick joined the U.S. military and served in the 101st Airborne before starting a business career in the financial services industry with Morgan Stanley Dean Witter. After a tenure with a couple traditional companies, he was inspired to launch PHP Agency Inc., an insurance marketing organization – and did so before he turned 30. PHP is now one of the fastest growing companies in the financial marketplace. Patrick is passionate about shaping the next generation of leaders by teaching thought provoking perspectives on entrepreneurship and disrupting the traditional approach to a career. Patrick’s popularity surged and created a buzz in the hearts of entrepreneurs all over the world when The Life of an Entrepreneur in 90 Seconds, a video he created, accumulated over 25 million views online. This and sores of other videos comprise his library of edifying, educational and inspirational content about entrepreneurship. What Patrick’s online audience and fans most appreciate about Patrick is that he isn’t just a YouTube personality regurgitating content they learned in books, instead he’s an active CEO dealing with day to day challenges ranging from hiring, firing, negotiating with investors, compliance, marketing, expansion and many other facets of running a business. This also led to the interest from one of the largest online entrepreneurial magazines, Entrepreneur.com being interested in featuring his content on their site and Entrepreneur Network, their online YouTube channel. Patrick speaks on a range of business, leadership and entrepreneurial topics including how and why to become an entrepreneur and the importance of learning how to fully process issues. He is particularly passionate about the need for every individual to pursue their desires, once stating, “Most of the greatest world changers and heroes of all time are at the graveyard undiscovered because they never sold out to their dreams and desires.” Patrick has also hosted a series of one-on-one interviews with some of the world’s most interesting people, including Billionaire and Entrepreneur Mark Cuban, Apple co-founder, Steve Wozniak NBA Hall of Famer James Worthy, Author of 48 Laws of Power Robert Greene, Indy-500 Winner Al Unser Jr., among many others. To further encourage individuals to seek mentorship and counsel from some of the greatest minds out there, three years ago, Patrick launched the Entrepreneur’s Book Club, which has gained notoriety from tens of thousands of people worldwide that read the assigned book of the month for a chance to win monthly prizes. From a humble beginning as a young immigrant escaping war-torn Iran with his parents, to founding his own company, Patrick has gained a first-hand understanding of what rags-to-riches means and how it is fueled by freedom and opportunity – the core tenants of the American Dream.
