Welcome to the latest edition of 2 Sense on the Australian Property Podcast, where we break down the biggest news headlines of the week and tell you what this really means for you.Mortgage Broker Chris Bates and Buyer's Agent Pete Wargent discuss mortgages swallowing 1/5 of households, overseas students driving migration, and investor exodus in Sydney and Melbourne. Story 1: Mortgage monster swallows 1 in 5 households
The cash rate target has gone to 4.1%, and may even rise further and repayments exceed incomes in some households
Why? Overstretched? Over-leveraged borrowers? Other costs of living have soared
What next? Unemployment up? Arrears up? Defaults? Forced selling?
Story 2: Indian Students migrating to Australia and Canada
Population growth is at record highs – a huge driver is the return of international students
India is taking over from China and is a key driver of population growth
India is a different economy from China, and won’t need as much of our minerals
SQM reports that rental vacancies are going to hit all-time lows in October
What next? Population growth should normalise once student figures normalise
Story 3: Investor exodus gathers steam in Melbourne and Sydney
More stock listings are accounted for by investors selling off
Where? Mainly Melbourne especially inner Melbourne
Why? Cashflow sensitive, offloading underperforming assets (and Melbourne units have been)
What next? Investor financing is actually also rising, so it’s a tug of war in both directions. New listings are up, but are being absorbed too.

2 sense: Builders losing money, desperate Aussies turn to tiny dwellings as shortage bites
Welcome to the latest edition of 2 Sense on the Australian Property Podcast, where we break down the biggest news headlines of the week and tell you what this really means for you.Mortgage Broker Chris Bates and Buyer's Agent Pete Wargent discuss the housing shortage forcing people to turn to granny flats, property investors driving a mortgage rebound, and why 1/3 of builders are losing money.Story 1: Desperate Aussies turn to granny flats
CoreLogic economist Eliza Owen notes the following reasons why the rental market is still so high: (1) a shortfall of rental listings at a time when people are once again migrating to Australia in big numbers, (2) a growing desire among people post-pandemic to live in bigger homes with fewer people and (3) shortfall in investors building new properties for renters as interest rates have risen.
Not such good news for renters in the short term as there's going to be some pain as we continue to see strong flows of net overseas migration.
What's next?
Story 2: Property investors drive mortgage rebound
According to the Australian Bureau of Statistics (ABS), overall mortgage commitments rose by 2.2% in August, with owner-occupier commitments rising by 2.6% and investor mortgage commitments rising by 1.6%. The rebound in overall mortgage growth is being driven by investors, with the value of investor commitments almost back at the 2015 peak.
While a higher than usual share of investors are selling, there are also more investors purchasing
The situation facing property investors should also improve over the coming year given the rental market is experiencing record tightness, population growth is booming, prices are rising, and reduced construction levels.
What's next?
Story 3: A third of large builders are losing money
Despite talk of greedy developers, many are going bust, and a third of larger developers are burning negative cashflow according to the FSR released by the Reserve Bank of Australia.
Materials cost inflation slowed to 0.2% in the September quarter (Coredell), but wages are still under pressure due to skills shortages across the construction sector because of thin margins, leverage, rising interest rates, and soaring costs.
It is expected to have more insolvencies, undersupply, unit rents to rise, and units to outperform for the next year or two in the capital cities.

As Chinese students and migrants return to Aus, pathways to foreign buyers pick up again. Enquiries are up 76% YoY in Q2 (Juwai) after 3 years of lockdowns
FIRB saw approvals rise 40% over the year for Chinese buyers in FY2023, with a boom in the June quarter this year
Where? Mostly a Sydney/Melbourne dynamic, and more into larger homes this time around – houses and townhouses more than small units
Why? Chinese borders reopened in January so there is a lag effect at play here, and we are now seeing the catch-up
Capital flight, aspirational to own Aus property and move to/live in Australia
What next?
Story 2: Aussie property prices return to record highs (The Aus, PropTrack)
Prices fully recovered downturn by September 2023, a bit different from what some have forecast!
Where? Adelaide, Brisbane, Perth, and Sydney just -0.3% below the record
Why? Record population growth, few forced sellers, low stock, rising rents, soaring building costs
What next? Steadier growth into 2024 and 2025
Story 3: Farmland returns drop to 8-year low on El Nino
Farmland impacted by weather, foreign owners have sold to lock in gains at high prices
Why? Cyclical, weaker commodity prices, El Nino, and some sellers locking in gains
What next? Foreign ownership to rebound as the world opens up, FIRB restrictions have had an impact
