650: Glamping, Campsites, and The Insane RV Park Revenue No One is Talking About w/Heather Blankenship
RV park investments are probably not the first thing you think of when somebody says “real estate investing.” You’re probably used to single-family homes, duplexes, apartments, or something that has to do with long-term, residential real estate. What if we told you there was a hidden niche in the real estate investing arena, one with less competition, sky-high revenues, and almost unlimited ways to cash flow. Heather Blankenship has been in the short-term rental investing niche for more than a decade. It was much different back when she got started. On a coast-to-coast road trip, Heather had the idea to buy an RV park. She had no experience, no money, and knew nothing about hospitality operations. She was, quite surprisingly, able to find and buy a $3.2M RV park, which she’s now upgraded into a $15M property. Don’t get her story wrong, this is not a “fake it till you make it” type scenario. Heather put in years' worth of long days, longer nights, and enormous effort to make properties just like this one, finally profit. Now, with three kids and a portfolio worth over $30M, Heather has become one of the leading figures in creative short-term rental investing. If you’ve never thought about glamping, camping, or RV park investing, this episode will seriously pique your interest. In This Episode We CoverThe massive cash flow you can earn from RV parks, campsites, and glamping How the short-term rental space is softening and what hosts can do to stand outDitching the traditional travel sites and why building a direct booking site may be the best move for investors The dozens of ways you can make money owning an RV park or campsite Commercial financing, permitting, and everything else you must know before buying a large short-term rental property And So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterHear Heather’s Interview on The “Real Estate Rookie” PodcastFanboy with Rob over Matthew McConaughey’s InterviewCampgrounds—The Investment You’ve (Probably) Never Thought AboutUse the BiggerPockets Tools on Your Next DealBooks Mentioned in the Show:The Gap and the Gain by Dan SullivanThe Ruthless Elimination of Hurry by John Mark ComerConnect with Heather:Heather's BiggerPockets ProfileHeather's InstagramClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-650Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 648: Why Winners Quit: The 5 Factors to Leaving a Soul-Sucking Job w/Pat Hiban and Tim Rhode
Quitting your job is a big decision and it doesn’t always lead to the perfect outcome—at least not immediately. Most people think that you have to be miserable or make very little money to want to quit a job, but even high earners still find themselves struggling to attend their nine-to-fives. Pat Hiban is the perfect example. He quit during his prime even as he was making a high income and after owning his own company. Regardless of all the respect, responsibility, and ability to make phenomenal income, it just wasn't enough for Pat.You may be feeling the same. Maybe you’re daydreaming about multifamily investing as you sit at work, or picturing the perfect vacation rental property on your commute. Whatever your reason, quitting might be the best move for you to make, but only if it’s the right time. Don’t worry if you’re struggling with decision fatigue, Pat and fellow quitter Tim Rhode just came out with their newest book, The Quitter’s Manifesto: Quit a Job You Hate for the Work You Love.In it, Pat and Tim give stories and tools that will help you on your path to building wealth while leaving a job that you hate. The resources you’ll find in this book are exactly what our very own David Greene used when deciding to quit his highly lucrative, but mentally draining job as a police officer. If you’ve been sitting on the fence, not knowing the next step to take in your career, this book may be exactly what you need.In This Episode We Cover:How to quit your job and start investing in real estate full-timeThe five factors of a soul-sucking job and how to evaluate whether or not it’s time to jump shipFinding the "quitter’s trapeze” that can help you transition from W-2 to self-employed workerBuilding your team of quitters who will hold you accountable and take you to the next level of your careerWhat it looks like when you’re ready to quit and how to emotionally prepare for the impactAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterBiggerPockets Podcast 190 with PatBiggerPockets Podcast 353 with TimHear David’s Real Estate Origin Story on The “BiggerPockets Money Podcast”10 Challenges to Seriously Consider BEFORE Quitting Your Day JobBooks Mentioned in the Show:6 Steps to 7 Figures by Pat HibanThe Quitter’s Manifesto by Tim Rhode and Pat HibanConnect with Pat & Tim:Pat's LinkedInPat's BiggerPockets ProfileTim's WebsiteTim's LinkedInClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-648Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 647: Got a Need for Leads? Use This Opener to Earn Trust in 5 Seconds (or Less!) w/Juliet Lalouel
Everyone wants more real estate leads. It doesn’t matter if you’re an agent, investor, flipper, or mortgage broker. The more prospective buyers and sellers, the better. But what happens when you finally get those leads? Maybe you’re cold calling, meeting for coffee, or linking up at the property. What do you say to let leads know that you’re the best agent or investor around and that they can trust you to get the deal done? Juliet Lalouel has a simple, fool-proof answer for you.Juliet operates out of Hawaii, one of the nation's hottest real estate markets. She’s done everything from working in restaurants to running a bike business in her garage, to even becoming the go-to matchmaker for musicians that want to invest in real estate. She’s worn a lot of hats and even decided to leave one of the top teams in the state to go solo as an investor agent. When she realized all the leads were coming from her own personal network, she decided to make the jump on her own. Now, she’s actively flipping, buying, and selling homes for not only herself but her investor clients throughout the islands. She’s been able to grow a respectable network, one which many investors dream of having, and she did all of this through tweaking her “tonality.” If you want to hear why this small change led to such big results, be sure to listen all the way to the end of this episode. In This Episode We Cover:How to get more real estate leads as an agent, investor, or brokerWhy “tonality” is such an important part of your pitch when selling yourself to clientsBuilding your investor network and gaining the trust of the biggest players in your areaWhy every investor or agent should reassess their emotional intelligence (and how to improve it)The five-second pitch to earn a lead’s trust as soon as they pick up the phoneWhy no type of experience is unimportant when it comes to building real estate skills And So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterAmy Mahjoory’s 4-Second Power PitchBooks Mentioned in the Show:SOLD by David GreeneSKILL by David GreenePitch Anything by Oren KlaffThinking, Fast, and Slow by Daniel KahnemanNever Spilt the Difference by Chris Voss48 Laws of Power by Robert GreeneConnect with Juliet:Juliet's WebsiteJuliet's InstagramHeavyRealty's InstagramClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-647Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 646: Building Wealth Like Warren Buffett & Lessons Learned from Billionaires w/Trey Lockerbie
Every investor has wondered how to invest like Warren Buffett. He’s arguably the best stock trader of all time—preaching the fundamentals of investing in equities, something that most modern-day investors seem to forget. We’re seeing the same thing in the real estate industry. With a runup of home prices and stock prices over the past two years, almost every investing strategy has worked. But, as prices begin to plummet, overconfident investors are starting to see the errors of their ways and that making money isn’t always easy. So in today’s risky environment, we have to ask: what would Warren (Buffett) do?Someone who’s been asking that question for years is Trey Lockerbie. He’s co-host of We Study Billionaires, where he interviews some of the best and brightest investors on planet earth. Trey has lived an interesting life. He was a musician, went on the road for years, started a kombucha brand, and now reads everything he can on how to build billion-dollar businesses and billion-dollar wealth. With the aura of fear many of us are feeling in the investing space, Trey brings in some much-needed clarity on what investors should and shouldn’t be doing right now. And he got some of this advice directly from top stock investor himself, Warren Buffett. While we do go deep into the coming opportunities for real estate investors, we also hear about how stock investing isn’t so different, and why the massive drop in cryptocurrency prices could be an opportunity for investors who are on the fence about blockchain. Regardless of what you invest in, how much you invest, or whether or not you’ve started investing, Trey can enlighten you on how to maximize the decision you’re about to make.In This Episode We Cover:Secret investing lessons learned at a dinner with Warren BuffettUnderstanding the “human” element behind why markets rise and fallFear vs. greed and whether or not to buy in an overly pessimistic investing environmentWhy Bitcoin is becoming more attractive to real estate investors even as its price dropsInflation, money printing, and how the world’s debt worksHow high will interest rates go and what investors should prepare forStarting a business that can sell for millions (or billions) and how to get thereAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterListen to Our Past Episode with “We Study Billionaires” Host Stig BrodersenCheck Out Our Episode with Ed Mylett on Investing Opportunities in 2022How I Hired Warren Buffett as My Real Estate Mentor“We Study Billionaires” PodcastConnect with Trey:Trey on TwitterDrink Some of Trey’s Superb KombuchaClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-646Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 644: 50 Properties in 6 Months Using the Supercharged BRRRR Strategy w/Chad Beeman
The BRRRR method (buy, rehab, rent, refinance, repeat) is commonly known among real estate investors as one of the fastest ways to build a portfolio of rental properties. The beauty of the BRRRR strategy is that it takes less time and money to get properties to cash flow with baked-in appreciation. But what if you were to ramp up the BRRRR method, so instead of doing a BRRRR every year, you did it 125 times a year. Sounds a little insane, right?Meet the man behind the madness, Chad Beeman, who has (and this is not an exaggeration) bought and BRRRRed fifty rental properties in the past six months. This is a staggering amount of properties to buy in such a short amount of time. The craziest part? Chad is planning on purchasing another seventy properties over the next six months! So how is he able to buy so many properties, scale so quickly, and do so without losing his balance?Chad walks through his small team, system, and thought process that helps him stay so successful. He’s had some blunders in the past (like spending $30K rehabbing the wrong house) but has thought of them as “tuition” when investing in real estate. Thanks to these mistakes, he’s been able to grow faster, build more than a million dollars worth of appreciation, and shoot well past financial freedom in his real estate investing journey. In This Episode We Cover:Why the BRRRR method is perfect for those who are strapped for cash but want to build wealthHow the current housing market is affecting BRRRR deals and the art of making multiple offersBecoming an “accidental millionaire” and how real estate wealth grows in the backgroundBuilding a small team, learning to outsource, and developing the “Who Not How” mentality Real estate partnerships and how they can allow you to buy more properties using less moneyWhy you should always double-check you’re at the right house BEFORE doing a renovationAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterListen to Our Interview with “Who Not How” Author Dan SullivanUse the BiggerPockets Calculators to Analyze Your Next Rental PropertyBooks Mentioned in the ShowBRRRR by David GreeneWho Not How by Dan SullivanConnect with Chad:Chad's InstagramChad's LinkedInClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-644Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself?
