672: Seeing Greene: Interest Rates, Flipping Tips, and Investor-Only Loans
Rising interest rates are being met with some negativity from investors. Deals don’t make sense anymore, cash flow is becoming almost extinct, and those who could qualify just a year ago are barely making the cut. David Greene, veteran real estate investor, says that now is the time to buy!Welcome back to another Episode of Seeing Greene, where David hits on some time-sensitive questions surrounding the world of real estate. We touch on private money lending, the housing market and interest rate updates, how to “gift” a down payment, real estate partnerships, goal setting, and who should stay away from house flipping. If you’re just starting your journey in real estate investing, this is the episode to listen to!Want to ask David a question? 671: Will the “Silver Tsunami” Flood You with Cash Flow? w/Isabelle Guarino-Smith
Assisted living investing isn't your typical type of rental property investing. When someone thinks “I want to get rich in real estate,” they’re often not considering setting up a home for seniors, those in medical decline, or medical patients. Investors almost prematurely dismiss any idea of RAL homes (residential assisted living) if they have no medical background and no personal need to do it themselves. This can become a costly mistake, especially when the evidence adds up on why assisted living could be the most recession-proof real estate investment out there.Isabelle Guarino-Smith is one of the investors that decided to go down this path. Without any medical experience of her own, she led her family business to become a successful assisted living brand throughout the state of Arizona. When her grandmother needed care many states away, Isabelle’s father realized that building not only a better facility, but a more profitable portfolio, was a smart move to make. And this risk has paid off significantly, as Isabelle now takes home a five-figure monthly cash flow from each of these properties. She knows that the “silver tsunami” is coming in quickly and that capitalizing on this niche now could mean even great profits in the future. But, this isn’t all about the money for Isabelle and her team. She’s seen how much better care seniors can get in smaller facilities and that this type of investment doesn’t just pay itself back in profits, but in knowing that you’re making a difference in the lives of those who need it most.In This Episode We Cover:How to transition from residential real estate investor to assisted living specialist The three types of senior housing facilities and the only one worth investing inThe “silver tsunami” that’s on the way and how to capitalize on it before it’s too lateFinancing options for assisted living investments and how to raise capitalRenovation tips, common costs, and how much you can expect to make on your first facilityAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDave's BiggerPockets ProfileDave's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterHere’s Why You Should Consider Investing in Senior LivingShould You Invest In Senior Housing (And Is Now the Right Time)?Genworth’s Cost of Care SurveyBooks Mentioned in the Show:Rich Dad Poor Dad by Robert KiyosakiThe Pumpkin Plan by Mike MichalowiczThe 5am Club by Robin SharmaConnect with Isabelle:Isabelle’s WebsiteClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-671Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 670: BiggerNews October: Should You Sell Before the Fed “Creates” a Crash?
After a strong housing market runup, the Federal Reserve is looking to tame this economic beast with yet another rate hike. Most investors see now as a time to take a step back, invest less, and hold their financial positions steady. But, are we approaching a 2009/2010-type scenario where home prices dramatically drop, and deals are easier to find than ever before? On this month’s BiggerNews, we bring in Kathy Fettke, nationwide real estate investing expert and On the Market expert guest, to give her take on upcoming opportunities. In a recession or correction, smart investors deploy their “defensive investing” techniques, allowing them to pick up steals, not just deals, and fold properties into their portfolio that can help float them during times of trouble. Even as an intense investor, Kathy adopts the “aggressively defensive” tactic, the same one Rich Dad Poor Dad author Robert Kiyosaki told her about back in 2008. Simply put, industry experts like Kathy aren’t thinking of selling—they’re focused on buying! To wrap up, Dave, David, and Kathy give some practical tips on time management, and how to keep buying as you get busy. With only twenty-four hours in a day, these big-time investors still find ways to run business, record podcasts, and buy new deals, but only thanks to a system they’ve designed. Before you know it, you might be in too tight of a timeline to actively invest, so start implementing these tips now!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramDave's BiggerPockets ProfileDave's InstagramSubscribe to the “On The Market” YouTube ChannelBiggerPockets Podcast 502The Fed Basically Admitted It. 669: Seeing Greene: Is BRRRR Investing About to Get Even Better?
BRRRR investing has become one of the most popular real estate investing strategies across the United States. But, the great contractor shortage of 2020 and 2021 almost decimated BRRRR investors. Record high prices, dragged-out timelines, and the inability to rely on almost anyone to fix up houses brought this strategy close to extinction. But now, we’re seeing a second wind of BRRRR investing as contractors aren’t being stretched so thin and competition for real estate starts to slump.Welcome back to another episode of Seeing Greene, where your “I don’t seek validation, validation seeks me” host, David Greene, is back to answer your questions on anything related to real estate. In this episode, we talk about investing methods such as the BRRRR strategy, real estate syndication investing, becoming a real estate professional, and more. We’ll also touch on some deeper topics like why so many new real estate investors crave validation, how to know when to fire your property management company, and the medieval meaning of “racking your brain.”Want to ask David a question? If so, submit your question here so David can answer it on the next episode of Seeing Greene. Hop on the BiggerPockets forums and ask other investors their take, or follow David on Instagram to see when he’s going live so you can hop on a live Q&A and get your question answered on the spot!In This Episode We Cover:How less competition for contractors could make the BRRRR strategy much more viable in 2022Real estate syndications vs. investing in your own deals (and how to know which is a better choice)Becoming a real estate professional to significantly lower your taxable incomeRefinancing a property even if you lack a W2 or don’t have consistent incomeThe right way to find a mentor and taking the “apprenticeship” role instead of asking for adviceWhen to switch property managers and questions to ask before you let them goAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramFind the Real Estate Professional You NeedBiggerPockets Podcast 378 with Brian BurkeBiggerPockets Podcast 649 with Alex HormoziBooks Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneLong-Distance Real Estate Investing by David GreeneInvesting in Real Estate with No (and Low) Money Down by Brandon TurnerClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-669Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 668: 10 Units in 3 Years and Giving Back While Getting Ahead w/Zasha Smith
Reaching financial freedom doesn’t mean grinding away for decades to finally retire. It may only take a couple of deals for you to create enough traction to quit your W2 or go full-time into investing. But what if you have a family and children to support? Surely there’s no way to hit quick financial independence with those responsibilities? If you’re still not persuaded, hear Zasha Smith’s story.Zasha was working sixty-hour weeks, sometimes every day of the week, as a civil engineer. She knew that continuing down this career path would lead to long days, even longer nights, and time away from her children. After a quick Google search on “how to get rich,” she stumbled upon real estate investing. After her first successful home flip and her first rental property purchase, she gave her resignation, and the rest is history. Now, she’s got a portfolio capable of providing her a financially free lifestyle, with ten units acquired in just three years. Mind you, this all happened during the events of 2020, meaning Zasha deserves even more credit! She’s currently using her wealth to give back to the community, with plans to build affordable housing throughout her home state of Hawaii. Her “give back, get ahead” mentality is surely working, and it’s something all real estate investors should try.In This Episode We Cover:When to quit your W2 and pursue full-time real estate investingFinding off-market deals and beating Brandon Turner in his own backyardAffordable housing and how you, the landlord, can help those who have limited resourcesMasterminds, real estate meetups, and other ways to quickly grow your investing network Real estate partnerships and red flags that every investor must pay attention toGiving back to the community and mentoring others who are just getting startedAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterFind the Real Estate Professional You NeedWhy I’m Investing in Affordable Housing for the Long Haul10 Challenges to Seriously Consider BEFORE Quitting Your Day JobBooks Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneRich Dad Poor Dad by Robert KiyosakiConnect with Zasha:Zasha's BiggerPocketsZasha's InstagramClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-668Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 667: How to Get Any Seller to Accept Your Offer in 24 Hours (or Less!) w/Jonathan Greene
Investment properties are hard to find—unless you use the tips Jonathan Greene mentions in today’s episode. If you’re like most real estate investors, you know that in 2022, it can feel like you're constantly getting nickeled and dimed over every aspect of your offer. The seller wants more money, a quicker closing, refuses to give seller concessions, and acts like their often outdated, structurally unsound property is worth as much as their neighbors' new construction down the street. How do you negotiate with these sellers to actually get the deal done at a price that won’t destroy your future profits? Or, maybe a better question to ask is, how do you find deals already on the market, with desperate sellers waiting to accept any offer that comes their way? What if you’re a brand new real estate investor, still looking for your first rental property? How do you get on the same wavelength as a tough seller?Jonathan Greene is known around the BiggerPockets forums as a millionaire mentor. He left his career as a criminal prosecutor to start profiting from investment properties. Now, he runs an agent team that has built seriously strong negotiation tactics, and Jonathan still invests heavily on the side. He’s walked away from more deals than he can count. But, he’s also won deals that other investors would have no chance at acquiring. Want to repeat how Jonathan did it? You’ll hear it all in this episode! In This Episode We Cover:Why “hard” negotiations don’t work in real estate and the fastest way to ruin a potential dealDefining your “buy box” and looking for much more than just cash flowThe foolproof way to guarantee you'll make money on your investment property purchasesWhy rookies get stuck in analysis paralysis and how simply “seeing” a house will snap you out of itBecoming a great real estate negotiator and giving sellers offers that they can’t refuseThe almost too easy way to find under-the-radar real estate deals on the MLSAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterBiggerPockets Real Estate Podcast 5847 Top Real Estate Negotiation TipsListen to “Zen and the Art of Real Estate Investing"Connect with Jonathan:Jonathan's BiggerPockets ProfileClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-667Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 666: Seeing Greene: The 10-Second Formula to Solve the "Sell vs. Rent" Situation
Unless you’re trying to invest in real estate using all cash, you’ll need to know which investment loans work best for you. But what if you’re a contractor, a business owner, or self-employed? What if you’ve already used up all your financeability and your DTI (debt-to-income ratio) is too high for lenders to take you seriously? What’s your next step? Fortunately, even if you’re feeling the crunch of difficult financing, you still have numerous ways to buy rental properties. You just need to know where to look! We’re back! Or more like David is back on another episode of Seeing Greene where he takes the most-pressing questions from our audience and answers them live for all investors to benefit. In this episode, we’ll be talking about mid-term rentals and the threat they pose to “regular” rental property investing, why it’s so challenging to find investor-friendly agents, how wholesaling real estate could get you into trouble, and house hacking in an expensive market (even with VERY little down).Want to ask David a question? If so, submit your question here so David can answer it on the next episode of Seeing Greene. 665: Building a 150-Unit “Lease Arbitrage” Empire and the STR Furnishing Playbook w/Jeff Iloulian
Short-term rental arbitrage seems like an elusive concept. As a real estate investor, it can be a little hard to wrap your head around it. You lease a property, rent it out, and then…profit? That’s right! Without buying a rental property, dealing with maintenance or large-scale repairs, you too can make just as much money (if not more) than the landlord down the street without ever owning the property in the first place. It sounds like a dream, but in reality, you’ll need an airtight system and team to make it work.Thankfully, Jeff Iloulian has all that and more. Before 2014, Jeff was living as a lucrative lawyer, billing high by-the-minute rates and making money every second he worked. This was during the “wild west” of short-term rental investing, where mom-and-pop owned vacation rentals were starting to become a serious way to make passive income. Jeff initiated his portfolio with just one “lease arbitrage” unit and eventually ballooned his empire up to 150 rentals! Now, Jeff does more than just run his short-term rental portfolio. He runs the buying group HostGPO, helping link up short-term rental operators with vendors who can provide better, time-tested, industry-specific products. Not only that, Jeff manages numerous other vacation rentals, so he knows everything from furnishing to cleaning, check-out procedures, and more. He gives a furniture and furnishing masterclass in the second half of this interview where many of his tips could save you thousands over the lifetime of just one rental unit.In This Episode We Cover:Rental arbitrage and how any investor (no matter their budget) can use it to make passive incomeBreaking out of the “not enough time” matrix to start investing on a busy scheduleFurnishing your short-term rental and why IKEA may not be the best bet for bed sheetsBuilding your short-term rental dream team and how to manage a large-scale portfolioThe mega-niche investing opportunity of renting soon-to-be destroyed homes Leaving a lucrative career to invest in real estate and why it’s almost always worth itAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterAirbnb Rental Arbitrage—The Ultimate GuideThe Ultimate Guide to Short-Term Rental PropertiesCreative Ways to Furnish Your Short-Term Rentals on a BudgetHow to Build Your Dream Short-Term Rental TeamGet Exclusive Short-Term Rental Investor Discounts with HostGPOBooks Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneShort-Term Rental, Long-Term Wealth by Avery CarlConnect with Jeff:Jeff's WebsiteClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-665Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 664: Why Your “Pitch Deck” Won’t Work (and What to Do Instead) w/Pitch Anything’s Oren Klaff (Part 2)
The way you pitch anything is how you pitch everything. So how are you showing your professionalism in meetings, negotiations, or presentations? Are you rolling in nervously with a pitch deck that looks like it was made by two middle-schoolers, sporting an unfitting suit and some cheap-looking picture of Hawaii as your background? Is that what multimillionaires want to see on a deal presentation? Will investors even take you seriously? There are a few keys to a perfect pitch, regardless of what you’re even pitching. Oren Klaff, author of Pitch Anything, has become a master at deal negotiations and capital raising. He’s seen what makes a prospective investor walk out of the room or end a video call early, and he’s here to make sure you’re not the person on the other end of that presentation. So what do you need to do to successfully sell or pitch anything? In part two of this second episode with Oren, we walk through the different types of brain stages a presentation attendee is in, how to bypass the brain, and the wrong way to design a pitch. Oren has seen it enough to know that the how you’re presenting information probably isn’t the right way. He gives some rapid-fire tips on immediately boosting your credibility, upping the stakes, and how to get investors, attendees, or anyone else on your side from the first sentence. In This Episode We Cover:Pitching to “dead air” and how to successfully sell anyone on a deal in the video conference-first worldBypassing the brain so investors and attendees hear what you have to sayThe wrong way to structure a pitch and why most people fail at building rapportEnding the pitch, escalating the tension, and raising the stakes for your attendeesThe million-dollar move that helped Rob raise seven figures in only a few daysAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterCheck Out Part One with OrenHow to Take Control of Everyday Negotiations With One Simple TechniqueHow to Pitch to Investors So They BiteThe 4-Second Pitch to Unlock Unlimited FundsBook Mentioned in the Show:Pitch Anything by Oren KlaffConnect with Oren:Oren's websiteClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-664Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself? 663: How to “Raise the Stakes” So Anyone Accepts Your Deal w/Pitch Anything’s Oren Klaff (Part 1)
Oren Klaff is best known for his groundbreaking book, Pitch Anything. In it, he gives a systematized way to take control of every meeting, negotiation, and deal on your terms without taking a submissive position. Oren has the expertise to back up his claims. As a world-renowned leader in sales, capital raising, and negotiation, he’s been in the meetings, flipped the script, and gotten deals done that most couldn’t even dream of. Now, he’s sharing his wisdom with you.Much of what Oren describes gets a bad rap in today’s world. The terms “alpha” or “in control” are subliminally thought of as violent or harsh, but in Oren’s context, they are completely accurate. In part one of this two-part episode, Oren gives you everything you need to take control of your deal, get negotiations done on the terms you want, and put opponents in the position for you both to succeed, instead of merely butting heads. But this advice isn’t just for the board room. These key principles work in every conversation you’ll ever have, whether you're raising millions to close on an apartment complex investment or merely trying to get your kid to eat their vegetables. The way you pitch, frame, and control a conversation directly correlates to its outcome. And in real estate investing, this isn’t a skill you’ll want to be without. In This Episode We Cover:The alpha and beta dynamic and putting yourself in the alpha position in every negotiationThe risk of not taking control and how giving someone else the lead could ruin your dealShifting perspective and the “frame control” exercise that’ll bring anyone down (or up) to your levelPutting your opponent or partner in an “emotional state” so they can see your point of view Raising the stakes and how doing so will solidify any deal that needs to get doneAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterHow to Take Control of Everyday Negotiations With One Simple Technique7 Real Estate Negotiation Tips4 Reasons Negotiating Regularly Will Make You Richer, Wiser, & More ConfidentBook Mentioned in the Show:Pitch Anything by Oren KlaffConnect with Oren:Oren's websiteClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-663Interested in learning more about today’s sponsors or becoming a BiggerPockets partner yourself?
