Victor Kumar & Steve Waters from Right Property Group strongly advocate that creating a balanced portfolio, combining both growth and cash flow is GOLD. It's imperative that you balance both ends of the equation to get to the result and don't become impatient.
They will take a deep dive into ensuring you don't confuse action with results. Action needs to be deliberate and sometimes the best action to take is no action: waiting it out, letting your portfolio consolidate, and letting the cash flow settle down to get through the initial flurry of expenditure will allow you to look at the impact on the portfolio, the impact on your borrowing capacity and ensuring that this step is getting you closer to the end goal.
