What Are Sexy Assets to Diversify Into with "Rich Dad, Poor Dad" Co-Author, Sharon Lechter

Start making passive income here: https://bit.ly/4ke5J2b What are the sexiest, most strategic assets you can invest in right now, especially in a volatile, uncertain market?  That’s the exact question I brought to legendary financial literacy pioneer and co-author of Rich Dad Poor Dad, Sharon Lechter. If you’ve ever wanted to hear directly from the woman behind one of the most influential financial books of all time, this is your moment. In this high-value episode, Sharon and I explore what it really means to diversify your wealth, not just with stocks, bonds, or mutual funds, but across real estate, commodities, businesses, intellectual property, digital assets, and more. We go beyond the superficial financial advice you hear from traditional advisors and dig deep into asset categories that actually build freedom, not just a portfolio. Sharon shares her incredible entrepreneurial journey from growing up in a small house between her dad’s used car lot and her mom’s beauty shop, to building billion-dollar brands like the Talking Children's Books and Rich Dad. We dive into her personal evolution and her commitment to helping people especially entrepreneurs, create not just income, but a legacy. We get into her framework of the “5 Gs” of investing during uncertain times: Ground (real estate), Grub (food), Gold, Guns, and Gas (energy). These timeless asset classes become even more important when markets get unpredictable. Sharon also shares how her monthly "Let's Talk Money" webinars are helping thousands stay on top of market shifts in real-time something she created because she was tired of people getting left behind by bad or outdated information. And of course, we couldn’t ignore the hot-button topic of Bitcoin and digital currencies. Sharon delivers a grounded, rational perspective on how digital assets fit into a truly diversified portfolio, especially for those who are new or uncertain about the volatility of crypto markets. But the real gem here is a mindset. Sharon offers powerful insights into overcoming scarcity, rewiring your thoughts for abundance, and the power of being a steward not just of your money, but your mission. This episode is about more than investing, it’s about how you think, who you trust, and the legacy you’re building. So if you're wondering where to put your money today, and more importantly, how to do it with confidence, clarity, and conviction, this episode is your playbook. Listen in as Sharon helps you evolve from financial survival to financial stewardship and legacy creation.

Real Estate Note Investing... Safe, Profitable, or Too Risky?

Start making passive income here: https://bit.ly/4kaX4O1  If you've been wondering what the best investment is in today’s market especially in a world of uncertainty, market volatility, and failed syndications this episode is for you. I sat down with Heather Dreves, Director at Central Lending, to talk about one of the most underutilized (yet powerful) wealth-building strategies out there: investing in debt. We’re not talking about going into debt. We’re talking about investing like the bank backed by collateral, with predictable monthly returns, and with far less exposure to the kind of turbulence that equity investors have faced over the last few years. Heather brings nearly two decades of experience and has helped manage over $300 million in this space. She breaks down the exact mechanics of how debt investments work, why they’re outperforming many traditional vehicles right now, and how investors (including those who aren’t accredited) can get started with either individual notes or a debt fund. We also go deep into: - Why debt investors get paid first (and what that means during a downturn) - How private lending differs from banks and why it’s more secure for investors - What “first lien position” really means for your money - What happens when a borrower stops paying (hint: you still win) - Why loan-to-value (LTV) matters more than interest rate - The difference between passive investors in debt funds and hands-on promissory note buyers - How Central Lending is underwriting deals more conservatively than institutional lenders This episode is perfect for you if: - You’ve experienced losses in syndications or real estate deals and want a safer alternative - You’re sitting on capital from the sale of a business or practice and want stable cashflow - You’re looking for double-digit returns backed by real assets - You’re just tired of the Wall Street rollercoaster and want predictability Whether you’re an accredited investor with $100K to place, or you’re just starting with $40–50K and want to learn the ropes of individual notes, Heather breaks it all down with clarity, transparency, and integrity. This is the kind of conversation that will shift your entire mindset about investing. 🎧 Listen now and learn why debt investing might be the smartest place to put your money right now. The IUL Lie: It's Not Infinite Banking and Will Cost You BIG

Curious about what an Infinite Banking policy could do for you? Book a call now - https://moneyripples.com/infinite-banking/  More and more insurance agents are pitching Indexed Universal Life (IUL) policies as a way to do Infinite Banking. Let me be blunt that’s absolutely false. I’m Chris Miles, and I’ve been in this industry long enough to know that this isn’t just a misunderstanding. It’s a dangerous lie that could cost you thousands, even millions, if you’re not careful. In this episode, I’m pulling back the curtain on the truth behind IULs, explaining how they’re being misrepresented, and why they’re fundamentally incompatible with the Infinite Banking Concept (IBC). I’ll walk you through what Infinite Banking actually is it’s a strategy, not a product and why whole life insurance is the only product that’s truly designed to execute that strategy safely, predictably, and effectively. You’ll hear me dissect a real-life example shared on Instagram by a well-meaning agent who got the messaging wrong. I’ll show you line by line where her projections are flawed, misleading, or legally questionable. From inflated return assumptions and glossing over surrender values to making risky guarantees about lifelong tax-free income this is the kind of misinformation I’m committed to clearing up. I’ll compare side-by-side numbers from that IUL illustration with an actual whole life policy I personally structured for a client. And guess what? Whole life not only performs better, it’s also more accessible, stable, and versatile especially when it comes to liquidity and cash flow. This episode is your masterclass in: Understanding how surrender fees restrict access to your own money in IULs Why rising insurance costs in IULs can eat away at your retirement income The legal risks of using phrases like “you cannot outlive this income” How IUL caps and floors are manipulated over time Why banks prefer whole life over IULs for collateral How real infinite banking strategies use life insurance to create wealth velocity, not speculation If you’re thinking about using life insurance to build wealth, create passive income, or store liquid cash safely this is the episode you need. IUL might sound sexy, but at the end of the day, whole life insurance offers safer, stronger, and more reliable outcomes for smart investors. And here’s the bottom line: Infinite Banking isn’t about chasing returns it’s about creating predictable, liquid, tax-free financial leverage you can access when you need it most. IULs simply don’t deliver on that promise. If you’ve been pitched an IUL and you’re not sure what to think, send it to me at MoneyRipples.com. I’ll review it honestly. I’ve even told people to keep an IUL before but that’s the exception, not the rule. Don’t gamble with your financial freedom.

What Is Safe To Invest In Right Now, Part 1

Start making passive income here: https://bit.ly/4du9A8K  What do you do when the economy feels like it’s spinning off its axis?  Should you stay in the stock market?  Is real estate still worth the risk? Or is now the time to sit on the sidelines?  In this episode, I bring on a powerhouse guest, Anna Kelley, to help cut through the noise and offer grounded, data-driven insights that every serious investor needs to hear. Anna isn’t just another talking head—she’s a Wall Street veteran, New York Times bestselling author, and a real estate mogul with a portfolio of over $400 million. Together, we take a deep dive into: Why the 4% rule is outdated and could wreck your retirement How inflation, tariffs, and government spending distort market signals The truth behind today’s recession indicators and why most of the public is being misled Why Anna is strongly anti-stock market right now and where she’s putting her money instead The importance of leading economic indicators (LEIs), not headlines, in predicting real shifts How commercial real estate and long-term rentals are holding up—and what the future may hold We also uncover how the media, social algorithms, and surface-level financial advice are leading many investors astray. Anna shares her approach to filtering out the noise, what economic indicators she follows (like the yield curve, Sahm rule, and Conference Board LEIs), and how she determines real risk-adjusted returns. This episode is not about fear it’s about clarity. It’s about knowing where the economy is really heading and how you can position yourself to thrive, not just survive. Whether you’ve taken a hit in real estate recently or you’re frozen in decision-making limbo, this conversation will help you move forward with purpose. Are Financial Advisors Lying to You About Stock Market Returns?

Start making passive income here: https://bit.ly/4meLlzf  Are you being misled about your investment returns? In this episode, I break down one of the biggest myths in traditional financial planning the difference between average returns and actual returns and why this gap matters more than most people realize. Financial advisors, media pundits, even names like Dave Ramsey have been preaching 10–12% returns for decades, but what does the data actually say? I walk through historical numbers from the S&P 500, show you why average returns are mathematically deceiving, and explain how this confusion can derail your retirement plan. You'll hear how I learned this firsthand as a former financial advisor and why I walked away from the industry. I also share what I’ve seen work instead: real strategies based on cash flow, passive income, and tangible assets like real estate and lending. If you're tired of feeling like the numbers don't add up and you're ready for real clarity, this episode is for you.

Alternative Investments That Create Passive Income Now

Start making passive income here: https://bit.ly/43mcUOE  Have you ever questioned whether the traditional retirement route stock markets, 401(k)s, and “set it and forget it” advice is really going to get you the life you want?  I sat down with Roberto Manzueta, a mechanical engineer of 20 years and one of our newest clients, to talk about his real-world journey of breaking free from that outdated financial mindset and taking control of his future through alternative investments. In this episode, you’ll hear Roberto’s authentic transformation from relying solely on W2 income and retirement accounts to generating real, consistent passive income. His story might sound familiar. Like many high-income professionals, Roberto was doing everything “right” but realized that even with diligent saving and investing, he wasn’t on track to retire with the lifestyle he wanted. Once he began running the numbers, he saw that something had to change. You’ll learn how Roberto explored real estate investing and why, even after pursuing deals on his own, he found the experience with Money Ripples significantly more efficient, less risky, and aligned with his time-starved lifestyle. He shares how he connected with vetted operators, bought his first turnkey property, and began earning double-digit returns all within a few months of joining our community. But this episode isn’t just about money. It’s about mindset. We talk about overcoming analysis paralysis (especially if you're an engineer like Roberto), learning to invest with confidence, and building your own team of experienced mentors. You’ll hear how important education and taking calculated action became pillars in Roberto’s journey and how this allowed him to build momentum toward hitting his goal of financial independence by age 58. If you’re wondering whether there’s really another way to do this and if it's possible to build wealth and freedom while still working your day job this is the episode for you. Roberto is living proof that with the right connections, education, and courage to act, it’s absolutely possible.

How to Get Access to More Business Funding with Leo Kanell

Start making passive income here: https://bit.ly/3YKI1ls  Let’s be real, cashflow is king. But how do you create consistent, growing cashflow from your business, especially if you're just getting started or trying to scale?  Today, I sat down with Leo Kanell, founder of Seven Figures Funding and host of the Seven Figures Club Podcast, to get straight answers on how business owners can tap into real money, build sustainable cashflow, and finally get the freedom they’ve been working so hard to achieve. Leo knows the game because he’s played it, he’s built, lost, and rebuilt businesses through good times and the recession. He shares how the 2008 financial crisis crushed his early ventures, how he bounced back by investing in his own education, and how he discovered the formula to unlock capital for thousands of entrepreneurs. In this episode, we break down the mechanics of getting funding, from credit card stacking to business lines of credit, and the critical differences between good debt and bad debt. We talk about the ROL (Return on Loan) principle, the dangers of under-capitalizing a proven idea, and how too many entrepreneurs sabotage themselves by mismanaging cashflow and personal credit. We also hit the hard truths: banks are quietly becoming more restrictive again. I share a recent conversation I had with PNC Bank about tightening lending criteria, and Leo explains how their fintech solution fills that gap with real-time, soft-pull credit pre-approvals. The game has changed, and this episode gives you the roadmap to adapt and win. Whether you're a seasoned business owner or just thinking about starting your first venture, this episode is a must-listen. We even talk about using financing for franchises and existing businesses, and Leo drops a ton of wisdom about stewarding capital, building a ripple effect, and knowing when it’s time to leverage debt to grow. And for those who say, “I’m afraid to take on debt,” Leo flips the narrative. If your business has proof of concept and you're generating ROI, it might be riskier not to take that loan. Tune in now to learn how to turn capital into freedom, manage your finances like a CEO, and finally fund the vision you’ve been dreaming about. The Smart Way to Start Real Estate with No Capital

Start making passive income here: https://bit.ly/450w9j2 Is it actually possible to get rich quick especially in real estate? Most people (myself included) have scoffed at the idea, labeling it a scam or at best, a fantasy. But in today’s episode, my guest Shiloh Lundahl lays out a real-world case study that proves it's not only possible, but also repeatable if you're willing to do it the right way. Shiloh is a licensed therapist by day and a savvy real estate investor by night, having built a portfolio of over 250 properties (many in Costa Rica) and created over $8 million in equity within a matter of years. He didn’t win the lottery or hit a crypto jackpot he built a strategic, disciplined real estate business from scratch while maintaining his therapy practice. Today, he’s here to share how you can do the same. We explore what "rich" and "quick" really mean. Is becoming a millionaire within five years fast? Absolutely. But it’s not magic it’s math, consistency, and smart decision-making. Shiloh breaks down his journey from funding his first flip with a home equity line to scaling a company using lease options, the BRRRR method, and carefully developed systems. He emphasizes the importance of paying yourself first, living below your means, and discipline even after your first big deal. This episode is packed with practical advice for anyone starting out with little capital. We dive into how to set up a separate "freedom account," automate your deal flow with wholesaler lists, and evaluate real estate investments in just minutes a day. If you're overwhelmed by where to start, you’ll find this episode refreshingly actionable. And the ripple effect? Shiloh doesn’t just build wealth for himself. He’s using that wealth to empower families in Costa Rica people who impacted him during his missionary service decades ago. That’s the heart of this show: creating freedom so you can bless others. If you're tired of slow-and-steady advice that doesn’t apply to your ambition, this is the episode that will shift your mindset and challenge your current approach to wealth. It’s not about hype it’s about process.
