Get Invested: Summer Series: The year that will be in Real Estate Talk

Continuing our summer series with insights from Real Estate Talk, we now look to the future with three of Australia's leading property researchers: - Josh Masters from Buyside buyers agents - Louis Christopher from SQM Research - Terry Ryder from the Ryder Report and hotspotting.com.au fame, who you’ve had the pleasure of listening to on past episodes of Get Invested So if you want to be in the box seat to take advantage of all of the property opportunities that 2021 is likely to bring, you’re in the perfect place right now. To further peak your interest on the great insights we share with these property thought leaders, today's show will inform you on: How property is adapting and changing post-pandemic The level of optimism in relation to property growth in the upcoming year The impact that lending law relaxation and changes to stamp duty in NSW and Victoria are likely to have on property movements A look around the country at the where the major growth opportunities are likely to occur and why A discussion on the main drivers of demand and supply moving forward A look at the longer term impacts of current housing policies A chat about what current policy settings mean to the sustainability of property markets  A review of why real estate prices didn’t collapse We cover the reasons why economists always get it so wrong in their forecasts about residential property And conclude on confirmation of the major new trend that will impact on property in 2021 As you can hear, we’re going to cover a lot of ground again this week on what is about to happen in property across the nation in the short to medium term. And the reason I continue to focus on this now is because of my awareness of how important the next few months is going to be to any of you who are serious about securing your financial future by getting invested.  And I know that I’m starting to sound like a broken record on this, but if you’re still sitting on your hands while your hard earned savings and buying power are going backwards sitting in a bank account where your savings interest rate is well below the inflation rate, then now is the time you need to be investing in growth assets.  I don’t care what you invest in, but you need to be investing now before you miss the boat – because you’re really going to kick yourself in a couple of years if you don’t take advantage of the rare opportunity that presents itself to you now. And again, I say this as a very conservative investor who doesn’t like taking risks, and I don’t get excited like this very often – so feel free to reach out to us at www.knowhowproperty.com.au or email me at bushy@knowhowproperty.com.au if you want to explore your position more, without any obligation.  And once again, before we get into it, I want to re-ask you a personal favour. In order to help improving the Get Invested podcasts, I’m looking for your feedback on which episode you have enjoyed the most so far, and why, along with what I need to be doing more and less of. Any suggestions on topics of interest that you’d like me to explore, along with guests you’d love me to interview. Hit me up at bushy@knowhowproperty.com.au  - I’d really appreciate your feedback. So Thanks again in advance. Get Invested is the podcast dedicated to time poor professionals who want to work less and live more. Get Invested: Summer Series: The year that was in Real Estate Talk

In the spirit of getting invested, over then next few of episodes we’ll be checking in with expert views from a number of angles to assist you in understanding what has happened and what is likely to happen, so you can decide what if anything you want to do about it, and make better informed adaptive decisions. To kick things off this week with our reflective Summer Series, and given the rare window of opportunity that has emerged in property, we’ll replay a recent episode of the Real Estate Talk Show that you can also see in full technicolor video format here: channels.realty.com.au/realestatetalk/. As part of my new regular anchor hosting role on Australia’s most popular property show Real Estate Talk, this week we start at the macro data level and then drill down to the micro hands-on practitioner level to review property performance across the country at a number of levels. My interviews start with more positive news on the upward trajectory of property across the nation based on Core Logic’s latest home value index with Head of Research, Eliza Owen. We then follow with a drill down to the coal face of what’s actually happening on the ground with leading Buyers Agent Paul Glossop of Pure Property Investment, including his expert thoughts on what is likely to happen with high end property values in Sydney over the next 12 months. I then share my thoughts on why you should never guarantee your kids if you’re helping them to secure their first home. And we conclude on what landlords and tenants need to be doing to optimise their opportunities, with Property Management thought leader Amy Sanderson of Your Porter Connections.  I don’t care whether you invest in financial instruments like shares or property, but you need to be investing now before you miss the boat – you’re really going to kick yourself in a couple of years if you don’t take advantage of the rare opportunity that sits right in front of us now.  And I say this as a very conservative investor myself and I don’t get excited like this very often – so feel free to reach out to us at www.knowhowproperty.com.au or email me at bushy@knowhowproperty.com.au if you want to explore more without any obligation.  And before we get into it, I also want to ask you another personal favour. Get Invested: Allan and Barbara Pease give you The Answer

Today’s special episode will give you all of the timely information, inspiration and the answers you need to get clear on your life direction and what to do about it. And the answer is going to surprise you because I guarantee that it is not what you think. And to give you the answer, I’m really thrilled to be talking with another couple of my lifetime heroes and heroines and partners in all things, Allan and Barbara Pease. If you haven’t heard of them and don’t admire them then you’ve probably been living under a rock for the last 40 years – and during this time they’ve been my virtual mentors and life guides, equipping me with everything I need to prosper in life. I can honestly say that I wouldn’t be where I am today if not for their timely and timeless guidance in all aspects of my life, both personally and professionally. Yes I know this is a big statement, but I also know it to be true. Why? When I was in my late teens and early twenties I was a bit of an introvert and quite reserved, awkward and shy by nature. And I was lucky enough to realise early that success in anything is a team sport – whether it is your life partnership, marriage, work interactions, customers, clients, you name it - how you relate, read and connect with others in all aspects of your life will ultimately determine your level of success (how ever you choose to define it). So to overcome my reserved awkwardness and lack of confidence with people generally, but particularly of the fairer sex, I read, studied, watched, role played and practiced everything I could get my hands, ears and eyes on, to improve my relationship interactions at all levels. And apart from the timeless classic ‘How To Win Friends And Influence People’ by Dale Carnegie, my greatest life teachers have been today’s guests and the books that they’ve authored.  Allan and Barbara Pease are world renowned as Mr & Mrs Body Language, so let me give you a quick run down on them both as the amazing couple that they’re combined chemistry and multiplying synergy has allowed them become – as they say, behind every great man is an even greater woman – and vice versa of course! In a nutshell, Allan and Barbara are the most successful relationship authors in the business. They’ve written a total of eighteen bestsellers – including ten number ones – and give seminars in up to thirty countries each year.  Their books are available in over one hundred countries, are translated into fifty-five languages and have sold over 27 million copies. They appear regularly in the media worldwide and their work has been the subject of nine television series, four stage plays and a number-one box-office movie, which attracted a combined audience of over 100 million.  Their company, Pease International Ltd, produces videos, training courses and seminars for business and governments worldwide. And Their monthly relationship column was read by over 20 million people in twenty-five countries. Underpinning all of this, Allan researches and studies the psychology of selling, relationships and human communication. He teaches simple, field-tested skills and techniques that get results.  He has addressed audiences in 70 countries, and his programs are used by businesses and governments to teach powerful relationship skills. His messages are relevant to any area of life that involves winning people over and getting them to like you, co-operate, follow you or to say 'yes'.  In parallel, Barbara Pease is Australia’s biggest selling female non-fiction author. Barbara is CEO of the Pease’s immensely successful company, Pease International, which produces their books, videos, training courses and seminars worldwide.  Barbara has established an enviable media and brand presence for the business in every major economy in the world, ensuring the Pease name is synonymous with Body Language & Communications.  Barbara also runs a successful property development business and oversees their two multi-million dollar television and music recording studios called Heliport Studios that has recorded over 100 albums, TV shows, and movies (including a Dreamworks production).  As you can see they are a dynamic duo – and as you are about to hear, they’re lots of fun and very down to earth to boot. Their best selling books are absolute must reads if you intend to achieve success in any area of your life and should be mandatory school text books and compulsory reading. Favourites include: The Definitive Book of Body Language Why Men Don’t Listen and Women Can’t Read Maps Why Men Want Sex and Women Need Love Questions are the Answers How Compatible Are You? – Your Relationship Quiz Book The Body Language of Love Most of them also come in audio book and DVD programs so Jump on www.peaseinternational.com and grab your copies. And today, their latest book - The Answer – ‘How to discover what you want from life then make it happen’ is what we are going to focus on, because it’s the book that will show you how to find the answer to life’s questions and it is based on their own experience.  During our great chat today we cover: How their book The Answer helps you achieve your ideal lifestyle and your version of sustainable success The key questions you need to ask yourself to get your Answer?  Why understanding & reading body language is now more important than ever How Covid has changed the way we communicate and the impacts this is having on body language and your ability to read people, connect, communicate, influence and negotiate with each other, along with What we need to do differently to thrive in our new environments moving forward. We also have a quick chat about the work they continue to do with Russia’s leader Vladimir Putin And finally, The Power of 2 – the importance of life partnerships to success in anything So after enjoying this fun and energising conversation today, do yourself a favour and jump on www.peaseinternational.com, scroll to the bottom of the home page and fill in your details to get instant digital access to an exclusive life changing excerpt from The Answer. While you’re there, you can also buy the audiobook and the soft cover and hard cover versions of this and their other international best sellers on all things body language. At the same time you can register your interest in the Pease’s online training courses that are being launched soon. And before we get into it, I want to ask you a personal favour. In order to help improving these podcasts I’m looking for your feedback on which episode you have enjoyed most and why, along with what I need to be doing more or less of. Get Invested: Sam Phillips on courage and conveyancing

It’s a time to embrace your discomfort, feel the fear and do it anyway – this is the gateway to change, learning and growth. Our guest Samantha Phillips is a great example of this.  Sam is one of the best conveyancers I know. Her knowledge, commitment, responsiveness, attention to detail and ability to come up with approaches and solutions that have both protected and saved our clients tens of thousands of dollars over the years is second to none. And you’ll hear some of her brilliant secrets and tips in our conversation today.  Sam is warm and friendly and one of the most understated and humble professionals around. Sam lets the exceptional quality of her work and her actions do the talking.  Starting her conveyancing business as a single Mum in the front of her home over 16 years ago, her tenacity, grit and resilience has led to the growth of her current conveyancing business Tuckfields where she is CEO of one of South Australia’s largest and most progressive conveyancing firms, leading a team of 16 professionals across three locations, servicing hundreds of clients and processing over 2,000 property settlements a year.  Tuckfields’ core business of residential and commercial conveyancing and eConveyancing is supplemented with land divisions, matrimonial transfers, deceased estate transfers and title name changes, in addition to offering Form 1 services to Real Estate Agents. So despite Sam’s somewhat shy yet always warm and welcoming approach, she continually and repeatedly embraces her discomfort and keeps stepping into new and challenging situations.  And today’s podcast appearance is a great case in point for Sam. As you know, public speaking is one of the most confronting and stressful things that most people face – it’s right up there with death and divorce – and talking to an unknown audience of thousands on a podcast is no different. Yet despite her fear and trepidation of being in the limelight and not liking to talk about herself, Sam has embraced her discomfort and agreed to join me today so I’m very privileged that she’s agreed to be part of this. So as you’re listening to her share words of wisdom today, put yourself in her shoes and see how comfortable you would be talking about your private life and inner feelings with an audience of strangers. Please join me in applauding Sam on having the courage to do this and send her thoughts of encouragement as she continues to move along the road less travelled. Because Sam has a wealth of wisdom to share with us in the other area of property that never gets the attention or recognition that it deserves – I’m talking about the importance of the conveyancer. In our engaging deep dive discussion today, Sam answers all of your questions including:  What are the keys to successful conveyancing? What are the biggest mistakes that people make around conveyancing? What are the biggest risks that need to be considered in relation to property settlement? What separates a good conveyancer from an average one? How can you eliminate stress around property settlement and conveyancing matters? And Sam shares a raft of great Conveyancing tips and tricks on ownership structures, land division cost savings and contract review learnings among many others. So to learn the ins and outs on the area of conveyancing that is the unsung hero of property success, please enjoy this great conversation with Sam Phillips. Get Invested: Real Estate Talk: Property recessions, reforms & revolutions

In this episode, I continue my new role as co host of Australia’s leading and most popular property show, Kevin Turner’s Real Estate Talk on realty.com.au. During today’s episode, I talk with the Property Professor and Chairman of the Property Investment Professionals of Australia Peter Koulizos on property performance post recessions and what it might mean post COVID 19. We chat with Stuart Weymss of ProSolutions about the increasing impact of finance on future property values. I add a discussion about the impact of lending law reforms and the added protection finance brokers will give property purchasers and borrowers through the new Best Interest Duty legislation, which all contrasts with the premature concerns being expressed by some consumer groups. And we close with another great chat with Pete Wargent of Buyers Buyers on how property buyers can better negotiate in tight rising property markets. So what does all this mean to you now and what should you do about it? Well, I’m suggesting you join the ranks of contrarian investors like myself and take the plunge before the property train leaves the station. If you’re still not sure and you need more knowledge to give you comfort clarity and confidence, grab a free copy of my award winning book Get Invested as a precursor to the step by step guide to successful property investing outlined in my book The Freedom Formula, or if you don’t have time to read you’re welcome to come and join me on our next free online live interactive zoom information session – just email be directly at bushy@knowhowproperty.com.au and our team will get you booked in.  In the meantime, get further inspired with these great chats with Peter Koulizos, Stuart Weymss and Pete Wargent. Get Invested: Simon Pressley on the future property boom

Today we continue our focus on the future for property in Australia - for a very good reason – we are on the verge of a property boom. Following last week’s episode with Pete Wargent, we now dig deeper into property with leading national residential property market analyst Simon Pressley of Propertyology. So, why am I so excited? Because at the time of this episode we are in the eye of the property storm with property values for A class properties in high demand locations set to enjoy strong consistent growth in the very near future.  Why? Because we are currently in a very rare window of opportunity. And in today’s motivating discussion with Simon we answer all of your key questions including: What impact if any will the US election outcome have on property in Australia? What are the facts versus the media fear factory fiction on property value movements? Why is the ‘fiscal cliff’ term BS and why have most so-called ‘experts’ got their property forecasts so grossly wrong? What are the emerging trends that will impact on property values moving forward? What impact will the latest rate drop together with the relaxation in lending laws in March 2021 have on property? With interest rates at all time lows and likely to remain there for most of the next decade, what impact will this have on property buyers’ strategies?   What property locations are currently rising or falling? Which buyer demographics are most active? Why is 2021 set for the biggest property BOOM in over 15 years? And If you are ready to invest in property, what, where and why would you invest it now? And If you’re looking for further support on the positive direction for property in the near future, check out Simon’s recent report on his website here https://www.propertyology.com.au/property-boom-before-christmas/ So get out your notebook and enjoy this highly energising and always informative chat with Simon Pressley. Get Invested: Part 1: Stuart Wemyss on the golden rules of investing

Despite the busyness of life, at some stage you are going to need to make the time and take the time to invest in yourself. And today’s conversation with Stuart Wemyss, spread across this and the next episode, will give you the inspiration and the information to start making it happen. Because, as Stuart has made famous, it’s the start that stops most people. One of the great privileges of hosting this podcast is that I get to connect with all of the people I have respected and admired over the years, and in this regard today’s guest Stuart Weymss is another of my virtual mentors.  In many ways Stuart  is another one of my Siamese twins from another mother because we both think and act the same in relation to investing in yourself and living by design, along with adopting a holistic integrated approach where investing is an elite team sport and a game of finance. In his words, he also ‘eats his own cooking’ in terms of personally investing in the same way he advises his clients.   Stuart is a qualified chartered accountant, independent financial advisor and mortgage broker – a rare combination that enables him to deliver truly holistic advice that considers all aspects and impacts of investment options. Stuart has always passionately believed in the need for people to be able to access a trustworthy source of independent financial advice.  Stuart is the author of The Property Puzzle, Investopoly and Rules Of The Lending Game. Nothing upsets us more than to hear about selfish advisors ripping off their unsuspecting clients! And this passion is what drives him to write books and blogs, publish podcasts, appear in the media, advise his clients, mentor his staff and give presentations – whatever it takes to help more people access a source of unbiased information and advice.  And If you’d like to hear more from Stuart after enjoying this and next week’s episode, you can subscribe to his blog and podcast at www.investopoly.com.au. So after listening to today’s episode, if you’d like to enjoy all of the detailed gold that Stuart shares in his latest two books, he has very generously offered you a special reduced price.  His books normally retail for $29.95 + $6.50 postage at a total cost of $36.45. He’s had the courage to try and do completely new things and make major changes without apparent fear.  And he’s achieved all of this by making his money, living below his means, and saving and investing it in property in a way that now funds and supports his ideal lifestyle. Now as you enjoy his entertaining journey, don’t only learn from what he’s done and how he’s done it, but listen out for where he demonstrates the seven lifestyle wealth building characteristics of confidence, frugality, responsibility, social indifference, focus,  planning and delayed gratification, so that you can start learning these traits as essential to your future success. Jim’s book recommendation: A Suitable Boy by Vikram Seth Get Invested is the podcast dedicated to time poor professionals who want to work less and live more.
