Realty Talk: When it is not wise to ‘move in’ + Is the party about to end

If you decide to move into an investment property and it becomes your primary place of residence, you’ll need to declare this for tax purposes.  There are certain scenarios where an investor can end up living in an investment property, but it is important to be wary of the rules and regulations before doing so.   That is what Bushy discusses with Brad Beer from BMT.     The Australian housing market is booming with predictions that prices will rise by as much as 20% in total across this year and next. but one of Australia’s leading economists Dr. Shane Oliver, Head of Investment Strategy and Chief Economist AMP Capital believes the bull market may be getting close to the end, and when someone like Shane says that we listen.  Bushy talks to him about that.  According to the most recent Australian Taxation Office statistics, just 8.8% of Australians have an investment property.  That is just over 2 million investors ….. impressive. Realty Talk: Regions outstrip capitals + COVID impact overstated + Avoid ‘diwersefication’

The annual growth rate of combined regional dwelling values at … 13%, was more than twice that of the capital cities in the 12 months to April according to CoreLogic.  Remarkably, rent values across the combined regional markets have outpaced capital city rents even more. Bushy Martin catches up with CoreLogic’s Eliza Owen to dig a bit deeper into the findings.     When the COVID pandemic struck and the country was locked down in March last year, everyone was predicting gloom, doom, and the potential collapse of property markets. Realty Talk: Risks of buying new + Finance delay blues

Bushy is from Know How Property Finance and the host of his very popular podcast “Get Invested’.  His guest this week are Bryce Holdaway, Rob Newman and Jason Back.  First up Bushy talks to TV Property Show host and property buyers advocate Bryce Holdaway about a popular money myth about paying rent.  Given the massive stimulus incentives being offered by Federal and State governments to build new homes, there has been a big increase in the number of first home buyers looking to go down this road.  It is best to know the risks before making that decision ad you will hear them today from Rob Newman, a Buyers Agent, and Builder Broker.  Delays in arranging approved finance for the purchase of a property can now run out to 8 to 12 weeks resulting in many property sales falling over with everyone involved suffering high anxiety, stress, and frustration.   It does not have to be that way according to mortgage broking industry veteran Jason Back.  He talks to us about that.  Finally to wrap up this week's show Bushy’s Last Word is about how so many borrowers focus on rate when borrowing.  He says there are more important aspects of the loan you should be considering. Realty Talk: No signs of a slowdown + Fragile Melbourne

This week Bushy’s guests include Stuart Weymms, Eliza Owen and Simon Pressley and Bushy’s Last Word or as he refers to it his Bush Bite – he questions if converting from long term to short term rental investment is short sighted.  We would love to get your feedback on that as well.  You can do that in the comments section under todays show.   Well just when you thought the threat of changes to negative gearing were over when Labor lost the last Federal election it is under pressure again.  With 60% of Australia’s 2.2 million property investors being negatively geared, I would have thought that the ALP might have learnt a lesson.  But that is politics, I guess.  More on that today in the show.  Simon Pressley makes a return, and he brings some of those enlightening graphics with him. This time it is demonstrate that despite growth of 5 and a half percent in property prices in the last 3 months, Melbourne’s fundamentals are still quite fragile.   But first up today, CoreLogic’s Eliza Owen tells Bushy that Australia’s housing boom is rolling on with national home values lifting another 2.2% in May.  The improvement was almost universal being recorded in 97% of subregions across the nation.  Eliza lists the reasons driving the continued improvement and if it is likely to continue. Get Invested: Prof. Mark Crosby on where are we heading?

What does Australia’s economic future look like? How will the pandemic, China and other global issues impact Australian investors?  Joining us to talk about these issues and many more from the intersection of politics and economics is Professor Mark Crosby. Mark is an applied international macroeconomist and celebrated academic. He’s currently Professor at Monash Business School where he is part of the University’s leadership and executive education team, and the Director of International Business.  He’s also a Hibberd Lecturer at Melbourne Business School, where he spent 19 years before joining Monash in 2016, and has also worked as an academic at the University of New South Wales and University of Toronto, as well as a Research Officer at the Australian Treasury in Canberra. His academic interests are in international macroeconomics, with particular interest in policy issues in the Australian and Asian regions, including a lot of work on China given its major impact on our local economy. His research has focused on topics such as  the role of exchange rates in affecting macroeconomic fluctuations, the impact of macroeconomic factors on election outcomes, and the properties of business cycles.  He also consults widely to business and government both in Australia and overseas, including the Hong Kong Monetary Authority and the Monetary Authority of Singapore.  His most recent consultancies have examined policies for diversifying Brunei's economy, and policy issues related to South Africa's increasing current account deficit. Mark is also a regular contributor to the Australian Financial Review and The Age newspapers, and he is a sought after public speaker on matters relating to the macroeconomy. I was recently privileged to enjoy a presentation by Mark on the future of the Australian economy and its impact on housing and financial markets, which has proved to be very insightful and our discussion today will give you all of the key trends that you need to be aware of in order to make fully informed decisions in the interesting times ahead. In this very enlightening conversation today, Mark shares: What international macroeconomic policy issues are likely to have the most impact on Australia moving forward. What impact China’s policy changes are likely to have on our economy. He talks about whether the current strength in the economy will last. Realty Talk: Beware of the banks Golden Handcuffs + Who needs to be impressed

When auction clearance rates consistently remain near 80% it means there are more buyers than sellers in the market and this eventually leads to higher property prices, and that’s clearly what’s happening.  With in excess of 2,000 properties being auctioned every week and given the strong ongoing interest in auctions, it's worth revisiting key aspects of auctions for buyers. Get Invested: Kieran Clair on the value of valuations

As a property investor, your biggest assets are equity and borrowing capacity. So property valuations are absolutely critical for property investors to grow their portfolios and have success. But why do we see such wide variation in valuations between buyers, agents and even among professional valuers? On a $500,000 property it’s not uncommon to see an $80,000 variation across two or three different bank valuations. This is because we live in the time of rational tangible measurement, where you don’t necessarily want to be right, but you fear being wrong, so this reduces everything to the lowest arse-covering denominator and builds in conservatism. So if you want to be successful as a property investor, you need to start thinking like a professional property valuer - with your head rather than your heart.
