MFZ - 2020 Recap & Prepairing for An Amazing 2021

In this week’s show, Julia & Gino share their trials and tribulations, as well as their successes during the year.  What started out as a huge win for Gino to sell his restaurant of over twenty years, quickly turned into a scene out of the twilight zone with the onset of the pandemic.   There were so many learning lessons and opportunities that the Barbaro family experienced, such as expanding the Jake & Gino community, being able to host live events and bring their children to them, focus on more family time during the time they were shut in, and being held accountable to their goals and dreams by an amazing group of partners and friends.   To prepare for the upcoming year, Gino discussed how to create goals and a framework that athletes utilize to create clarity for their goals. Split up your goals into these three types of goals:   Outcome goals: The Why. Performance goals: The What. Will Coleman, began his real estate career in 2016 by investing in and self-managing single family properties in the DFW market while working in property management for Greystar Real Estate Partners. In 2018 Will began working in commercial lending at City Bank as a Credit Analyst. Will now works as the Director of Rand Capital, a mortgage brokerage which focuses on finding the ideal financing on apartments and mobile home parks.  Will Coleman, Director of Rand Capital started his career by being the analyst behind the debt at a bank and seeing how decisions are made. Will used this experience when investing in his own properties, to see what the lender sees and what the investor sees and incorporating it. He shares his views on single family in comparison to multifamily and how starting out as a single family unit owner has shaped his view on multifamily. Will shares his view on how he stepped into larger multifamily units from the single family space and how education must play a huge role in it. Review the terms and conditions of your service agreement with your vendor to determine what exactly you are being charged for. Speak to other haulers in the area to gauge what price you should be paying each month. Avoid signing contracts with auto-renewal stipulations. Renegotiate your contract each time it expires. He has purchased, renovated and flipped over $52 million dollars of class C apartments; he has raised over $1 million from private investors, he has his commercial real estate brokers license in NC; and he has authored several books on real estate. He’s had amazing successes and epic failures and learned more from his failures than his successes. Key Information: Lessons Learned: Don’t have a knee jerk reaction to fear in the market. Reserves can be necessary not only for capital improvements but also economic downturns. Reach out to your tenants early and establish positive relationships with them when there is uncertainty about collections.  How to know if you are at the top of the market cycle: Deals only work with heavy IO periods. New and inexperienced investors are entering the market. Cap rates are highly compressed.             As cap rates continue to compress, institutional investors are overlooking smaller unit properties in tertiary markets. Real estate is in many ways the new gold. It is being used as an investment to hedge against rising inflation. MFZ - Looking To The Past To Strengthen The Future Of Your Relationship

In this week’s episode, Julia & Gino are interviewed by their niece Emily & their daughter Gabriella. At first, I was unsure of where these questions were going to take us? Would I sound stupid? Did I really know my spouse? Were some of the questions going to make me feel uncomfortable? The girls did a terrific job asking questions about our relationship, our strengths & weaknesses, who was a better cook (tough one), and questions that made us really think about our past and how we have grown since getting married. Emily summed it up perfectly at the end by stating that what she learned was that we grew in our marriage and relationship since tying the knot over twenty years ago. Our lives have become more intertwined and so have our experiences, and that we are learning more and more about ourselves every day. To me, that is what makes a successful marriage, one that the spouses continue to grow closer together. I want to thank the girls for making me realize how lucky I am and how much I love my wife and my family! It made me think of the gratitude that I need to express and to enjoy every day that I have with my family. It also made me realize that we all need to set goals for our relationships and revisit those goals together to continue to grow. He's credited with being the originator of the literary genre, “fratire,” and is only the third writer (after Malcolm Gladwell and Michael Lewis) to ever have three books on the New York Times Nonfiction Best Seller List at one time. He was nominated to the Time Magazine 100 Most Influential List in 2009. He received his BA from the University of Chicago in 1998, and his JD from Duke Law School in 2001.
