Focusing on your strengths will get you further in real estate than trying to improve your weaknesses. On today’s episode, we talk with Maria Friström and April Crossley, investors, businesswomen, and contributing authors of The Only Woman in the Room, where we talk about treating real estate as a business and releasing the tasks we’re not good at.   April and Maria have problem solved their way to success. We discuss how you need to stop comparing yourself to others, the benefits of outsourcing low level tasks, and the mindset shift needed to start being the CEO of your business and not an employee. The ladies also share the lessons they learned while growing their portfolios and how they learned that the secret to success, is by solving problems. In 2016, in search of balance, and financial freedom, Maria Friström left a life of eating out, catwalks and a killer job in Silicon Valley for a life of Dickies and tool belts; DIY-rehabbing and renting apartments in Helsinki, Finland. And she loves it. She started building her real estate portfolio from scratch as an income-less stay-at-home mom, and in a couple of years built a million-dollar portfolio. In 2018 Maria founded a real estate investment company in Finland where she now works full-time as the CEO focusing on buy-and-hold rental apartments using the BRRRR strategy. She believes tenants have the right to live in a wonderful home they love, which is why she designs the apartments individually and creatively adding some pizazz. Maria is a public speaker, podcast host, and writer for BiggerPockets. When she’s not busy keeping her two toddlers from piercing each other with power tools, she loves meeting new people, teaching real estate and encouraging others to dare more.  April Crossley is a no-nonsense educator and investor who helps people grow wealth with real estate. She began investing in 2004 when she started flipping houses as a side gig. Her first deal was completed on a joint venture with other people’s money. Since 2004 April has only purchased deals off market and has never used any of her own money to buy her flip projects or rental properties. She has raised millions in private funds and has trusted relationships with dozens of private lenders that she works with regularly. She flips and wholesales between 20- 30 houses a year, owns a portfolio of small multifamily rental properties in Berks County, PA and she is also a private lender. April retired at the age of 35 from a 13-year long career in healthcare by investing in real estate. She currently lives in Berks County, PA and lives part time during the winter in Arizona. Since the start of her career she has helped a multitude of people retire from their careers early by teaching them how to flip houses or become private lenders via her consulting company Lazy Girl REI. April also organizes a real estate investment group in Berks County, PA and her YouTube Channel that she utilizes to help spread her message about growing wealth with real estate. After a string of successful flips, she obtained her broker's license in 2017 and became one of the top producing real estate agents in her office.  She has now flipped over 40 homes, and has expanded her focus to include land development, acquiring long term rentals and building and running adult family homes. Rachel Street is the Team Leader of the real estate team The Street Group at Space & Company and President of Hestia Construction, LLC, a woman-owned construction company offering full construction services and design-driven custom homes in her native Philadelphia. She is also the Host of Philly Revival, an HGTV and DIY Network TV show that follows her as she finds architecturally interesting properties that are run-down or abandoned, and transforms them into exciting modern spaces that also honor the history and unique original features of the home.   Rachel and her company have been widely recognized for their social entrepreneurship and community service, which includes a program to provide free renovations and home repair for those in need, teaching English as a Second Language, and other social initiatives. Investing while holding down a job with two kids can be difficult but today’s guest is focused on leaving a legacy behind. On today’s episode, we talk with Brittney Krznaric, an emergency room nurse and investor, on her success with finding off-market deals to build wealth for her family. We discuss with Brittney how she’s using real estate to build long-term wealth so she can spend more time with her family. Brittney shares with us the best place she’s finding deals, why she’s choosing to use a property manager, and the transferable skills she implements from her nursing career into her investing business. We all discuss what it’s like working with your spouse and the benefits investing together brings to relationships. Brittney Krznaric has been an emergency room nurse for nine years. Her husband and she started looking at investment properties when their daughter (2nd child) was only a few weeks old and Brittney was sick of both of them working constantly and not spending enough time at home with their babies. They currently have four single family homes, one of which was completely remodeled using the brrrr method, are under contract for their first multifamily duplex. Brittney never wanted to get into real estate investing but her husband is the one who convinced her. Now she’s obsessed and can’t imagine doing anything else! As female investors, we often times find ourselves alone in a room of men. On today’s episode, we talk with Ashley Wilson, investor and now published author, on her new book, The Only Woman in the Room, in which she shares the stories of 20 female investors of how they found success and overcame challenges in their careers. Ashley left a real estate conference in 2018 triggered by the fact that women were so outnumbered by men not only in the room, but also on stage and she felt called to do something about it. She began to take mental notes over the next couple years of woman she met that truly inspired her and had a story to tell. Her goal was to share the authentic and raw experiences of female investors to create a long-lasting impact to elevate women out of the breakout rooms and onto the mains stage. Ashley Wilson, also known as “BadAsh Investor”, started investing in real estate in 2010, and is the Co-Founder of HouseItLook LLC and Bar Down Investments, LLC.  Previously, Ashley worked for Sanofi-Aventis, Wyeth (Pfizer), and GlaxoSmithKline where she achieved the role of Director of Global Project Management within the department Vaccine Clinical Research and Development.  During this period, she learned effective skills to manage from afar.  Ashley has since applied these skills to real estate.  Specifically, she co-founded HouseItLook, a house flipping company located in the suburbs of Philadelphia, with her father Tom while living in Europe. Cold calling can seem daunting, but it can lead to some of your best deals. On today’s episode, we talk with Joette Trinh, a real estate attorney and investor, on her success with landing probate deals through cold calling and what she’s learned from closing over 1,200 transactions as a real estate attorney. We discuss with Joette how she began investing by flipping mobile homes while in law school and how her mother taught her to persevere through challenges. Joette shares with us the four things she looks for when analyzing a deal, and the script she uses when cold calling probate executors. She also explains the lessons she’s learned closing real estate transactions as a lawyer and how you can prevent yourself from making the same mistakes. As a first generation American—Joette Trinh’s mother is from Vietnam and came to the US during the Vietnam war after spending nine months in a Malaysian refugee camp. She arrived with $3.50 in her pocket to start her new life in America which taught Joette the value of hard work. After Joette’s father left at age 5, her mother raised Joette for many years on her own. After attending a 'real estate boot camp' taught by a well-known real estate 'guru', Joette decided she wanted to learn about real estate. She didn’t have any money so she bartered work for education. That tenacious attitude paid off. She’s now been a real estate attorney for seven years-closing over 1200+ transactions and built her real estate portfolio with her husband.
