If you want it bad enough, you can grow quickly in real estate in just a few years.  On today’s episode, we talk with Erin Hudson, real estate investor and entrepreneur, about how she is intentionally changing the trajectory of her family’s life by building generational wealth through real estate.   Erin hit the ground running by acquiring 26 rental properties in just two years. We discuss with her how she leveled up her actions to invest in real estate while running two chiropractic practices, the strategy that allowed her to grow her portfolio so quickly, and how to instill financial literacy into your children’s upbringings. Erin also shares with us her current projects which include a 102 unit in Georgia and a shipping container Airbnb village. After being told by her business coach to stop doing the $10-hour jobs in her wellness center and stick to being the doctor that treats patients Erin learned the power of delegation delegate like nobody’s business. What was even better, was the new schedule allowed her to dive into the real estate space where she was genuinely intrigued. Over the next two years, Erin and her husband acquired 26 rental properties. Mid-way through their portfolio expansion, they created a turnkey company with Hudson Investments to help friends and family purchase investment properties. With great success in the single-family space, Erin transitioned into multifamily and is now a managing partner in over 270 units. You have to feel the fear and do it anyway. On today’s episode, we talk with Chat Sarmiento-Steinwald, multifamily syndicator and investor, about how you can overcome fear and manifest the life you want through real estate investing. After the sudden death of her husband, Chat began investing in real estate as a necessity. Through education and networking, she began to invest in apartment syndications and then transitioned to become a general partner. We discuss with Chat how to bring value to a team, what questions to ask when choosing a team, and resources you can use to under write large syndication deals. Chat also shares how she overcame the challenges she faced as a female in a male dominated industry. Chat Sarmiento-Steinwald is a native of the Philippines. Her dream, as a child, just like any other Filipino was to live in America. As a best laid plan to pursue her dream to come to America, she worked as an Accounts Analyst with Philippine Airlines for two years to use her travel benefit to migrate to the USA. She migrated to Los Angeles at the age of 23, armed with a hundred dollars and a degree in accounting and a fearless drive for the American dream. After landing a job at Dunn & Bradstreet as a Trust Accountant, becoming a mother, and opening an award-winning spa, she decided to focus on multi-family and commercial real estate investing. Chat has become a limited partner in 800 apartment units and a GP in over 400 units. Chat has also co-founded a women’s group focusing on Multifamily investing called Multifamily Women’s Mastermind with over 500 very successful and active members in the industry. She is also a chapter leader and host for a meet up in Los Angeles area. Chat loves to travel and loves to give back and plans to do more philanthropic works in the near future. Tracy began investing in notes over thirty years ago when she quickly realized that she’d rather be a lien-lord than a landlord. We discuss with Tracy exactly what note investing is, the difference between performing and non-performing notes, how to find potential sellers of notes, and why understanding seller financed notes is a valuable tool to have in today’s market. Tracy also shares with us the three parts of seller financing notes when analyzing a deal.    Tracy Z Rewey has handled millions of dollars in owner financed real estate notes since 1988. She headed up the due diligence department for one of the nation’s largest owner finance note buyers as VP of Production for Metropolitan Mortgage & Securities. Loving the business but wanting to work for herself, Tracy left the institutional investor side in 1997 to start Diversified Investment Services, Inc., a note buying company and NoteInvestor.com, an online newsletter for private investors. Tracy specializes in the use of tax-advantaged retirement funds to purchase real estate notes and helps landlords convert to “lien-lords” by safely creating and holding paper.
