Corporate Formalities - Making Sure Your Asset Protection Strategy Really Works
Most savvy real estate investors know it’s a good idea to put each property in a limited liability company. More complex strategies include setting up management companies, holding companies and can even include an offshore component.
The basic idea is to create a legal entity (corporation, LLC, etc.) or network of entities through which various aspects of your business activities are conducted. And to NEVER do business as a natural person in your own name.
Once you get your mind around it, it’s ALMOST fun putting it all together. Unfortunately, that’s where it ends for too many investors. And as you might guess...the devil's in the details.
Attorney Garrett Sutton tells us it's important to not only set up a solid structure, but to maintain it properly. How? By being careful to observe “corporate formalities”.
To find out what those are and why they're important, listen in as we talk with Robert Kiyosaki's Rich Dad Advisor for Asset Protection, Garrett Sutton. Discover how to run your own corporation and better protect your real estate empire!

Rhetoric and Reality - A Look at the History of Economic Policy
The overall health of the US economy affects jobs, incomes and asset values - including investment real estate. Throughout one of the most hotly contested presidential elections in recent memory, economic policy has been a central theme.
At their convention, the Democrats invoked the spirit (and oration) of ex-President Bill Clinton, while the GOP conjures up visions of Reaganomics. Dire predictions of fiscal cliffs, defaults, hyper-inflation, depression, civil unrest and other calamities fuel the debate. It seem that everyone has an opinion.
But what does history say?
To find out, we sit down with Dr. Jeffrey Hummel, a professor of both economics and history. We think both are important to providing the context for our investing decisions. So grab your note pad and listen in!

Ask The Guys - Making the Move to More Units
Another exhilarating episode of Ask The Guys! Robert and Russ answer your questions...
With only $20,000 to invest and living overseas, which U.S. markets make sense?
Does size matter? A Minneapolis investor is enjoying great cash flow on smaller properties, but feels the urge to go big. Should he?
A Texas investor is stacking up cash flow properties and wants to retire in Belize in 12 years. Great idea! But should he accelerate the loans or leverage into more properties? What's the shortest path to "critical mass"?
A New York investor wants to know if she should use off the shelf deal analysis software or build her own spreadsheet. What's a diligent investor to do?
A rookie investor from Minnesota is flipping his first deal - a single family home. He wants to know how to build a true investment business with multi-unit buildings. How can he go from forcing equity to collecting passive cash flow?
Another New York investor with 12 residential propeties wants to crack the commercial code. What do the lenders look for? How can he make the leap?
A land owner in New Jersey is looking for investors - presumably to help develop the property. He's tried investor clubs, bars and dating services (just kidding) with no luck. Where can he go to find the funding partners he needs?
A California couple have an expensive home that's paid for, a bunch of cash in a low rate CD, and a half million in retirements accounts. They're doing great...but want to own more real estate. How can they get there from here?

In Search of Goldilocks - Bearing with Government When Investing
Is government too big, too small or just right? And what does this have to do with real estate investing?
To help us explore this controversial and timely topic, Steve Forbes comes back to share his thoughts, as does first time guest Tom Woods. In a very polarized election year for the U.S., many people are paying close attention. As real estate investors, we care about how rules, regulations and even rhetoric affect our investments.
Property taxes, zoning, rent control, eminent domain, environmental controls, fair housing; Fannie, Freddie, FHA and much more are all examples of how government affects real estate. To win at the game of real estate investing, you need to know the rules. And when the rules are subject to change (and they are), it’s important to anticipate trends and adjust accordingly. The bottom line which affects your bottom line is that government is in the market to stay, so don’t get frustrated. Be fascinated. Because, as we learn, confusion in the market creates opportunity for the alert - and tension in the process can actually be a very good thing. The Real Estate Guys™ radio show provides real estate investing news, education, training and resources to help real estate investors succeed. The Real Deal - Digging Beneath the Headlines to Exploit Opportunity
We’re big fans of looking for clues in the news to help us gauge the mood of the market, monitor trends and seek out new opportunities. But sometimes headlines hide what’s really happening at the street level. That’s why it’s important to have people in place you can call to get the real scoop. In this episode, we call on our man in Memphis, Terry Kerr, to help us determine if recent gloomy headlines really reflect the reality of that particular market. What we discover is that experience, critical mass, local relationships and creativity not only compensate, but can actually help capitalize on the “problems” in any market. In fact, once again, we find that most problems are really opportunities dressed in work clothes. The Real Estate Guys™ radio show provides real estate investing news, education, training and resources to help real estate investors succeed. Bonds, Dividends and Wealth Management - How Other Investments Relate to Real Estate
Special guests include bond market expert Steven McDonald and dividend investing guru and author Mark Lichtenfield from The Oxford Club; and David Conover, President of Wealth Management at Everbank. Yes, bonds. stocks and banking on a real estate show. But for good reason!
We’ve been talking forever about the connection between the bond market and the mortgage market - and the powerful influence the bond market has on interest rates and overall availability of capital. And not just for real estate investors, but job creators (it's better when tenants have jobs) and consumers (businesses do better when people buy stuff). So even though he’s not a real estate guy, we really bonded with Steve (sorry, we couldn't help ourselves).
Mark talks about the important of investing for income. Of course, he means stocks that pay dividends, but we like the idea. Buy an equity that cash flows. Great concept! That way if inflation goes up, so does your asset value, and if not, well then you just cash flow, flow, flow your boat merrily down the stream.
What about David? Well, banks are basically warehouses where real estate investors store their extra dollars, including the float on their cash flow. And it’s a big concern when the Fed is diluting the value of those dollars, so what’s an investor to do? After all, you can’t deploy all your cash all the time, or you might wake up one day with a major liquidity problem. David tells us how you can dump dollars, still be liquid and have FDIC insurance. More, we learn how a banking executive looks at the current market and what he thinks the future holds.
So listen in on the conversation as we talk bonds, dividends and wealth management with Steve McDonald and David Conover.

A Midsummer Investor's Dream - Housing, Jobs, Consumer Confidence and Economics
Bad news for housing can be great news for investors. But it means seeing a bigger picture and reading between the lines. For this episode, we do back to back interviews with two special guests. First, we visit with Gene Epstein, who is the former chief economist for the New York Stock Exchange and current economics editor for Barron’s magazine. Next, we chat with Anthony Randazzo who is the director of economic research for Reason Foundation. Anthony specializes in housing finance and macroeconomic policy. They’re both braniacs, so we ask them for their thoughts on the economy - and at first blush, it looks bad. But after digging a little deeper, we wrap up pretty excited about the opportunities for real estate investors today. Take a listen!
