From teacher to property investor

My guest today is Julie Crocket, CEO of Australian Property Investment Solutions. But she didn’t start out there and I know her story is going to be such an inspiration. In this episode, Julie shares her journey from raising two kids on her own on a teaching wage to becoming a thriving property investor.    Julie's journey into property investment began when she received a superannuation statement that revealed she had less than $30,000 in her account. As a single mum, she knew she needed to take action to secure her financial future and provide for her two daughters. Driven by her determination not to end up in poverty, Julie sought the help of an accountant and her gal pal to explore property investment as a way to build wealth.   Since then, Julie has built an impressive investment portfolio and, inspired by her passion for empowering others, launched Australian Property Investment Solutions. Through her business, she helps even more people secure financial strength and independence through property investment. In this episode, Julie shares her story and offers valuable insights for anyone looking to build wealth through property.   One common mistake Julie sees among investors is stopping at one property. She emphasises the importance of having a strategy and a long-term plan, sharing her own experience of buying multiple properties over the years and how each acquisition contributed to her overall wealth.   Affordability challenges are real, especially in desirable locations like Bondi. Julie introduces the concept of ‘rent vesting’, which involves buying an investment property in a more affordable area while renting in the desired location.   We also talk about the importance of challenging our limiting beliefs when it comes to money and taking control of our financial future, not just for ourselves but for generations to come.    Julie's story is such an inspiration and if you’re thinking about property investment as a way to build wealth, you don’t want to miss this episode. As more women embrace property investment, the future holds the promise of greater financial security and prosperity for all.   This episode is brought to you by eToro, Australia's leading social investing platform with over 30M users worldwide allowing you to explore local & global markets, diversify your investments and copy popular investors strategies! Financial Snacks: - What is the ASX?

We’re back for another snack size episode with Josh Gilbert from eToro. Today we’re diving into questions surrounding the Australian Securities Exchange (ASX) which is the main stock exchange in Australia. Josh explains what the ASX is, and the different names for it that you might have heard get thrown around. In simple terms, the ASX is like a marketplace where you can buy and sell shares of publicly traded companies. It’s important to note that while the ASX lists some of the biggest and most successful companies we know in Australia, not all are Australian.  We talk about the different ways we can invest in the ASX and why we need to go through a broker to facilitate buying and selling shares. From bankrupt at 40 to running a 7-figure biz at 41 - How Fiona Morris Turned her life around

Fiona Morris is my inspirational guest today and we’re talking about how she turned her life around, going from bankrupt at 40 to running a 7-Figure business at 41. Fiona is the founder of Start My Cleaning Biz, Australia’s leading online learning platform for cleaning businesses, teaching aspiring business owners to start and build their own successful cleaning businesses.  In this episode, Fiona shares her origin story, growing up in housing commission with a mother working the night shift to make ends meet. She talks about the messages she was taught about money as a child and the scarcity mindset she brought into her own life. Fiona shares how money is the manifestation of your mental health and what you believe about your capabilities and limitations.  Fiona’s first cleaning business seemed to be thriving, however, due to overspending and poor business practices, that business went into bankruptcy. We talk about the lessons Fiona learned from this experience and her redemption story starting another business that has not only created wealth for her but equipped so many other women to become financially stable. We talk about the ripple effect that happens when we empower women to become financially independent and how Fiona’s relationship with money has completely turned around.  There is so much wisdom to glean from in this episode and I know you’re going to find Fiona’s story such an inspiration.    CONNECT WITH FIONA MORRIS   Websites: https://www.startmycleaningbiz.com.au/ https://www.growmycleaningbiz.com.au/ TikTok: https://www.tiktok.com/@queenoftheclean?lang=en Instagram: https://www.instagram.com/startmycleaningbiz/ CONNECT WITH LADIES FINANCE CLUB Join our free facebook group - Ladies Finance Club Money Chat Website: https://www.ladiesfinanceclub.com/ Instagram: https://www.instagram.com/ladiesfinanceclub/ LinkedIn: https://www.linkedin.com/company/ladies-finance-club/Throw some coins in our tip jar: https://buymeacoffee.com/ladiesfcSee omnystudio.com/listener for privacy information.

MP Allegra Spender explains what the Federal Budget is

We are so lucky to be bringing you Allegra Spender, the independent MP from Wentworth, NSW. Allegra previously worked as a managing director both in business and in not-for-profit organisations. She was fed up with the lack of action on climate change, missing integrity in politics, and the lack of women so she decided to run as an independent MP and start driving real change.    Allegra describes her role as an MP as two jobs: the one that’s in Canberra, reviewing and developing policy and legislation, and the one that is in the community. Her constituents come and see her about a whole range of issues, including the NDIS, visa issues and accessing home care for their parents. She focuses her attention on the important issues faced by her community and works incredibly hard to help them navigate the federal government.    Feeling confused about the Federal Budget?   The Federal Budget is effectively how the government spends its money. The Treasurer of the day (currently Jim Chalmers) details what they plan to spend the nation’s money on, how much they estimate will be spent in the following three years and the budget’s priorities. Broadly, Allegra believes the current federal budget is quite sensible but could have been more ambitious.    Listen in as Allegra takes us through the current budget and how it benefits women in our community through increased childcare funding, supporting single-parent families with increased payments and age limits, increasing parental leave pay, and increasing support for those fleeing domestic violence.   Allegra shares her mother’s advice encouraging her to always be financially independent as a woman because it grants freedom. The future of politics looks brighter with women like Allegra Spender representing our communities and working on the biggest issues facing our country with respect and collaboration - and less ego!  CONNECT WITH ALLEGRA SPENDER Website:  https://www.allegraspender.com.au/  CONNECT WITH LADIES FINANCE CLUB Join our free facebook group - Ladies Finance Club Money Chat   Website: https://www.ladiesfinanceclub.com/ Instagram: https://www.instagram.com/ladiesfinanceclub/ LinkedIn: https://www.linkedin.com/company/ladies-finance-club/Throw some coins in our tip jar: https://buymeacoffee.com/ladiesfcSee omnystudio.com/listener for privacy information.

Rebuilding from Scratch: How a Divorcee Became an Investing Sensation

At 43, Sharon was broke and knew nothing about investing. She was divorced, broke and building a business in Singapore when she started dabbling in investing with a $25 voucher for eToro. She is now qualified and full of investing wisdom, appearing on many panels and podcasts, reminding us it's never too late to start investing. You can start with a small amount of money.    Sharon begins her story with very important advice - don't give everything up when you're in a relationship and make sure you take care of yourself. The time women spend raising children is actually a fairly small part of their financial life. When the kids are grown up, you’ve still got many many years where you need to be able to look after yourself financially - A man is not a financial plan.    When you start investing, start small. It’s a myth that you need to start with thousands of dollars. Sharon started with just $25 and would invest small amounts in the companies where she enjoyed spending her money and doing it this way really sparked her interest so she was keen to open the newspaper and dive into the stock news.    Through investing, creating new financial behaviours and side hustling, Sharon now owns her home and has a very comfortable retirement fund. This is incredible when she had to start completely from scratch after her divorce. She never thought that it was going to be possible and through hard work, she has built security and confidence in her financial future.    Sharon also shares her insights into superannuation, shifting your financial mindset, ESG investing and finding ways to make money on the side. You can even start copying Sharon’s financial moves as she’s an eToro popular investor! Financial Snacks: - What is inflation

We’ve got a short and snackable finance episode today! I am joined by Josh Gilbert from eToro and we’re talking about a word we hear a lot in the media these days… inflation. Josh breaks things down into simple terms to help us understand exactly what inflation is and the role that the Reserve Bank of Australia (RBA) plays in managing inflation in Australia. He explains what causes inflation in the first place and how the flow on effect leads to the rise of interest rates we’re seeing today.  Right now, inflation is a lot higher than where we want it to be. Josh explains how it’s a delicate balance between lifting interest rates to stop people from spending so much money (and therefore reducing interest rates) and not tipping the country into recession.  So, tune in to this short but jam packed episode to learn more about inflation and why it’s such a buzzword right now.    CONNECT WITH JOSH GILBERT LinkedIn: Josh Gilbert | LinkedIn   CONNECT WITH LADIES FINANCE CLUB Join our free facebook group - Ladies Finance Club Money Chat Website: https://www.ladiesfinanceclub.com/ Instagram: https://www.instagram.com/ladiesfinanceclub/ LinkedIn: https://www.linkedin.com/company/ladies-finance-club/Throw some coins in our tip jar: https://buymeacoffee.com/ladiesfcSee omnystudio.com/listener for privacy information.

Budget Like A Boss with Lexi Smith

Are you ready to budget like a boss? In this episode, we sit down with money coach Lexi Smith to chat about the B-word budgeting, breaking it all down so you can get control over your finances!   Lexi takes it back to basics for us. Budgeting is working out where we stand and what we want to achieve and coming up with a plan to get there. She explains that budgeting does not have to be hard - the hardest part is often starting.   First of all, work out the categories for your budget.  Lexi gives us the most common categories, so grab a pen and note them down!  She also helps us work out what to do about those often-forgotten categories like Christmas and holiday spending. Lexi also has a really nifty trick which will help you save time and make sure your budget is accurate - bank statements (and how to download them!).   Most importantly, there is no one size fits all budget - it’s about working through the different methods of budgeting so that you can find the one that works for you. One method that might work for you (and used by Lexi’s clients!) is the Traffic Light Activity. This helps you work out your needs and wants and put a stop to unwanted spending habits! Lexi also breaks down the 50-30-20 and zero-based budgeting methods, as well as how mindful and intentional spending can help you move closer to your goals!   Finally, Lexi takes us through the mistakes she sees people making with both their budgeting (and spending!) and the differences between a money coach and a financial planner.   Get your pen and paper ready ladies because this one’s a goodie!   Resources mentioned:   The Bucket Method by Barefoot Investor by Scott Pape   90 days - Rachel Cruze   Apps: WeMoney / Frollo    Clutterbug   CONNECT WITH LEXI SMITH   Website:  https://moneyvine.com.au/ Instagram: @moneyvine.au Facebook group: https://www.facebook.com/groups/savvysisterssociety CONNECT WITH LADIES FINANCE CLUB Join our free facebook group - Ladies Finance Club Money Chat   Website: https://www.ladiesfinanceclub.com/ Instagram: https://www.instagram.com/ladiesfinanceclub/ LinkedIn: https://www.linkedin.com/company/ladies-finance-club/  Throw some coins in our tip jar: https://buymeacoffee.com/ladiesfcSee omnystudio.com/listener for privacy information.

Before you tie or untie the knot with Tessa Kelman

Today I have Tessa Kelman on the show to discuss everything you should know and talk about before you tie or untie the knot. Tessa is a family lawyer based in Sydney for Lander and Rogers law firm and is an absolute wealth of knowledge on marriage, defacto and separation law.  Tessa is here to share with us some of the common mistakes she sees women making when preparing for a marriage, defacto relationship, divorce or separation and fill us in on everything we should be doing instead to protect our financials, property, children, and approach big decisions with preparation and confidence.  The biggest mistake Tessa sees every day is couples not having a discussion before getting married or committing to someone on a defacto basis about what your goals are for the future, any assets coming into the relationship, plans for the assets in the future, whether you’re aligned in terms of how you want to spend or save money, and what would happen if you decide to have children (in terms of who would stay at home/daycare), and, if you ever decide to separate.  We all come from different financial backgrounds and I know these conversations can be very awkward and clunky to bring up but they are so important to set yourself up with financial confidence and know that if anything goes wrong, you’re always covered.  Tessa explores how the family court works, contracts including parenting arrangements and binding financial agreements, keeping on top of all of your documentation, record keeping, and reminds us that, in Australia, a separation settlement is definitely not always 50/50.  Tune in and write down all of Tessa’s advice and wisdom to keep yourself protected before getting married/defacto or separated/divorced and breathe a big sigh of relief knowing your future is covered.    CONNECT WITH TESSA KELMAN Website:  https://landers.com.au/ LinkedIn:  https://www.linkedin.com/company/lander-&-rogers/ CONNECT WITH LADIES FINANCE CLUB Join our free facebook group - Ladies Finance Club Money Chat   Website: https://www.ladiesfinanceclub.com/ Instagram: https://www.instagram.com/ladiesfinanceclub/ LinkedIn: https://www.linkedin.com/company/ladies-finance-club/Throw some coins in our tip jar: https://buymeacoffee.com/ladiesfcSee omnystudio.com/listener for privacy information.
