Netting $10,000 Per Month Subletting Units onto AirBnB with Sami Khan

In E009 I interviewed Sami Khan. He is a really interesting real estate investor who somehow stumbled onto the concept of "Airbnb arbitrage". Airbnb arbitrage is when you rent a property from a landlord and then re rent the unit out onto AirBnB. Since many landlords don't have the time or desire to rent properties onto AirBnB, Sami has an incredible niche and has achieved over $10,000+ per month net profit from this "side-hustle". Key Contacts:Sami Khan - on instagram https://www.instagram.com/its.samikAndrew Hines - on instagram https://www.instagram.com/theandrewhinesor on Facebook at: https://www.facebook.com/theandrewhines Some of the specific discussions in this podcast are as follows: * Testing Airbnb demand and market validations* Understanding key demand factors such as industry, vacation, tourism and education (student rentals)* Key markets in demand at the moment* Ideal type of unit for an airbnb unit* Operating an airbnb and breaking down the numbers* Where and how to buy furniture, dishes etc.* The formula to surpass $10,000 per month net profit, quickly* How to hustle and make it happen despite the obstacles* How to life-hack, automate and streamline Music Info, Artist: JPB, Song: High, NCS Release: Feb 1 2015, No Copyright Copyright Free

Starting From ZERO in Real Estate Investing with Guest Host Aaron Suitor

In E006, Aaron Suitor, a corporate pilot intent on becoming a real estate investor, interviews me and asks me the questions he has from the perspective of the 'outside looking in'. Aaron asked some key questions covering the following: * how do you find the right house or property to buy?* what makes a good rental property?* how do I get financing?* what if I don't have a down payment?* is it better to be looking at single family or multi family properties?* should I be selling to investors or homeowners?* should I be adding value or practicing the standard 'buy and hold' investment?* what makes a good 'value-add' property?* how do I structure deals with contractors and should I pay a deposit?* how do I apply this to my area? Aaron, like many would-be investors, is concerned with the amount of time it would require for him to get started so we tackle the subject right on. At the end of the day, it comes down to your goals. Are you looking to secure retirement? or financial freedom now? To invest you need to be confident. this might go against conventional wisdom of people saying 'fake it till you make it' and 'sometimes you just need to start'. While there might be some truth to those notions, Andrew thinks about it a bit differently. Hopefully this episode will help you get a clearer picture. Please enjoy! Travelling the World Using Private Mortgage Investing with Jake Campagnaro

In E002 I'm joined by a young and inspiring investor, Jake Campagnaro. Jake makes BIG returns and in this sessions he tells the story of how he did his first private mortgage investment at the age of 19. Jake turned a $50,000 investment into approximate $500/month and travelled the world. You won't want to miss this! Jake can be reached at jacob@reccanada.com for those who would like to connect with him direct. As Jake points out in the episode, there are pros and cons to this type of investing. Yes, cash flow is a selling point with private mortgage investing but the con is that you don't get the 'passive appreciation' that you get from owning a property. It is a tradeoff. I particularly found it interest how Jake told the story of borrowing a personal, unsecured, line of credit and using that to invest the banks money and make profit in an arbitrage situation. While Jake didn't specifically discuss it, this type of investment can be done with registered funds such as RRSPs, LIRAs, TFSA, RESPs and the like.
