How To Passively Invest In Commercial Real Estate | Paul Moore

In this episode of the Millionaire Mindcast, Paul Moore shares his journey on real estate investing, ways to make money in real estate, and the tactics to level up your finances, and long term wealth building without putting so much hard work! Paul Moore is a serial entrepreneur, a successful real estate investor and expert, and is a Co-Founder of Wellings Capital, that helps high earners ($200k+ per year) and high net worth individuals ($1 million+) protect and grow their wealth through passive commercial real estate investing. He is also the co-hosts of a wealth-building podcast called How to Lose Money with Josh Thomas and is a regular author for Bigger Pockets. Being in three successful real estate developments, including assisting with the development of a Hyatt hotel and a very successful multifamily project, led him into commercial real estate. Paul was Finalist for Ernst & Young’s Michigan Entrepreneur of the Year two years straight (1996 & 1997). Author of the book, The Perfect Investment – Create Enduring Wealth from the Historic Shift to Multifamily Housing (2016). Paul began investing in real estate in 2000, and he flipped over 50 homes, 25 high-end waterfront lots, appeared on HGTV’s House Hunters, rehabbed and managed dozens rental properties, built a number of new homes, developed a subdivision, and started two successful online real estate marketing firms. Paul graduated in engineering degree and thought he was meant to be an engineer but got bored very quickly. Then, realized he was trying to be an entrepreneur and was designed to be an entrepreneur with very little knowledge about it. Paul started his own staffing company after working for 5 years at Ford Motor Company. Without a clue in investing, he had several million in the bank before he was 34 years old. This man went to all types of gyration within 19 years of real estate investing.  He had done hotels, subdivisions, ground-up constructions, flip many dozens of houses, and finally landed in commercial real estate. Throughout his journey in real estate, Paul learned to stay really focus on one thing and outsource other things to increase returns.  You can shortcut your ability to achieve passive income and getting those returns that you’re looking for without needing to be an expert to it. David started out in real estate lending 15 years ago, and 7 years ago started getting into real estate investing. He believes that everything depends on your goals and skill set, market and resources that you’re in. Therefore, surround yourself with the right people, and ask questions. Ask and extract information but also take action with it. Mike is a broker, investor, and also doing property management in LA. He was in the cosmetic industry before he got into real estate focusing on multifamily since 2002. He was looking for different types of investment he can invest in. For him, Multi-family is very management intensive and is the best way to build wealth over time. Mike believes that anybody can enter these markets, and you don't have to start with a ton of money. On the other hand, the real estate market is a slow-moving market that we can look for indicators in the overall economy. For that reason, you can have plenty of time to make adjustments before the market gets too far away from you. Though it’s very hard to time the market, the only certainty is that there is a crisis coming. Jake is a data machine and a data cruncher.  He does private equity real estate and is currently investing in the secondary and tertiary urban core. He believes that there’s urbanization of downtown America everywhere. Jake looking forward to the next recession so focus on reflecting debt, and putting an opportunistic fund right now.   Believed in yourself. There’s no one better and smarter than you. Don’t be afraid to take action. Go, invest, and learn more.
