Twenty-two lessons from 2022 you don’t want to forget
2022 was an extraordinary year, wasn't it? And for most of us, it's also been a return to our daily lives of family, work, leisure, and vacations. However, looking back to this time last year, who would have thought that we would have 8 interest rate rises in as many months, that inflation would be rampant, or that there would be a war on the other side of the world that would last for almost a year? Nobody could have foreseen all that’s happened, including the severe slump in consumer confidence because of all the economic uncertainty or that the coronavirus keeps lingering. But as we’re now well into 2023, I can’t help but reflect on what Australia as a country has accomplished and what I’ve achieved personally, what I’ve overcome, and the lessons I want to carry with me into this New Year. Here’s why the property markets may have already bottomed, with Stuart Wemyss
Have their property markets really bottomed? Well, that's a brave call made by my guest today, Stuart Weymss. If you think about it, this time last year, the property market was running full steam ahead, consumer confidence was high, and you could still get a fixed mortgage rate with a 2 in front of it. What a difference a year makes. The Reserve Bank of Australia began lifting the cash rate in May in response to rising inflation and hasn't stopped since - enacting the fastest series of rate hikes since the 1990s and sparking a dramatic turnaround in property values. As the property market edges toward the end of 2022, prices have fallen by around 7% overall, but by more than 10 percent in selected areas; fixed-rate mortgages start from 5 percent and buyers can afford to borrow far less than they could a year ago. So how much further are our property markets going to fall? Why not invest like Warren Buffett? (Summer Series)
What would Warren Buffett say about how I approach my property investing? And why do I even care? Well… Buffett who is 90 years old is consistently ranked amongst the world’s richest people, is arguably the most successful investor of the 20th century and has an estimated net worth of $107 Billion. This means, he’s earned (on average) over $11 million each and every year of his life, which is thousands of times more than the average worker in Australia earns. Anyway… I think he’d be impressed with how I invest because there are some similarities in our investment philosophies.
