[332] Essential Traits: Why You Need to Be a “Visionary”
I just wrapped up an awesome podcast episode with Gino Wickman on Tuesday. And one of the things he shared really hit home for me…Gino talked about the “6 essentials traits” every entrepreneur MUST have.(Without these 6 traits, it’s very hard to succeed at running your own business.)These traits go deep. They aren’t surface-level skills you can pick up from a self-help book. They’re innate. They’re core to who you are.And they’re absolutely critical to success. But when I first got into real estate investing more than 5 years ago, I didn’t know anything about these “traits.”I didn’t know what it meant to be a “visionary,” for example. And I’m sure I’m not the only one.I know a lot of investors are hearing this stuff for the first time right now…And it just so happens that there are 6 incredible entrepreneurs on the 7 Figure Flipping board of directors who are shining examples of each of these characteristics Gino talked about. So over the next couple weeks, I’m doing something special.I’m going to sit down with all 6 of these guys and gals to dig into what these essential traits are, why they matter, and how you can apply them on your own entrepreneurial journey.Let’s start with the “visionary” trait. In today’s episode of the 7 Figure Flipping podcast, I’m bringing on one of the most visionary people I know. His name is Adam Rae.Adam is kind of the “Elon Musk” of real estate investing. He’s been on the podcast before……but this time, we’re entering some uncharted territory. We’re breaking down what it means to be a “visionary” leader and how Adam has honed and developed this trait into a superpower over the course of his life. The story starts when Adam was 10 years old…And it involves a bunch of old golf balls…Links & ResourcesIf you missed my interview with Gino Wickman where he introduces these 6 essential entrepreneurial traits, check it out at 7FigureFlipping.com!Ready to accelerate your house flipping or wholesaling business? [331] Do You Have What it Takes to be a Real Estate Entrepreneur? Interview With Gino Wickman
A lot of real estate investors fail. They burn out. They quit. They lose money.I’ve seen it happen again and again. And the #1 reason these things happen……is because they don’t understand what it REALLY takes to be a successful entrepreneur.I’m not talking about things like having money or time or knowledge or connections.(Anyone can get those things.)I’m talking about something deeper.Your mindset. Your personality. Your fears. Your beliefs. The decisions you make. These are the things that will lead you to success… or to failure. But most investors are flying blind when it comes to this stuff…So let’s talk about it.I just finished up recording a podcast episode with Gino Wickman, author of the bestselling book Traction and arguably the most impactful business success expert in the US today. He’s a master at helping entrepreneurs go from “struggling” to “rock star.”And in this episode, he’s breaking down…Why some entrepreneurs succeed while others fail…The 3 parts of the entrepreneurial “leap…”The 6 essential traits you MUST have if you want to succeed…8 critical mistakes that will KILL your business…How to find out if you have what it takes (and what to do if you DON’T)……and more.Listen in now!Links & ResourcesGino’s latest book, “The Entrepreneurial Leap,” is a master class on everything we’ve talked about in this podcast episode (and more). [330] How Philip is Doing 100 Deals Per Year With SMS, Voicemails, & Other Marketing Hacks
Philip Blake Porter did almost 100 deals last year. And a lot of those deals came from “overlooked” marketing channels.I say “overlooked” because I know a lot of real estate investors AREN’T using these strategies.I’m talking about things like…SMS marketing (text messages)…Ringless voicemail…Cold calling……and so on.The investors doing this stuff are getting in front of sellers faster…They’re landing deals other flippers and wholesalers are missing…And they’re tapping into higher-quality lead sources.Philip is one of the best marketers I know.So I asked him to join me on the 7 Figure Flipping podcast today to share his secrets on SMS, voicemail drops, and more. This is one of the most gold-packed interviews I’ve ever done.If you’re looking for some simple but powerful ways to get in touch with more motivated sellers, this is for you…Listen in now!Links & ResourcesTo learn more about flipping and wholesaling houses, join our free public Facebook group, “7 Figure House Flipping and Wholesaling!”Philip is a member of the 7 Figure Altitude mastermind group. [329] How Natalie’s Mindset of Perseverance Helped Her Fight Cancer (And Win)
Today’s episode of the 7 Figure Flipping podcast is a bit different. There’s a lot of fear and uncertainty in the world right now…So today, I want to share a message of hope. One of my best friends from high school, Natalie Hennes, went through something that shook her world a couple years ago…She’s always been a stellar athlete. In high school, she played soccer and basketball and ran track.Later she worked in sports marketing and coached soccer, and got into personal training. In the summer of 2017, she was in the best shape of her life—eating well, exercising, coaching, and training. Then, out of nowhere, she was diagnosed with oral cancer.Oral cancer is one of the more dangerous forms of cancer. On average, it has a 40% fatality rate.Within a matter of days, Natalie found herself fighting a battle she never imagined she would face.I asked her to share her story on the podcast today, for a few reasons…First, everyone is going through something. Knowing that others have fought battles (and won) gives us the courage and the inspiration to push through.Second, you can take the lessons from this episode and apply them to anything in your life, including the challenges you face in your business. And third, most importantly……one of our 7 Figure Runway members was recently diagnosed with cancer.I want him to know we have his back and we’re supporting him and thinking of him.I want this episode to serve as a lightning rod for the 7 Figure Flipping community to build each other up now and in the future. That’s what families do.So with that said, let’s dive in to Natalie’s story of perseverance…Links & ResourcesNatalie recently shared her story on YouTube. [328] How to Get 100% Private Funding For High-End Flips ($500k and Up)
Sheri got into real estate investing by accident. She owned a home but had to move, so she rented it out. That got her hooked on the idea of making money in real estate. But she lives in Southern California……where home prices are pretty steep.Sheri was determined, though…So she became something of an expert at raising private capital to fund her flips.I asked her to join me on the podcast today to share how she does it.Our conversation gets into things like…How she did her first rehab in 12 days…How she grew from 3 deals per year to 14 houses per year in 2 years…Why she DIDN’T accept $600,000 in private funds one potential lender…What happened when she lost money on a house…Where her private money is coming from (mostly all 1 method)…How she closed a $720k seller finance deal that should net $200k profit…Why she now has complete confidence that she can fund any deal she gets……and more.I’ve put out a few episodes recently on “raising money.”And I’ve focused on this topic for one simple reason…Every day, I get multiple messages (from new and experienced real estate investors alike) who tell me they’re “stuck” because they’ve run out of money. My goal these past couple weeks has been to show you how to break through that obstacle. There’s a ton of money out there…It’s just a question of understanding how to put it to work for YOU.With that in mind, let’s dive in to my interview with Sheri…!Links & ResourcesSheri is a member of the 7 Figure Altitude group. I’ve brought a few of our members on the podcast recently… and one thing I always ask is “What made you decide to join?”In Sheri’s case, she just renewed her membership for a second year. And her reason for staying? “Learning how to do things faster, better, more efficiently,” she says. That’s just part of it… she shares more in the episode. If you’re interested in joining 7 Figure Altitude, I invite you to fill out a short application and we’ll talk and see if it’s a good fit. [326] Flip 4 Houses Per Month Using NONE of Your Own Money (Here’s How)
Less than 3 years ago, Brandon was working 100 hours per week doing medical device sales. He had always been interested in real estate investing……but he wasn’t sure where to start. Then he got laid off from his job unexpectedly. And he figured it was time to make a change. There was just one problem…He didn’t have enough of his own money to buy and fix up the houses he wanted to flip.At first, this seemed like a huge obstacle. But he made a commitment to himself to earn his first check from real estate within 6 months, and with that deadline in mind, he started taking action.Today, Brandon is flipping 3 to 4 houses per month. He has 8 flips currently in progress. And he’s doing it without using any of his own money. So how did he go from “stuck” to “closing multiple deals every month?”That’s what we’re digging into in today’s episode of the 7 Figure Flipping podcast. On the last episode, I brought on Susan Lassiter-Lyons, one of the top experts at raising private money to fund real estate deals.Brandon followed Susan’s strategy…And after talking to just 20 people, he raised $1.2 MILLION in private funding.I asked Brandon to break down the steps he took to make money a non-issue for his business, and he was happy to share. This is an awesome story… listen in here!Links & ResourcesBrandon has a unique method of finding private money on Facebook. He posts videos showcasing the income his investors are making. To see examples of these videos, check out Brandon’s Facebook profile here: https://www.facebook.com/brandon.cobb.3950!If you want to raise private money the same way Brandon did, get a copy of the book “Getting the Money” by Susan Lassiter-Lyons on Amazon!Brandon is a member of 7 Figure Altitude. He renewed his membership not long ago… and as we talked, I asked him why he chose to continue in the group. He said, “If you could surround yourself with people who’ve already made all the mistakes, and learn from them so that you DON’T have to make those mistakes, what would that be worth?”The answer is going to be different for everybody… but for me (and for Brandon), it’s a no-brainer. This is the power of a mastermind group. You get to skip years of trial-and-error. You get to skip the big “risks” of trying to figure everything out yourself. And you get to learn what’s working (and what’s not) from the guys and gals who are already doing it.If you’re an experienced house flipper or wholesaler and you’re ready to scale your business, head over to 7FigureAltitude.com and apply to join!Like what you hear? [325] How to Raise $250,000 in Private Money in 30 Days: Interview With Susan Lassiter-Lyons
When I first started flipping houses, I didn't have any money. So I did what a lot of new investors do…I found a “joint venture partner.”This guy had some money and wanted to put it to work. So we teamed up.He supplied the funding, and I did all the “work” of finding the houses, getting them under contract, managing contractors, keeping the projects on time and on budget, and then selling the houses. We split the profits 50-50.This arrangement was fine for a while……but I was putting in a lot of long hours. And my JV partner didn’t have enough funds to pay for multiple projects at a time.I needed to raise more capital. But I had no idea where to begin. Then someone pointed me toward a book called “Getting the Money,” by Susan Lassiter-Lyons.And I can honestly say that getting funding has NEVER been an issue for me again.I’ve probably given away 100 copies of this book since then. It’s a game-changer.And today, I’ve invited Susan Lassiter-Lyons onto the podcast to share her story and her advice for real estate investors who need funding. This is one of the most powerful conversations I’ve ever had on this show.Susan is digging into stuff like…The #1 biggest constraint in her real estate investing business…How she tried (unsuccessfully) to get money from banks…The one thing that was eating into her profits the most…How to structure your pitch (when you’re first getting started)…The questions you should ask when screening a private money partner…The 3 types of people you should approach for money…The timing of WHEN you should work on raising capital…The 2 components of a successful money pitch…Why it’s important to just “be yourself” (and what that means)…The “low hanging fruit” of private money…How to make it so money is NEVER a limiting belief again……and more.If you’ve been struggling to come up with capital to fund your flips, this is for you.Let’s dive in!Links & ResourcesIf you want to raise a TON of private money fast, there’s only one book you need… grab a copy of Susan’s book “Getting the Money” on Amazon. You can also check out her work at SusanLassiterLyons.com!Like what you hear?
