$100,000 Profit on a Real Estate Deal with Jay Conner, The Private Money Authority

First lesson: How to find this type of deal? You need to have a Bird Dog. What is a Bird Dog?A Bird Dog is someone that you have who rides around town looking for sale by owner signs or signs of distressed property. They then take a picture of the sign, the property, and take notes of the address and other important details.Through that, you can now find out the information about the property such as the name of the owner then start reaching out to them. In this particular story, Jay’s bird dog sent him a picture of this property with a phone number on the for sale sign. Then, Jay forwards the details of the property to his “acquisitionist”.An acquisitionist is in charge of talking, negotiating, and getting information on the properties initially before Jay gets involved in looking at the numbers. Through Jay’s acquisitionist, they learned that the selling price of the owner for this property is $299,999. In addition, the owner specifically said that she will not take any offer that is less than the said amount.The next step, get your realtor to calculate the after repaired value of the house. Now, Jay’s realtor prepared the Comparable Analysis of this property and the after repaired value that came out is $350,000.The difference between the seller’s asking price and the ARV is only $50,000.What comes next? Jay bought this house 3 weeks ago and they are already finishing the rehab next week.First the numbers: he bought this house for $266,000, with a rehab cost of $20,000.The After Repair Value (ARV) is $375,000.Let us pretend that Jay did not buy this house yet. Here is the possible Maximum Allowable Offer (MAO) for this house, $300,000.00 minus repairs of $20,000 will be a total of $280,000 for MAO.But sometimes there are also some unexpected repairs that you did not count on. So to cover this Jay always prepares a buffer of $10,000. By doing this, it will give him the most decent amount that he will pay. So the amount now that Jay would almost pay is $270,000.But how much did he actually pay?Yes, $266,000! How to Buy Properties Subject to the Existing Note

This method of buying properties sounded impossible!When I say “subject to,” I mean buying a home, or any property, subject to the existing mortgage. In short, I buy a house from a seller, the deed is transferred into my entity's name, and I agree to make the seller's mortgage payments. However, the mortgage stays in the seller's name until I sell the property to a new buyer.There are plenty of reasons why I buy properties subject to the existing note, but who would be willing to sell me their house while still being responsible for the mortgage? For a seller, it sounds like a big risk. Where's the guarantee that I will pay their mortgage that remains in their name?When I first started talking to potential sellers about buying their properties “subject to,” I quickly learned that it was my motivated sellers who were willing to take me up on the offer.Who is my Motivated Seller? After many years of buying properties “subject to,” I've learned how to review a seller's property information sheet and quickly determine if it is a possible “subject to” deal.From my experience, the strongest candidates for “subject to” are sellers who are currently behind on their payments. Recently, I bought a house “subject to” from a seller who was four months behind on their payments. If the seller has a mortgage, I talk to them about selling subject to the existing note.In order to buy a property “subject to,” there has to be a current mortgage in place.
