Did you know that as the note holder (or bank) you actually have the right to request information from the utility departments on a note you are looking at buying? It's important to know if the power, gas, or water are on inside of a property to help you determine if it's occupied. It will also help you determine your next course of action on whether you need to winterize and secure the property once you close or start negotiations with the borrower or tenant.
