Tommy started in real estate by wholesaling and flipping houses while he was in his young twenties. Tommy was a hustler but faced a six figure loss on his first flip. Rather than getting discouraged and pivoting from real estate, he didn't let that setback discourage him and continued to learn and grow. 

Alongside his 150+ flips and many more wholesales, Tommy also built a rental portfolio by house hacking and leveraging his wholesaling business. He scaled his business by acquiring properties from his own wholesaling company. Tommy's story highlights the importance of perseverance, continuous learning, and leveraging different strategies in real estate investing. Harr discusses the benefits of vertical integration in real estate investing, which allows for greater profitability and the ability to engage in wholesaling, flipping, and long-term holding.

Tommy emphasizes the importance of building a real estate business and using active income to fund the acquisition of rental properties. He also shares his philosophy of using real estate to create financial freedom and build a legacy for his family as well as the power of networking and leveraging social media to find deals and raise capital. Tommy ends by providing insights into the Burr method and the importance of rate and term refinancing.
