The 2008 Real Estate Crash Taught Me This. Here's What I Do Differently Now.

Stuart Heath built a real estate portfolio on debt, leverage, and banker approval — until 2008 wiped it out. Now a CPA with 40 years in the market, Stuart runs Harvard Grace Capital with a radically different philosophy: boring stabilized properties, 12 months of cash reserves, fixed-rate debt only, and cash flow from day one. In this episode, he explains exactly what that looks like — and how passive investors can spot the red flags in proformas before they commit.

This is not a "real estate is great, here's how to get rich" episode. It's a "here's what actually works after you've been through a crash" episode — from someone who lost everything and rebuilt it smarter.

Here's what we cover: - How Stuart built a portfolio on 100% debt in 2005–2006 — and what happened in 2008 - Why 12 months of interest reserves in every deal changes everything - Stabilized cash-flowing properties only — no development, no value-add rehab - Fixed-rate debt only: why he locked in 3.25% for 10 years when floating looked tempting - The 70% LTV cap — why real equity makes deals safer and easier - Cap rates explained: how to use them to evaluate any commercial deal - The proforma red flag: going in at an 8 cap but projecting to exit at a 6 - How operators manipulate IRR with entrance and exit cap rates - "Figures don't lie, but liars figure" — how to protect yourself - Value-add vs. professional management: what Stuart does instead - Asset classes he's most excited about: medical office, suburban office, industrial - Why multifamily doesn't pencil for day-one cash flow right now - Free book: "Don't Do What I Did" — 10 biggest real estate mistakes

If you're a passive investor evaluating real estate deals — or you've been burned by value-add promises — this episode gives you the framework to tell a great operator from a risky one.
